Founders Pointe 4665 by Mountain Vacation Lodging has good quality, space, and a phenomenal location both within the building and within the Winter Park Resort base area. The Gondola is a short, flat walk of just 200 meters from the lobby and ski locker area. This location is so close that it is considered ski in ski out, and makes it very easy to come home from skiing, biking, or other activities. Everything in the base area is a short walk from this property! Please read on for more details.

The Property:
From the lobby or underground parking garage, hop on the elevator and head to the top floor, where you'll find the condo. This penthouse level ensures you'll have better views and no possibility of noise from above. The condo is mostly open concept, but also includes a private bedroom with King bed, ceiling fan, and HDTV. The living room has a sleeper sofa and armchair with ottoman focused around the gas fireplace and wall mounted HDTV. A covered balcony off the living room provides great views of the mountain village, base area ski slopes, and gondola. Look down and you'll see a massive hot tub in the courtyard, which also includes a BBQ grilling area and gas firepit. Back inside, both the living and dining rooms seat 4, so there's plenty of space. The condo includes a kitchenette with granite counters, a 2 burner range, fridge, dishwasher, microwave, coffee maker, and an assortment of plates, glasses, silverware and utensils. The bathroom also features granite counters on the extra large vanity, plus separate bathtub and shower.

Location, Facilities, & Parking:
This location is ideal in any season. The base area is the place to be, and everything is right out your door. Shops, restaurants, activities, events, and transportation. If you want to head downtown, it's a short and direct drive or bus ride. The building has numerous amenities for your use. The courtyard includes the aforementioned hot tub, firepit, and BBQ grills and areas to relax and enjoy the mountain views. You'll also have access to a private ski locker, laundry room, and bike storage. Heated underground parking is available for one vehicle at a rate that varies by the season. Currently it is $24/day in ski season and $3/day in summer. If you will have more than one vehicle there is additional covered and uncovered parking available throughout the base area, for free or for a fee.

** Air Conditioning - Most mountain resort properties were not built with air conditioning. During most hours of the day and weeks of the year, AC is not needed. Summer nights are cool and fans are provided at most properties. Check the average high and low temperatures and weather forecast for your dates of travel, and look at the list of amenities to see if AC or fans are part of the rental property and look for ceiling fans in photos.
** Group Sizes, High Occupancy Fees, & Maximum Occupancy - Some properties use a “High Occupancy Fee” to “raise the rate” for larger groups, and are thus able to list a lower nightly rate for smaller groups. Each rental agreement and associated rates are for a specific group size. Guests must enter the correct and maximum group size at the time of booking. The agreement requires a guest to confirm the group size and subsequently, to disclose any changes to the planned group size, which may result in an increase, or decrease, to the total cost, and may result in a security deposit becoming required.
** Video & Noise Monitoring - Please note that noise monitoring devices, and security cameras, do exist on the exterior of the property. Cameras are positioned to cover all entrances and exits of the home. Cameras are present to ensure the property remains secure and safe, as well as to ensure that guests are honest and upfront about their planned use of the property. If you plan to bring more people than you've indicated, more dogs than indicated, to host a party or event, or do not intend to respect neighbors or the value and quality of the property, then this is not the place for you, and you should not book the property. For normal, respectful groups, we are sorry that these statements and measures are necessary.     Majority of it was pleasant. The hot tub was not suppose to close til 11 on one of those nights security guy closed it early. No explanation no reason. Not cool.

    Heater Not Working Effectively: Despite maintenance visiting and confirming the heater was functional, it never reached a comfortable temperature. The heater would not go above 65F without the fireplace, which was necessary to stay warm. Given the outside temperature of -10 to -15C at night, my son and I were unable to sleep comfortably, and we resorted to sleeping on the sofa on Monday night just to stay warm. I recommend getting a second opinion on the heating system.Unclean Linen: The bedding and linens were not up to standard. Both comforters had visible stains, and the king and queen-size bed sheets had footprint stains. This oversight by the linen service was disappointing, especially during peak season. I also suggest having additional backups in storage for situations like this. I arrived late on Saturday night after a long flight and was very disappointed to find unclean bedding. The linen service didn’t replace them until Sunday evening.Inadequate Supplies: There were not enough paper towels or toilet paper provided. I found it unreasonable that basic toiletries weren’t stocked, especially given the peak season. I requested toilet paper on Tuesday morning and called the emergency number, but all I received was an empty promise that they would try to deliver it. These delays were frustrating and unacceptable that was a necessity for guests.Slow Response Time: Communication with both the host and property management was unacceptably slow.     It is a long walk down the hall to the elevator, long walk to the tram (ski lift) with ski equipment. It would’ve been easier to use the free bus system elsewhere to the lifts. The heated garage was useful, but you pay for it separately, and the QR code issued for getting both in and out of the garage failed to work for the entire week except for once, so we had to call someone to open the door, give name, unit number, confirmation number, telephone number each time. We brought food to cook for dinner and eggs for breakfast, and the kitchen was very small and the fridge was only a half fridge….good thing we had a large cooler and balcony to place it, because it didn’t hold much. We needed a pancake turner and there was none. Didn’t know we needed to bring one!

    The key bits of information should all be summarized on one page. I am still dealing with parking issues which were supposed to be $3/day, but got billed to me at $99/day. I received confirmation that my parking was confirmed on the arrival day, then when I tried to renew the next day - the bill was $99 per day. The freezer in the fridge was frosted full and unusable. It was not apparent that the pool was unusable until we were driving into town. The communication during the stay was unhelpful and slow to respond and half the time an auto reply.

    Horrible experience; arrived to find the entire amenity deck that they promote the property with is a construction zone and will be til fall if they stay on schedule. There was no prior warning even though we booked three months ahead. While they admitted some fault we haven't agreed on a refund as they feel we still should pay more than half of the bill even though we left after the first night. Mountain Vacation Lodging tried to pass this off as maintenance even though they had no idea how extensive the demolition was. They did not know the HOA was doing this, and makes you wonder what else they don't know or bother to tell you. They at one point said if we can't use the amenities we can just take a hike. Our lesson learned is to read the fine print very carefully, and be aware that VRBO has a variety of owners and managers and while most have been great you need to beware that at some point you may encounter one like Mountain Vacation Lodging.

    The unit was exactly as represented. It is a short walk to Winter Park Village and the gondola. The kitchen is limited (2 burner cooktop, no oven). Bring Keurig cups if you want coffee. My only complaint is that the pillows were not as plump as I like. Overall, a good place to stay for skiing Winter Park.
