[THE SPACE]
This 300 sq. ft.studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.

The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

•No pets permitted. Due to owner allergies, animals are not allowed in this unit.

•Bringing an unauthorized pet will result in a $200 additional cleaning fee and may lead to cancellation of the reservation without refund.

[HOUSE RULES]
☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.

1. NO SMOKING
• Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
• Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community.
•A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.

2. PET POLICY
•No animals permitted in this unit due to owner allergies.
• Pet-friendly units are available — guests traveling with animals should not book this unit and may request assistance finding a suitable alternative.
• Unapproved animals are not permitted and may result in cancellation of the reservation without refund and/or a $200 additional cleaning fee.

3. PARKING PASS & KEYS
• One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25.
• Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
• Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
• Guests are responsible for all keys.
•$100 lockout fee | $50 lost key replacement fee
• Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.

4. STORM DOOR
• The storm door must be closed immediately when entering or exiting the unit.
• Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.

5. OCCUPANCY POLICY
• Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted.
•The base rate includes up to 2 guests. There is a $15/night fee for each additional guest.
•All guests (including children) must be included in the reservation prior to check-in.

6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.

7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.

8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.

9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

    Exactly as listed, major perk for me was the dehumidifier that runs constantly (must be emptied) which helps with the air quality along with minimum mold/mildew smell especially being a beach front condo. We would definitely stay there again!

    We love this location for our family! Not far from the aquarium and the splash pad for my daughter, very close to a grocery store and right on the beach. They have a pool when you get tired of the sand and a laundry that accepts cards for those spontaneous child disasters. (Bring detergent.) Best spot for a quick recharge vacation or a lazy, week long rest fest.

    Great location! My family of 4 stayed here for 2 nights while in town to visit family and it was perfect. Great location, beautiful beach with easy access. Yes, it was a little snuggly for us but little time was spent in the room. Thanks for a great beach getaway!

    Although listed as waterfront, which it was, a huge woody berm blocked any view of the ocean. Next time, I will stay on the second floor.

    Unit B127 Ocean Sands, while startling at first sight, was well kept, adequately equipped for 2 people, and clean. I say startling because the unit was more “compact” than it appeared in the photos on the website. Because of its compact size, there was no dresser for stowing our close, so we had to live out of our suitcases. However, with that said, it served its purpose, to have a comfortable place to stay that was steps away from the beach and closely located to restaurants, grocery stores., and sightseeing. After all, we were there for some sun and fun and the unit provided us with a comfortable place to lay our heads down each night for a good nights sleep.
