LOOKING FOR the perfect setting for a memorable vacation with family or friends Look no more! This isa fabulous family-friendly condo that is part of a small beach front community of only 7 units, so no crowded, noisy beaches. Our space does not directly overlook the Gulf of Mexico, but DOES offer a nice glimpse of it from the balcony. The unit is one floor above the parking garage and you will get to the condo by walking up stairs (around 15 steps). The stairs are a little steep, which is something to consider when carrying large/bulky luggage or for people with limited mobility. NO ELEVATOR, sorry!

Once you are parked the beach life really begins. Parking space is a hot commodity on the beach, but this unit has ONE assigned spot. In full disclosure, some people find it tight, but it is big enough to fit an SUV. A bit of maneuvering or backing up into the parking spot may be necessary depending on your vehicle's size. There is also one guest parking spot between the two buildings in the property, available on a first-come, first-served basis. Restaurants and bars are within walking distance, so no need to move your vehicle frequently while you are here!
(The City of IRB has recently approved public parking regulations at its beach access points. Starting May 18th, 2026, It will be $4.50/hour (M-F 8a.m.-10p.m.). Plan accordingly if you are coming in more than one vehicle.)

This updated unit offers an inviting and practical open-floor plan. The living room has a sofa and love seat, and a smart TV loaded with streaming apps. The kitchen is fully equipped with all the necessary appliances, and furnishings you may need to cook. The cozy master bedroom suite has a full bathroom, closet space, a queen size bed, a spare bed, and a smart TV. The second bedroom includes two twin beds, smart TV, and additional closet space.

The amenities in the community include a small but relaxing pool, lounge chairs, a fridge to keep your drinks handy, and a grill for barbecuing if you so desire! Since this is a very small community, you only share amenities with a few people. Some days, the pool may be just for you to enjoy. Please note that we do provide beach/pool towels for our guests as well!

We fell in love with this condo when we first saw it. It was our dream come true. Not an ultra modern, luxurious, resort, family-friendly, unbeatable location, literally steps from the beach. We are a local family, not a managing company, with young kiddos who LOVE the water, and we can honestly say that our beach condo is located in a unique, low-key spot to relax, play, and enjoy some of the best sunsets Florida has to offer. Come visit!
Other important details for consideration:

* We provide a starter pack with TP, dish soap, detergent pods, kitchen towels, etc. Guests are expected to resupply the items they require for the remainder of their stay, and to bring their own toiletries
* Do not forget to review the Owner's (and Guest) Code of Conduct and Rules before making your reservation and upon checking in.


OWNER'S (AND GUEST'S) CODE OF CONDUCT

Upon securing a reservation, guests are required to acknowledge and follow the Sand Isle Code of Conduct Rules and Regulations for owners and guests, and are subject to any penalties incurred by not adhering to them as determined by the Home Owners Association or the City of Indian Rocks Beach.
No unit owner shall make or permit any disturbing noises, nor do or permit anything that will interfere with the rights, comforts, or conveniences of the other unit owners. State, County and City Laws require that the sound level of TVs, stereos, radios, electronics, loud conversation, yelling, etc., be reduced between the hours of 10-7 a.m
Trash needs to be put out on a daily basis, grading it in the appropriate bins. No trash should be left outside the door at any time
Follow State, county, and local rules regarding protecting wildlife and our environment (i.e.protecting sea turtles, no sea birds feeding or molesting, staying off sand dunes, etc.).
Glassware and other breakables are not permitted at the pool area or on the beach
Cigarette and smoking materials must be extinguished in proper receptacles, not on the pool deck or balcony floor
Indoor smoking is not permitted
Additional guests or company on subject property must be approved by your leasing agent. Unit occupancy is limited to 5 guests. With owner’s previous approval, one additional guest can be added to the reservation
Only park your car in your reserved space. Do not park in anyone’s designated parking space
All unit doors leading from the building to the outside are to be closed at all times and are not to be blocked open
Children up to the age of 18 are the responsibility of their adults or legal guardians. Children are not permitted to play in the parking area or driveway areas. Full supervision is required while on the condominium property
The swimming pool is NOT life guarded. Children under the age of 16 must be supervised at all times in the pool area by an adult who is a tenant or approved guest. Children not potty trained must wear a commercial protective swimming garment in the pool area or beach
No diving or jumping into the pool is allowed
Pool capacity is limited to 8 adults
Absolutely NO PETS allowed in the pool deck and beach
Lounges and chairs are not to be removed from the pool. There are special lounges for the beach, which are on the sandy walkway. Return them to their original spot every day. NOTHING stays on the beach overnight as per City of Indian Rocks Beach laws
Towels must be used to cover lounges and chairs when wearing beach attire. Furniture is not to be removed from any of the condo units
No clothing, towels, rugs, hammocks, swings, etc. may be hung on the balconies
When coming from the beach, dirt and sand must be removed from feet, beach chairs, umbrellas, etc. before entering the pool area
No occupant shall permit anything to fall from a balcony of the condominium property nor sweep or throw away any dirt or other substance including cigarette butts, water, or any debris
No pets are allowed without prior authorization. All pets must be on a leash or carried in a closed carrier in the common areas. No pets shall be allowed to commit a nuisance in any common elements. Pets are strictly forbidden in the pool
All walkways and stairs are to be kept clear and free of debris at all times

    Twice a year I take my grandkids on a Nona trip. We absolutely loved our stay here. The weather was freezing but that didn’t faze us. The home is beautiful, immaculate and had everything one needs. The attention to detail was amazing. It’s the time the kids picked this home as a repeat vacation. Oh, and communication with the owner is stellar. Thank you for a beautiful vacation.

    This is a nice sized condo with plenty of sunlight. Proximity to the beach was great. Everything we needed for beach days was provided. The condo was not cleaned and ready for our arrival which was disappointing and delayed our vacation experience but Esteban responded immediately and was always very responsive. As some others have mentioned, we experienced exceptionally loud noise from the upstairs guests for several hours after 10pm -it was really bad and because it was so late at night we didn't reach out to Esteban at that time- we wish we would have because being sleep deprived before a 5am flight is terrible. Thankfully it was on our last night but I did inform him on an early morning text to which he responded right away and even stated we should not have waited. So for any future guests who may have to deal with inconsiderate upstairs guests; don't hesitate to reach out. We were able to wash our clothes before leaving which was nice but the back of the dryer's drum is rusted and stained a few of our items but other than that we would stay again.

    We loved the location of the property and the amenities provided. We did not enjoy the neighbors above us. Kids were running the entire time and it is very noisy for this unit. We also didn’t like the fact we couldn’t cool the condo below 74 degrees. After being in the sun it was not comfortable sleeping at night even with fans going. On our last day we had water dripping into the master bedroom from the ceiling. The dryer does not dry very well. Our laundry had to be set to 60 minutes and ran two cycles. Our stay would have been more enjoyable had the guests above us been more mindful. This property manager did reach out to the other owner but it did not resolve the issue.

    Our family, including two boys ages 3 and 4, stayed here for 5 nights and loved this condo. We especially appreciate the family-friendly touches such as kids’ books in the TV armoire, a step stool in the bathroom, and plastic plates and utensils. Yes, the parking spot is tight as advertised, but in a great location as it is right next to the unit stairs. The pool was nice and we spent a lot of time here too. Coco’s is a great restaurant for kiddos and we also visited Tropical Creamery for ice cream! This complex is small, simple, and had everything we needed and for family that cooks most of our meals, we also found this particular unit well stocked. All windows had blinds but we’d have loved curtains in addition to also keep it cool and dark, especially at night, and a storage shelf would’ve been helpful in the master bathroom shower. These are just small suggestions as we really enjoyed this place and hope to be back!
