City of Scottsdale & Frank’s on Shea HOA Compliant

1. Registered Guests Only
Only guests listed on the reservation may stay overnight in the condo.
Unregistered overnight guests are not permitted without prior written approval.

2. No Parties, Events, or Gatherings
Parties, events, or gatherings of any kind are strictly prohibited.
This includes bachelor/bachelorette parties, celebrations, or large social gatherings.

This property is located in a residential community governed by an HOA and the City of Scottsdale Short-Term Rental Ordinance.

3. Quiet Hours – City of Scottsdale Ordinance
Quiet hours are 10:00 PM – 8:00 AM, per City of Scottsdale regulations.

During quiet hours, please keep all noise—including music, TV, conversations, and balcony use—to a respectful minimum.

4. Maximum Occupancy
Maximum occupancy is 3 guests, including children.
Exceeding this limit is a violation of city and HOA rules and may result in immediate cancellation of the reservation without refund.

5. Smoking & Vaping
Smoking or vaping of any kind is not permitted inside the condo or on the balcony, per HOA rules.

Smoking is allowed only in designated outdoor areas in compliance with HOA regulations.
Evidence of smoking inside the unit will result in a minimum $250 additional cleaning fee.

6. City of Scottsdale Compliance
This property operates in compliance with the City of Scottsdale Short-Term Rental Ordinance, including:
• No parties or disruptive behavior
• Adherence to noise limits
• Occupancy and parking restrictions
• Cooperation with HOA enforcement

Violations may be reported to the City of Scottsdale and may result in fines or immediate removal from the property without a refund.

7. Frank’s on Shea HOA Rules
Guests must comply with all Frank’s on Shea HOA rules, including but not limited to:
• Noise restrictions
• Parking regulations
• Pool, spa, and amenity usage
• Proper behavior in common areas
• No Barbecue grills on balcony or patio


Failure to comply may result in HOA enforcement action and termination of the stay without a refund.

8. Respect for Neighbors
This is a quiet residential community. Please be courteous to neighbors at all times, including when entering/exiting the unit and using outdoor spaces.

9. Parking
Guests may park only in the designated parking space(s) assigned to the unit.
Do not use guest, reserved, or unassigned spaces, and do not block fire lanes or driveways.

Vehicles parked in violation of HOA rules may be towed at the owner’s expense.

10. Pool, Spa & Community Amenities
Community amenities are for registered guests only and are used at your own risk.

Please follow all posted HOA rules, including:
• No glass in pool areas
• Proper attire
• Respect quiet hours
• No speakers or loud music

11. Balcony Use
Please keep balcony noise to a minimum, especially during quiet hours.
Do not throw items from the balcony or hang towels or clothing over railings per HOA.

12. Pets
• ABSOLUTELY NO PETS are allowed per our children`s health concerns

Unauthorized pets will result in additional cleaning fees and possible cancellation of the stay.

13. Care of the Condo
Please treat the condo and its contents with care.
Report any damage or maintenance issues immediately so we can address them promptly.

14. Trash & Cleanliness
Please place trash in the designated community dumpsters and do not leave trash outside the unit or on balconies.
Excessive trash or mess may result in additional cleaning fees.

15. Checkout Responsibilities
At checkout, please:
• Lock all doors and windows
• Turn off lights and electronics
• Return keys, fobs, remotes as directed

16. Violations & Enforcement
Violations of house rules, HOA regulations, or City of Scottsdale ordinances may result in:
• Additional fees
• Immediate termination of the stay
• Removal from the property without refund
• Possible city fines
