University Heights is one of San Diego`s most trendy and fun neighborhoods with tons of great local coffee shops, and restaurants. Centrally located, this is one of the most desirable places to live for locals.

Not only are we cleaning and sanitizing all surfaces more carefully, but we have also extended the gap between every stay to be a minimum 24 hours as an added safety precaution during these times!

Please note that there are 2 master bedrooms + 1 extra bedroom, and 2.5 bathrooms, but both of the full baths (that have shower/tub) are located inside the two master bedrooms. The third bathroom, located outside of any bedrooms does have a toilet, but no bathtub or shower.
Please see our auto-reply that is sent to you immediately after you make a reservation as it will require a response within 24 hours. We may also require your e-signature for a rental agreement, and a link to that agreement will also be provided in the same auto-reply.

GENERAL
Standard check-in time is 4 PM and check-out is 10 AM. We thank you for not smoking and not bringing any pets onto the premises.

Please ensure that the total number of guests you specify in your booking is accurate, including all infants and babies of all ages, and let us know if that changes. We will only accommodate those guests specified and no more above and beyond that number, especially due to municipal codes regarding occupancy.

NOISE & GATHERINGS
Due to the residential nature of our neighborhood and out of respect for our neighbors, we have a strict policy against social gatherings or any other loud/disruptive activities, especially after 9pm. This also means no visitors (anyone not already accounted for in the booking and already staying here) at any time. Our property manager lives nearby and he’s had to ask guests to leave in the past for throwing parties.

OCCUPANCY
Please note the maximum occupancy and number of bedrooms specified in this listing. The maximum number of guests, including all infants and children, shall not exceed this number at all times.

SAFETY
There may be cameras present on the exterior of the property. Please see the listing for further details. Cameras must remain clear and not be tampered with or blocked in any way.

STAYS LONGER THAN 30 NIGHTS
The booking site does not have a mechanism for recurring charges, but as a benefit to both us and the guest, we do require a recurring cleaning of the unit to be scheduled once every 2-3 weeks at an additional cost equal to the original cleaning fee each time, and this would include cleaning of towels and linens. This is charged separately for each individual cleaning.

FURNISHINGS
Moving existing furniture out of the apartment or new furniture into it without consent of the host is strictly prohibited. Moving large furniture within the apartment from one room to another is also prohibited as our housekeeper may not be able to physically move it back once you depart.

PARKING
Parking details are specified in the Amenities section of this listing. If there is no reserved parking, please observe all posted parking restrictions when utilizing public parking.

TRASH & RECYCLING
Use blue bins for recycling, green bins for food waste, and black bins for everything else.

INFANTS & BABIES
If our space is listed as child-friendly, it’s because we’ve had many families with infants request to stay. While we’re happy to host those groups, please note that we do not provide cribs, pack and plays, or infant bedding, so plan accordingly if needed. However, if our space is listed as not suitable for children under 12, that means we are unable to accommodate young guests for safety or comfort reasons.

COPYRIGHT INFRINGEMENT
We are pleased to provide you with internet service during your stay. By utilizing our internet connection, you agree not to download, share or otherwise use others` copyrighted content, such as movies, music, computer games or television shows without proper authorization

OTHER
We understand that accidents happen. If anything breaks during your stay (e.g., a wine glass, photo frame, vase), please let us know right away so we can clean it properly for the next guest. We generally don’t charge for small items or decor, so don’t hesitate to reach out.

We trust your stay will be a pleasant one, and we would be grateful if you would consider leaving a positive review following your visit. Should any concerns arise during your stay, we encourage you to contact us directly so we can resolve them promptly.
Please note that, in line with Airbnb’s policy prohibiting compensation in exchange for reviews, any courtesy refunds will be issued 14 days after checkout.

If a guest violates these house rules, an incident management fee of up to $500 may be charged to cover the administrative time, travel, and effort required to investigate and resolve the issue. This fee is separate from any additional costs related to damages, extra cleaning, or penalties for specific violations.

CITY REGULATIONS
The City noise limits pursuant to Municipal Code sections 59.5.0401 and 59.5.0501, and remedies available to the City to address and enforce violations, including the issuance of individual administrative citations in an amount up to $1,000 to each guest and to the host. Upon a failure to vacate by the expiration of the occupancy term, guests may be deemed trespassers and may be subject to removal by relevant authorities Pursuant to Chapter 5, Article 1, Division 10 of the Municipal Code, if the police are called to address public peace, health, safety, or general welfare issues, guests may be responsible for the cost of the police response.

    The property is very well located, close to the restaurants and bars in University Heights. There is also a playground about 2 blocks away. We liked the bedrooms and especially liked the water pressure in the showers. There was enough room for our 3 and a half grandson to play in. The property management was attentive to our needs.

    We stayed here during a spring break trip to SD. Comfortable and quiet with all the amenities you would need. Plenty of space to spread out for my wife and our 2 adult kids. Neighborhood is great and the property manager was super responsive to all of our questions. Good Omen coffee shop right at the corner was a great find. Would highly recommend!!!

    The apartment is roomy, clean, and quiet. Great beds every bedroom and a wonderful rain shower in the master bath. We loved the neighborhood and got 3 really good meals in 3 different restaurants in the University Heights area a block away. it's also located just 1 block from Park St. with a direct and easy 10 minute drive to Balboa Park, where we spent several days.

    We had a great stay at this property and it was an ideal location to uber everywhere in San Diego. Host provided excellent directions to access the property and I felt safe arriving alone late at night. We requested a hairdryer during our stay and a brand new one was delivered within a couple of hours. Thanks for a great long weekend!

    A comfortable place. Management could have cleaned the windows and outside area as it was unusable due to dirt. Dryer filter was dangerously full. Kitchen was well appointed but had no cutting board A former review said the hot water was an issue but we had plenty of hot water for showering. The kitchen sink didn’t get hot water tho. Over all a very nice stay !! I would highly recommend I will definitely stay here next visit!

    This was our first experience with vrbo and appreciated so much that because of that reason we were able to communicate with the agent directly. The location is close to Mission and Pacific beaches and no more than 15 minutes from entertainment, shopping and great restaurants. We would stay here again and recommend their service.

    Me, my husband, my sister and her husband had a great stay. We loved that this property had 2 king sized beds, which is what sold me on the rental. Seems very rare to find that! The location was also great, convenient to so many things. The zoo was 7 mins away, and every beach was 15-20 mins away. We would stay again if we ever make it back to San Diego!

    This property was perfect for our visit and close enough to the zoo for us to do a mid-day break with the kids and go back in the evening. We loved the proximity of coffee, ice cream, and restaurants so we were able to walk without loading everyone up into the car! The home was clean and well maintained. The only thing that would take this space up a notch is a little TLC on the patio outside of the bedroom. We would have loved to have somewhere to sit outside and enjoy the beautiful weather; and while there are chairs, it isn't somewhere you would want to sit - yet! This would be a great upgrade so folks can enjoy a cup of coffee or glass of wine outside. Overall, highly recommend staying here!

    Our stay was great! The neighborhood was walkable to lots of restaurants and shops and a quick drive to downtown. Perfect size for 3 of us to have our own bedroom and bath, and the host was very responsive to questions, usually answering within minutes. Place was clean and the check in and out were easy.     This house was the perfect location for me and my family. With walking distance to coffee, shops and restaurants. Short drive to the zoo and other great San Diego attractions. The recently renovated home was clean and beautiful. Will definitely stay here again on our next trip to San Diego.
