This unit has been updated with new kitchen cabinets, Curava counters, Bosch refrigerator and dishwasher. New laminate floors throughout the living area, kitchen, lanai and bathrooms. Both bathrooms are updatedwith new vanities, counter tops, and laminate floors. The living area offers a 42 smart tv with cable. The kitchen has both a Kuerig and standard coffee maker, toaster oven and crock pot. Primary bedroom has a king bed, walk-in closet and bay view. The master bedroom has a 32 smart tv with no cable. Master bath has a walk-in shower with built-in seat. Guest bedroom #2 has a queen sized Murphy bed. This guest bedroom has a 32 smart tv with no cable. Guest bedroom #3 sleeps 4 with twin size bunk beds and twin size trundle bed. Bottom trundle wheels out and raises to full height by quickly and easily lifting the legs. May use separately or arrange side-by-side for a king bed. This room has a 12 smart tv with no cable. Guest bathroom has a bathtub/ shower combo. Lanai has and amazing view of Little Sarasota Bay and a great place to relax and enjoy the most beautiful sunrises.

Sunrise Cove on Siesta Key features amenities such as (2) Tennis ball courts, (4) Pickleball courts, (49) boat dock slips for a small fee, Fitness center, Game room with billiards, library and ping-pong, on-site management and maintenance, 70ft large temperature controlled lap pool, 40ft heated pool on the south end of the property, picnic area on the bay, (2) grilling areas, one of which is behind the cabana of the lap pool on the bay. At Sunrise Cove on Siesta Key we have taken great care to ensure that each unit is fully furnished to create a home away from home that will ensure the best stay possible. Aside from the unit coming fully furnished the following items are left in the unit at check-in:

Each unit comes fully equipped with necessities, including the following:

CANCELLATION POLICY:

1. Early Cancellation: The Advance Payment, less the non- refundable Administrative Fee of $100 and the non-refundable Booking Fee of 5% of the Rent and less all applicable State and County taxes associated, shall be refunded, if written notice of cancellation of the reservation under this Occupancy Agreement is received by the Agent at least ninety (90) days before the arrival date appearing on the attached reservation form. Agent also reserves the right to cancel the reservation at least ninety (90) days before the arrival date by providing written notice of cancellation to the Guest in which event the Advance Payment shall be refunded in full including the Administrative Fee and the Booking Fee. If a Guest provides written notice of cancellation of the reservation under this Occupancy Agreement for any reason after ninety (90) days prior to the arrival date appearing on the attached reservation form and before sixty (60) days prior to the scheduled arrival date, Guest would be entitled to a refund of any amount paid, less the total Advance Payment amount.

2. Late Cancellation: If Guest provides written notice of cancellation of the reservation under this Occupancy Agreement for any reason sixty (60) days or less before the scheduled arrival date, the Guest is not entitled to any refund of the total amount paid. The same applies if the Guest arrives after the scheduled arrival date and/or if your time in the Unit is interrupted for any reason and you leave earlier than your scheduled departure date. Provided however, in the event Agent is able to rent the Unit to another guest for the entire rental period at the same rental fee and cost specified in this Occupancy Agreement, the payments paid by Guest, shall be refunded in full less the non-refundable Administrative Fee and the non-refundable Booking Fee. In the event the Unit is only rented for part of the rental period, a prorated refund will be made based on the portion of the canceled occupancy period that was paid for by another guest. IT IS RECOMMENDED THAT THE GUEST OBTAIN TRAVEL INSURANCE WHEN THE RESERVATION IS MADE IN THE EVENT THAT YOU MUST CANCEL.

3. VRBO Booking Fee: VRBO charges an 8%-12% Booking fee at the time of booking through their platform that is non-refundable. Please take note of the fee applied by them at booking in the event of cancellation.
