This two bedroom, two bath gulf front condo is located in the heart of Destin (downtown Destin) and has a lot to offer! Bask in the sun around your luxurious gulf front pool with outdoor hot tub. Sterling sands also has a full fitness facility and a covered bbq area.
The condo itself offers two bedrooms and two full bathrooms – the master bedroom has a King size bed, while the guest bedroom comes equipped with a cozy Queen bed. There is a Queen Sleeper Sofa in the living room. Room 312 offers a full kitchen dining space and living room all of which have great gulf views! The icing on the cake is your private beach front balcony!
When choosing your next beach vacation destination, nothing beats the beautiful white sand beaches, emerald green waters, and abundant activities Destin, Florida has to offer. Destin’s harbor district is located at the intersection of the Choctawhatchee Bay and the gulf of mexico. This makes downtown Destin an ideal location for boating activities of all sorts. Since so many boats travel into the Destin harbor after a day of fishing, you can expect our dining establishments to have the freshest gulf seafood possible. Destin’s harbor district offers all sorts of activities from amusement parks, a water park, boating, fine dining, and of course the beautiful beaches and magnificent views that make this area spectacular.
Considering Destin refers to itself as “the world’s luckiest fishing village”, you can count on finding some of the best fishing Florida’s gulf coast has to offer. If you aren’t a fisherman, there are jet ski rentals, dolphin cruises, snorkeling adventures, private boat rental, pirate ship cruises, and pontoon rentals as well. Pontoon rentals are ideal if you would like to spend the day with the family at crab island. This is a roughly three feet deep area near the entrance to the bay where one can anchor their boat and relax in the shallow water for the day. Staying in downtown Destin will give you easy access to all the wonderful boating activities the region has to offer.
If the children or the adult in all of us are looking for a place to be entertained for the day, downtown Destin offers two wonderful amusement parks. Big kahunas water-park is a great place to go cool down for the day. If you tire of the water-park, they also have a putt putt course, and two go-cart tracks. Right down the street from big kahunas is the track amusement park. The track offers several go-cart tracks, an arcade, bungee jumping, bumper boats, and another putt putt golf course for the whole family to enjoy.

*Personal beach umbrellas, tents, and canopies are not permitted. Umbrellas can be rented through the onsite beach service.
*Sterling Sands is a smoke free environment with smoking prohibited in all common areas, including the pool and pool deck, beach, walkways, elevators, and unit balconies. The designated smoking area is located at the front entrance of the property off Highway 98.
*Subject to the HOA's discretion, the community pool is typically heated year-round.

Property listed as 2 bedroom but second had no closet and bed shoved against wall and chest of drawers. No extra blankets. No kitchen basics like salt and pepper. Dishwasher needs attention. Clock on wall doesn't work. Cracked floor tile in kitchen. living room chair needs replaced.
We loved the location, access to the beach, and pool. This property was in a perfect location along Highway 98. The unit was not cleaned and did not appear to be very well taken care of… The furniture and some of the fixtures were broken and the floor was filthy.
Great and safe area and beautiful view from this unit. The building is well maintained. Our unit could use a deep cleaning but it had everything we needed. A little mishap with our bracelets was immediately fixed. The shower didn’t work and they had it fixed within an hour. We would definitely return!
Overseeing the water and within proximity to everything.
This unit is very small and dated. One bedroom you can not even walk around one side of the bed. The living area is sufficient but small bedrooms and bathrooms. Bathrooms not real clean. Some mildew in tile grout and old rusty shower curtain rod. The patio in these units has a glass or clear plastic railing which makes the patio so hot you can't even enjoy sitting out there. It blocks any breeze. Ocean Reef manages this property and they were mostly quick to respond but the HOA office here obviously doesn't like them and so they were not nice or helpful to us at all. We would receive a text from Ocean Reef saying to go to the HOA office for the door code (when we extended our stay) and the HOA office would not give it to us so we were locked out until we were able to get in touch with Ocean Reef directly. In fact the HOA worker was rude a few times. They even made us pay for pool bracelets even though that was supposed to be included in our rental price. Nice pool, nice walkway to the beach. Bottom line if we had actually realized how small this unit was we would have picked something else. Also, the patio rail would be a deal breaker for us (unless it was winter time).
I booked this property for me and my parents for our family vacation. I had my own room and bathroom & they had theirs. It was fairly clean and very well stocked. We also had an in unit washer/dryer. The view of the ocean from our balcony was gorgeous. Ocean Reef allowed us to check in a couple hours early because the room was ready. There are on site elevators that were very handy during our stay on the 3rd floor. The only downside was the beach in front of our condo does not allow you to use your own tent/umbrella & the rental service is expensive. Their umbrellas are enough for one person to be shaded from the sun. One umbrella is $24 per day. That’s $432 on umbrellas for three people for 6 days & that doesn’t include chairs it’s just for the umbrellas. We overall had a great time and enjoyed the public beach we went to. It wasn’t too packed this time of year. If you don't mind spending some money on the umbrella and chairs, then this is for you. If you have equipment and want to use it, I’d recommend elsewhere. We ended up driving to a public beach everyday which defeated the purpose of getting a beachfront condo so we most likely won’t get this room again
Overall it was a great location and enjoyable beach access. Inside the apartment the couch was very old and smelled bad. The couch definitely needs to be changed. Also the ac needed to be looked at as it did not cool the place like it should. The glasses were on window were not clean.
We visit Destin every year and this was our first time staying at this property. It will also be our last. You have to pay for wristbands that allow you to use the pool and gates on the property. You will get reprimanded by “security” and not allowed to pass through if you don’t have your wristband. No drinking of anything within 4 feet of the pool was strictly enforced during daylight hours. The door to our room was left open before we arrived, and the room was not cleaned properly prior to our stay. I visited the HOA office to make sure we had everything we needed. They rudely explained I didn’t and acted put out for having to assist me. While I was filling out the paperwork they needed, one of the cleaning ladies was complaining to the office manager about mildew in all the rooms and that it’s not her responsibility to clean mildew, and the person whose responsibility it is, isn’t taking care of it. We were in the elevator with a couple who thought they had bed bugs in their room. We couldn’t wait to be done with our trip and actually left a day early. I hate to rate this poorly because I don’t feel it’s necessarily the unit owners fault… but someone needs to fix the issues and hire staff that likes the hospitality industry. Speaking with other guests, everyone had the same experience with them as we did, and not a single interaction was even mildly pleasant. They ruined our stay.
It was just my husband and I so it was very simple and uncomplicated. We would not bring kids there bc the glass on the balcony looks like it’s about to fall out and kitchen was not well equipped. The kitchen faucet leaked really bad and ruined the paper towels. So just needs some attention to fix a few things. Other than that the view is beautiful and it was very clean. We had a great time.
Nice condo, up close to beach/ocean, quiet, close to everything, the only complaint is that beach chair rental company takes up the entire shoreline & you are “not allowed” to sit anywhere in front of the rental chairs if you brought your own chairs. I felt like I wasn’t important enough as a guest to have this option.
