SUMMARY
Welcome to this modern Studio+1ba row home located in the heart of the vibrant Little Italy neighborhood of Downtown San Diego. Designed for hip, urban living by award winning architect Jonathan Segal, this offering features high ceilings with full floor windows, beautiful polished concrete floors, living room with separate reading nook, 1 dog ok (unfortunately no cats), a/c, & sleeps 4 (2 adults max). NOTE no washer/dryer or parking, kitchenette only (no full kitchen).

THE SPACE
As you step into this modern urban retreat you'll be greeted by floor to ceiling windows & soaring ceilings with hip wallpaper design of downtown. The living room features a plush sofa sleeper for 2 children, SMART TV, polished concrete floors WOW, & adjacent dining nook for 2. Off the living area is cozy reading nook with additional seating.

A couple steps up is the bedroom area complete with a King bed, full bath (shower), closet, SMART TV, & convenient kitchenette that includes a microwave, toaster oven, toaster, kitchen cups, drip coffee maker, & mini fridge. There is also a set of sliding glass doors that leads to a shared rear gated courtyard, a great little spot to soak up the sun.

PARKING
There is NO parking provided onsite. However, across the street is a paid parking lot & overnight street parking is permitted.

THE PROJECT
Kettner Row consists of 16 row homes built by aware winning architect & developer Jonathan Segal & is located on a beautiful tree lined street in the vibrant Little Italy neighborhood of Downtown SanDiego. Each home has their own exclusive entry with a shared courtyard. These row homes are similar to lofts with added benefits of privacy, open spaces, & individual entries.

LOCATION, DINING, ACTIVITIES
Little Italy hangs over India Street, which located just 1 block from our home! This area is alive with award winning local restaurants, alfresco cafés, craft breweries, & boutique shops, influenced by Italian culture.

For activities, the neighborhood hosts a variety of festivals, including ArtWalk, Festa, & the weekly Little Italy Farmer's Market (every Saturday). Head a few blocks south to the Gaslamp Quarter, San Diego's bustling downtown neighborhood with locally-owned eateries and lively nightlife venues.

A food-lovers paradise! Easy walk to some of the best dining in all of San Diego! Waterfront Bar & Grill and the Brigantine is a great casual place for all ages. For upscale Italian, try Buon Apetito or Bencotto. Steakhouse we recommend Born and Raised. Or for a nationally acclaimed restaurant try Juniper and Ivy, a modern American eatery. All within walking distance!!!

POLICIES & GOOD NEIGHBOR GUIDELINES

• Guest Requirements | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30 (exceptions made for multigenerational families).
• Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (i.e. includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• Combination Listings | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.

    Never heard anything from the host. The bathroom had an absolutely horrific odor. Well I was there for eight days. There were ants that I was killing on the walls in the floors. The toilet did not flush properly. The bathroom had peeling paint on the walls and ceilings.

    It was a perfect location to be close to everything! I would recommend to park during after hours. Ideally because not a lot of tourists know this, parking is free after 6pm.

    We had an incredible stay at this rental property! The location was perfect—close to so many fun activities, delicious restaurants, and unique shops. We will truly miss the long, peaceful walks along the waterfront, which quickly became a highlight of our trip. The views of the Pacific Ocean were breathtaking, and the sunrises and sunsets were absolutely spectacular—a true slice of paradise! The property itself was clean, comfortable, and well-appointed, making it a fantastic home base for exploring the area. We can't wait to return!

    Right next door to our daughter, walk ability, next to train/trolley. No need for car. Excellent food and entertainment options. Sound proof entrance with shades for peace and privacy

    Enjoyed our stay and was a great location and within walking distance of so many great eateries, bars, etc. The space was nice and larger than expected with designated bedroom, and living space. Bed was a nice king size with a TV available (as well as in the living room). A few amenities like a small refrigerator was available with minimal kitchen utensils like glasses, plates, forks/knives, and Keurig. There was construction across the street, but wasn't too bad. Definitely a spot I would consider staying at again.

    Without a formal kitchen this place is a lot like an extra large efficiency hotel. Good location for food and walkable to downtown locales if you don’t mind a trek or a short Uber trip. Clean and as advertised.

    The place was disgusting. I arrived and there was hair on the sheets, BLOOD on the wall, mold in the shower, cobwebs everywhere. They have you fill out a questionnaire before you book and have all these requirements for the guest but don’t meet their own standards. I had stated to them I was in town for a huge exam and they failed to mention that there was active construction directly across the street. They refused to resolve the issue and wouldn’t issue a refund. I ended up having to get a different place to stay.
