Orlando Fun Rentals provides each property with a small starter kit, which includes: One (1) roll of toilet paper, one (1) hand soap, one (1) shampoo, and one (1) conditioner per bathroom; one (1) sponge, one (1) dishwasher soap, one (1) paper towel in the kitchen; one (1) laundry detergent. Additional supplies or replenishments to those listed above will be the responsibility of the guest; one (1) 13 gl garbage bag.

Linens and towels, however, it is the responsibility of the guest to wash them after each use because we do not provide new linens or towels for longer stays.
VACATION RENTAL TERMS AND CONDITIONS

Please ensure you read and fully understand the house rules before checking in. If anything is unclear, please get in touch with us to avoid any misunderstandings.

RENTER REQUIREMENTS: For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit cardholder. The person placing the reservation agrees to abide by the terms and conditions of this agreement and ensures all other occupants stay by these terms. Orlando Fun Rentals LLC only rents to responsible adults over 21.

LIABILITY: Each unit is privately owned. By accepting this reservation, guests assume all risk/harm from using the premises. Orlando Fun Rentals LLC is not liable for any accidents, injuries, illnesses, or loss of personal belongings or valuables that may occur while on the premises.

AVAILABILITY: In the unlikely event that your booked property becomes unavailable due to circumstances beyond our control, we will make every attempt to move your reservation to another similar or upgraded property at the same or another of our resorts should no property at the same resort be available. In the case of an upgrade, no additional fees will apply.

PARKING: Vehicles are to be parked in designated parking areas only. RV campers, trailers, and tents are not allowed on the premises. Any illegally parked vehicles are subject to towing at the owner`s expense.

NON-SMOKING POLICY: Smoking is not permitted inside any of our properties.

AIR CONDITIONING / HEATING: All properties have central A/C and heating. Guests agree that A/C shall not be set below 70 degrees Fahrenheit, heating shall not be set above 80, and the fan setting shall be set to `Auto.` If the thermostat is set lower than 70 degrees, it may cause the A/C unit to condensate or shut down. All doors and windows must be closed when either heat or air conditioning is in operation. Guests will be responsible for any repairs required because of extreme temperature settings.

MAINTENANCE: All guests must maintain the upkeep of the property and all furnishings. The property should be kept in the same condition as initially received. Upon arrival, guests are asked to inspect the property and report any noticeable damage/malfunctions to the property manager. Do not move any furniture. DO NOT FLUSH anything other than toilet paper. Guests will be charged if any flushed products clog the septic system.

SECURITY: Guests must look after their property`s security by locking doors, windows, garage doors, etc.

LOST ITEMS: Management takes no responsibility for lost, stolen, or abandoned items. Please report any missing items; if found, we will gladly return them for the cost of shipping.

HOUSEKEEPING: Daily housekeeping service is not included in the daily rental rate but may be requested for an additional fee. We do not provide extra bedding sheets or towels. We do not permit towels or linens to be taken from the units. We may assess a linen fee for excessive makeup or stains. The amount charged will depend on the damage and loss extent.

TRASH DISPOSAL: All garbage must be stowed in the proper garbage receptacle. At Resorts that offer daily trash collection, the collection begins after 11 am, seven days a week, excluding holidays. Please bag and tie all waste. Loose items are a safety hazard and will not be collected. Do not include needles or other sharp objects. Please break down all the cardboard boxes.

SUPPLIES Orlando Fun Rentals LLC provides each property with a small starter kit, which includes: 1 hand soap/shampoo/conditioner/roll of toilet paper per bathroom; 1 sponge/dishwasher detergent/paper towel roll in the kitchen; 1 laundry detergent. Should supply items run out, it is the responsibility of guests to get additional supplies.

ACTS OF GOD: No refunds will be issued for Acts of God (e.g., storms, tornados, hurricanes, etc.) unless the state or local authorities have issued a mandatory evacuation in a `Tropical Storm/Hurricane Warning area.` In the event of such an occurrence:
a. Guests will receive a partial refund in a registered booking for unused days.
b. Guests will be refunded for any advanced payments collected/deposited for a registered booking scheduled to begin during a broadcasted mandatory evacuation.

PETS: Pets are only allowed on the property when arrangements are made before arrival and authorization is received. Guests assume full responsibility for any damage caused by their pet(s) to the home or its content. No Exceptions. Special accommodations can be arranged for Service Animals.

OCCUPANCY: By Florida law, guests may not exceed the maximum occupancy rate listed for each property (including infants and children). In the case of non-compliance, guests automatically forfeit all payments, rendering the rental agreement null and void. Orlando Fun Rentals LLC reserves the right to terminate any rental agreement and evict guests from the property who are found in direct violation.

COMMON AREAS RESTRICTIONS: All recreational and common areas, including the gym, community pool, sports courts, and playgrounds, are for registered guests only.

UNLAWFUL ACTIVITIES: Using illegal drugs or disturbing neighbors is prohibited. In the case of such an occurrence, the authorities will be immediately contacted, with guests automatically forfeiting all payments, rendering the rental agreement null and void.

COMMUNITY POOL HOURS: Resort pools are generally open from dawn to dusk daily. Swimming at night or in inclement weather is prohibited. Hours are subject to change, so be sure to check at the clubhouse before making any plans for the day.

POOL/SPA SAFETY: Use of resort and private residence pool(s)/spa is at each guest`s discretion. All posted safety rules must be followed (e.g., no running, adult supervision required for children, etc.) Eating, drinking, or chewing gum in the pool(s)/spa(s) is prohibited. Glassware in pool areas is not permitted. Whenever applicable, guests must keep pool gates locked and permanently secured.

    I thought the VRBO was a real bargain. I was very pleased overall, given the cost. It had a great kitchen and plenty of living space. The condo could use a refresh, but was ok and generally clean. There were some weird millipedes around the floors. My only complaint or suggestion to those staying there is to bring your own towels and pillows. I thought the pillows, linens, and towels were pretty sad. The beds were Spartan. But the location was great. They had internet and cable TV. It was close to Universal and lots of places to eat. Showers had good water pressure.

    This is very nice property close to everything Disney.Even with known traffics on I4, it took us no more than 30 min to get to any parks or ESPN center.Property is very close to Publix and many restaurants. You can even walk there if you’d like.Beds are comfortable but on harder side.Only one draw back host didn’t tell us about.The pool in the development is completely closed for renovation.i don’t think they will be ready this summer.They have sister property on the other side of the road with working pool. We had to go there.It’s either 10 min walk or 5 min drive.I don’t mind walking or driving but in this particular case, when you are wet from the pool, it would be nice to go into your unit and not need to drive 5 min.Over than that, we enjoyed our stay.

    Overall this was a nice place to stay! Plenty of space for our family of 6. Kitchen had all the necessities, and location just a few minutes from a grocery store was very convenient. Unfortunately the main pool area was under construction; there was an alternative pool area that was walkable but had to cross a major road to get there. The resort offered a golf cart ride to/from the pool during daytime hours, but not all hours that the pool was open.
