BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

• NO SMOKING: All properties are non-smoking.

• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

• PARKING PASSES: 1 parking pass included - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

    We loved this condo! It was clean and the perfect set up for our family of four. We loved that we were on the first floor and the pool was right outside our patio doors. We still had a view to the beach as well. Wonderful stay!

    Love the condo. Location to pool and beach outstanding. The sliding glass door would not lock. Called maintenance but they never came. So the whole time we were there it was unlocked. Thankfully we felt secure that there are honest people staying there. We enjoyed our stay.

    I've never had a condo on the bottom floor which you can walk straight out the back door and out to the beach. That convenience really made everything else about the trip amazing.

    Overall great trip. It was right next to the pool which is why I booked this and just a few steps from the beach. Kids could run from the pool inside to get snacks or go to the bathroom and I could still see them which was great! The couch and appliances in kitchen were updated since listing photo and look great/stainless steel. Loved that the freezer made ice!!! Cons: I’m pretty relaxed and the location was more important then a perfect spotless rental but if you are more particular…. master bath clogged a bit when showering and the master bedroom mattress was dipped in the middle and had no support (other reviews mentioned this as well hopefully they replace soon). The site advertised that the kids bedroom had a trundle under the twin which it did not. My kids were disappointed but worked out the sleeping arrangements fine. The kids bedroom pillows were pretty old and well used . We also had a hard time getting in and no one would answer the phone numbers we were given. Thankfully the security guy called someone and reached someone for us. They had to give us a new code for the door and it was fine after that but a little frustrating start when you have driven 10 plus hours and just unpacked everything outside the door but cant get in. Cleanliness in general could have been better. There was food particles in the fridge and when we cleaned up and checked under the furniture it looked like they hadn’t hadn’t been cleaned in a while.

    The whole condo needed help. The pictures on the internet looked fine but in person it was in sad shape. The couch was covered in stains. There was one lamp in the den and it didn't work. The volume in the tv didn't go high enough to understand. The kitchen had not been cleaned thoroughly. And there was hair in the bathtub. The kitchen wasn't adequately stocked. No cutting board. Hardly enough bowls or plates. The lamps shades were frayed and falling apart. The bathroom rugs were stained. The outdoor furniture was rusty. The code for the gate to go to the beach only worked from the inside so when you came back from the beach you had to reach around and type in the code upside down which is hard when your hands are full of beach things. I was completely disappointed.

    Wonderful location for a young family. Grandparent who hosted daughter and 3 granddaughters under 6 years old. Ground level perfect. Clean unit. 1 major issue: communication indicated $30 per car for parking permit. On arrival the rate was $50 per car. Stayed 3 nights, so already paying higher fees per night than if a week stay. $50 to park for 3 night. Snowbirds staying 1 month pay $50 per car. Parking rate should be $7-10 per night. Two other comments: master bedroom king size bed has serious slump toward the middle and should be replaced, Outside patio furniture very rusted and dated. Courtesy wagon to take items to the beach was great with the kids.

    We absolutely loved this property and plan to come back. It is ground level, 1 min walk to the ocean, the pool is right outside the back patio. Beautiful view of the sunrise from the unit. Our kids were happy with Netflix/Disney + options for downtime too. The unit had plenty of sand toys and a wagon to haul it to beach. It’s not a super fancy unit but we didn’t need that, we needed ease and convenience. We were earlt and called to check in, they gave us a code to get in early. Super nice after all the travel. The beach chairs were broken, just fyi.
