- If your group is larger than 4 and/or you need more room, the property is a triplex. Inquire about the rates and availability:
- The upstairs `Music House` is a two bedroom completely remodeled unit that sleeps an additional 5 guests!
- The downstairs `SMB Oasis` is a one bedroom completely remodeled unit that sleeps an additional 4 guests!
- The upstairs `Studio Guest Apartment` is completely remodeled and can only be booked in conjunction with any of the 3 units. This charming and comfortable space can sleep an additional 2 guests!

HOUSE RULES:
**Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host without refund.**
1. No parties, large gatherings or unauthorized guests. Maximum occupancy for this property is 4 people. There shall be a minimum fine of $500 for this violation.
2. No smoking, drugs or illegal substances anywhere on property. There shall be a minimum fine of $1,000 for this violation.
3. Quiet hours 10pm-8am. Be respectful of neighbors and keep noise levels down at night. There shall be a minimum fine of $500 for this violation.
4. Must be 25 years and older to book.
5. No pets allowed on property unless specifically stated in the listing; there shall be a minimum fine of $500 for this violation. If pets are stated in the listing, then the following rules apply: Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No other species allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied.
6. Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time.
7. A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind.
8. No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee.
9. We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances.
10. All reservations are subject to a non-refundable 8% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS)
11. Additional rules may be posted at the property or provided in materials/information at the property.

Rental Agreement

Guest and
Host: West Coast Homestays LLC (“Host”).

THE PREMISES. The Guest agrees to occupy the following residence from the Host.

LEASE TERM. The Guest shall be allowed to occupy the Premises during their confirmed/booked dates (the “Occupancy Term.”) Check in shall be no earlier than 4:00PM on the first date of the Occupancy Term. Check out shall be no later than 10:00AM on the last date of the Occupancy Term or guests shall incur a late fee of $100 for each half hour they are late to check out.

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.

OCCUPANTS. Unless Guest receives Host`s prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of number of guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.

CREDIT CARD AUTHORIZATION. (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU) Guests, excluding Airbnb reservations, agree that a $500 Pre-Authorization will be held on Guest’s provided credit card to be used as a security deposit. By signing this Agreement, Guest authorizes Host to charge the credit card provided as needed to cover any costs incurred under this Agreement. Again, this DOES NOT apply to Airbnb guests.
Credit Card Processing Fees & Cancellations (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU): All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 8% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy.

SUBLETTING. Guest does not have the right to sublet the Premises, in whole or in part, or to otherwise assign, transfer, or convey any rights under this Agreement to any third party. Guest shall not list or advertise the Premises on any platform or service, nor accept any compensation from any third party in connection with occupancy of or access to the Premises. Any unauthorized subletting or transfer of occupancy rights shall constitute a material breach of this Agreement, entitling Host to immediately terminate this Agreement without refund and to pursue any other remedies available at law or in equity.
NO TENANCY; VACATION AND HOLDOVER. Guest expressly acknowledges and agrees that this Agreement creates a limited license to occupy the Premises for the Occupancy Term only, and does not create a tenancy, leasehold interest, or any other possessory right in the Premises under California law or any other applicable law. Guest is a transient occupant and licensee only. No landlord-tenant relationship is created by this Agreement, and Guest shall not be entitled to any of the rights, protections, or procedural requirements afforded to tenants or lessees under California law, including without limitation any notice requirements under the California Civil Code or Code of Civil Procedure. Guest shall vacate the Premises no later than the checkout time on the final date of the Occupancy Term. Time is of the essence with respect to this obligation. Guest waives any and all rights to process, notice, or judicial proceeding as a condition of removal upon expiration or earlier termination of this Agreement, to the fullest extent permitted by applicable law. Upon expiration or termination of this Agreement, any continued occupancy by Guest shall be deemed a trespass, and Host shall be entitled to pursue all available remedies, including immediate removal of Guest and Guest`s belongings from the Premises without further notice.

    Excellent location near the beach. Great patio and very clean. My wife and I stayed 2 nights with our 18 YO son. We loved the fact that the unit had a Keurig, but it needed to be descaled. The only negative was the first night sounded like the neighbor above us weighed 400 lbs and was pacing the room at 12:30 am. Very rude. The second night was quiet. We'd highly recommend this unit.

    The property was exactly as advertised and perfect for our stay. Things to note: It is directly in the airport flight path (SD has overnight no fly restrictions so that helped) and the street light is bright as someone else mentioned. The trash truck is also quite loud and came very early in the morning on trash day. Ear plugs and a sleep mask took care of most of those issues though. On our last night there were people in the unit above us. As with most ground level units, we could hear all their footsteps and the dragging of furniture across the floor - this did wake us up even with ear plugs. The garage is a tight fit but worked for the compact SUV we rented. The intersection is pretty busy and people do not stop at the stop signs so be careful with little kids. There are only a few restaurant options in walking distance and the corner market is expensive. We stopped at Grocery Outlet. Their prices were good and fruit was fresh. The beach wasn’t crowded and the unit had beach chairs, boogie boards, toys and an umbrella. There wasn’t anything that we needed that was not provided. The outdoor shower was a huge bonus. It was chilly during our stay so the fire table was nice to have so we could sit outside in the evening. The beach was clean, had plenty of attentive lifeguards and police patrol. The proximity of this property to the beach and South Mission in general was a winning combination! We would absolutely stay here again.

    Lovely little beach spot! Our family of 4 stayed here for 5 days. Location was great - steps from the beach and the bay. Four. Our favorite little coffee shop to walk to each day. So close to Belmont Park with lots of activities and restaurants. The apartment had everything we needed. Nice quality beach chairs and beach towels too! The parking spot was key, as parking in that area can be tricky. Would def stay here again!

    My partner and I had a lovely stay in this condo. The place is nice and clean with all the amenities we could’ve needed. It was so nice to be just steps from the beach for morning coffee and to watch the sunset every evening. The hosts were also very communicative and helpful. Would definitely book again!

    My husband and I stayed for 5 days and 4 nights in this gem of a condo. It is beautifully appointed with updated appliances, A/C, beach chairs, umbrella, sand toys and boogie boards for the littles (up to age 8). The outdoor area was a big draw for us and did not disappoint. We ate dinner every night outside at the table with the fire pit, which is a lovely touch. You can see the ocean while you are sitting at the table. Location is so close to the beach that you can leave your shoes at home. The only downside was that the bed was quite worn. The right side of the bed had a dip in it and was significantly lower than the left. My husband had a hard time adjusting to that, but ultimately figured it out. Hopefully the owner will replace the mattress. With the mattress replaced, this place would be a perfect 5 out of 5 and we would definitely return.

    This was the sweetest little beach house across the street from the beach. As a mom traveling with her 3 kids, I felt so safe. The garage was a tight fit, but our Jeep Grand Cherokee did fit with some finagling. Pretty nice to have an enclosed parking spot. Steps from the beach, toys, chairs and umbrellas included, the bonus were the boogie boards. We had the best time and would love to stay again. Thank you for hosting us!
