Living & Dining Area

Enjoy an open floor plan with a large comfortable sectional, accent chair, coffee table, Roku TV for guest streaming access, and a cozy gas fireplace. The dining table seats 6, and the private balcony off the living room offers additional seating.



Kitchen & Laundry

The kitchen is fully stocked with dishes, utensils, cookware, bakeware, updated appliances, dishwasher, full-size refrigerator with water and ice dispenser, microwave, stove, blender, toaster, and electric countertop grill. A coffee bar includes both a Keurig and drip coffee maker, with coffee provided. The laundry room and pantry are located off the kitchen with a full-size washer and dryer for guest use.



Primary Bedroom

The primary suite features a king bed, office desk and chair, dresser, ceiling fan, A/C, walk-in closet, and ensuite bathroom with sink, large garden soaking tub, shower over tub, and private toilet.



Bedroom 2

Bedroom 2 includes a queen bed, twin bed, nightstand, lamp, ceiling fan, A/C, and walk-in closet.



Bathrooms & Linens

A full hallway bathroom includes a shower/tub combo. Guests will also have access to a linen closet stocked with bath towels and pool towels.



Parking

Guests have access to 1 indoor garage parking space.



Included Essentials

WiFi, A/C and heating, starter paper towels, starter toilet paper, hand soap, dish soap, trash bags, starter dishwasher tablets, washer and dryer, starter laundry pods, Pack ’n Play crib, body wash, hairdryer, bath towels, hand towels, pool towels, coffee, tea, sugar, coffee filters, and creamer.



Community Amenities

Guests can enjoy access to the heated pool and spa, BBQ grills, picnic areas, and fitness center.



~ Guests must follow all of the HOA rules for the community amenities. Rules are posted. 1 key fob is provided for guest access to the pool and fitness center. If lost, replacement fee is $75.



Check-in

-Guests will be able to access the condo with their own personalized access code, this code is sent prior to check-in and becomes active at check-in time and expires at check-out time.





Recording/monitoring device cameras on the property in the front of the house (nest Doorbell) which monitors the front door, and sidewalk. The camera records motion, audio, and video 24/7. Our camera is for the protection of our home. If tampered with, guests will be asked to vacate the property without refund of stay.



The property has an Ecobee connected thermostat. Please note that guests are given a temperature range in which they can adjust the temperature up or down. Tampering with or disconnecting the thermostat will result in the immediate termination of the stay. Likewise, tampering with or disconnecting the router, network equipment, connected door lock, external cameras, ect will also result in the immediate termination of the stay.



This is a NON-SMOKING property. We do not allow smoking or vaping inside or outside of the condo including on the balcony patio.



Please Note: We are not responsible for items left behind at the property. If a guest forgets something, they will be responsible for a $30 handling fee (for our time) plus the cost of shipping to return the item. Thank you for your understanding.



Cleaning ~ we are using up-to-date cleaning protocols as recommended by the CDC and AirBnB. All surfaces of the house are sanitized, linens sanitized, and extra cleaning products are on hand for the guests.

Guest Access:

Guest have use of the entire condo except for the locked supply closet and patio storage closet and community amenities including heated community pool, BBQ grills and work out gym area.



Getting Around:

Safeway (grocery store), Matt's Big Breakfast Restaurant, Zookz Sandwiches, Starbucks, The Collins Small Batch Kitchen Restaurant, Wells Fargo Bank, Keegan's Grill Restaurant, Great Clips, Sushi 32, Drybar Blowouts, Tarbell's Wine Store, First Watch Breakfast Restaurant, Tomasco's on Camelback Fine Dining and more are all within walking distance (5 minute walk of .2 miles) The Arizona Biltmore Golf Club is a 20 minute walk (1.1 miles).



Other Things to Note:

Please note the condo is on the 2nd floor of the building. There is an elevator from the parking garage and the ground level up to the 2nd floor.



Additional rules

By booking this home, all guests must agree to the following House Rules:



-The primary guest must be present. No sub-letting allowed. We prefer the primary guest to be over the age of 25.



-No parties, events or large gatherings allowed. Please respect our neighbors, quiet hours are 10pm-8am.



-The maximum sleeping occupancy of the condo is 5 pre-registered guests and the maximum daytime occupancy is 9 guests (between 8am-10pm).



-Check in time is 4pm and check-out time is 10am. We may be able to accommodate an early check-in or late check-out, this is not guaranteed especially during peak season.



-No smoking of any kind inside the house or anywhere on the property including the balcony patio, no illegal substances allowed on the property. There is a $500 fee if any guests smoke inside the house.



-Per our community HOA, while Marijuana is legal in Arizona, the HOA has strict no smoking Marijuana anywhere on the property including the condo's individual balcony. The HOA will impose hefty and strict fines to the person(s) or the condo's owner. Guests will be responsible for paying any fees associated with Marijuana smoking on the property.



-Swimming is at your own risk, we are not liable for any incidents that may happen in regards to the pool. There is no lifeguard on duty and all guests must follow all of the HOA's posted rules. Failure to follow the HOA rules could result in early termination of your reservation with no refund and or a fine imposed by the HOA. Guests must use the key fob to enter the pool area. If a guest loses the pool fob, they will be charged $75 to replace the fob.



- Per HOA rules, children under 14 must be accompanied by an adult at all times while in the pool area or at the pool. Pool hours are 6 am to 10 pm.



- The Fitness Center is available 24 hours a day. Guest must adhere to the fitness center rules while in the facility and while using the equipment.



-Guest agrees to leave the property in the same general condition it was received.



-Guest will report any damage to the host before check-out, additional charges will apply for any damages that occur.



- Failure to follow the HOA rules could result in early termination of your reservation with no refund and or a fine imposed by the HOA. Guests are responsible to pay the fine imposed by the HOA for broken rules (noise violations, pet violations, disorderly behavior, community property damage ect.

-There is an additional $60 cleaning fee for stay over 14 nights. I will send a separate request via the Airbnb resolution center for the additional cleaning fee.



- Guests are welcome to adjust the temperature within a comfortable range. Please note the AC/heat pump unit is able to be lowered to 72°F for air conditioning and raised to 78°F for heating. Please message prior to booking if you have any questions about the range. Thank you.



-There is security camera on the property at the front door. The camera is used to ensure only registered guests and service providers are on the property. They record motion, audio and video 24/7, if tampered with, guests will be asked to vacate without refund of stay.



Please note the following fees:

Unauthorized party ~ $1,000

Unauthorized pet ~ $300 per pet

Tampering with security cameras/devices ~ reservation terminated with no refund and $500 fee

Parking on properties landscaping or in the yard ~ $300 per vehicle

Disconnecting the pool vacuum or tampering with pool equipment (pool pump or heater) ~ $50 and charge from pool company

Extra cleaning ~ $60 per hour

    Complex is older yet fairly maintained, neighborhood is unsettling after dark. Unit is as described, the clean up requirements are a bit much- didn’t expect to do a load of laundry before departure- no big deal. Host was great, answered check in question after hours. If my husband was traveling with me, I would definitely stay here again.

    This is our second stay at this condo. Condo has everything you need and the pool area is perfect. We like that we walk to Safeway and The Collins restaurant. Underground parking is handy as well.

    We had a great stay at this property. The condo was clean and well appointed. We very much appreciated having the Kurig coffee provided. So many VRBO's have no or too limited basics (such as soap, dishwasher pods, foil, plastic wrap, etc.), BUT this one had all we needed. Very much appreciate this attention to detail by the host. Highly recommend. Neighborhood is great for walking and restaurants. 5 stars!
