Mission Beach is world renowned for its beautiful beaches, vast boardwalk, and the historic Belmont Park with the nearly 100 year-old Giant Dipper Roller Coaster. It`s also the home to San Diego`s beach volleyball scene. Whatever suits your fancy, it`s all there in Mission Beach.

Mission Beach is conveniently located within walking distance of a plethora of shops, restaurants, coffee shops, nightlife, and an amusement park, as well as a few short blocks away from city bus stops, and a convenient Uber/Lyft ride away from the rest of San Diego.

Due to the nature of buildings in this very popular and high-demand beach destination, the room configurations are unique. This apartment is two stories and the entire second floor is actually a loft bedroom (with its own bathroom) that is separated from the rest of the house by a staircase and has privacy shades that can be pulled completely closed to allow for full privacy.

While the other rooms are normal bedrooms, one of them can only be accessed through a bathroom or through the master bedroom (there is no direct access to the living room, kitchen, etc. from that bedroom). Feel free to reach out if you need further elaboration on the unique layout of this space. Most guests do not have issue with this, however we always want to make sure we are setting the proper expectations so there are no surprises.

GENERAL
Standard check-in time is 4 PM and check-out is 10 AM. We thank you for not smoking and not bringing any pets onto the premises.

Please ensure that the total number of guests you specify in your booking is accurate, including all infants and babies of all ages, and let us know if that changes. We will only accommodate those guests specified and no more above and beyond that number, especially due to municipal codes regarding occupancy.

NOISE & GATHERINGS
Due to the residential nature of our neighborhood and out of respect for our neighbors, we have a strict policy against social gatherings or any other loud/disruptive activities, especially after 9pm. This also means no visitors (anyone not already accounted for in the booking and already staying here) at any time. Our property manager lives nearby and he’s had to ask guests to leave in the past for throwing parties.

OCCUPANCY
Please note the maximum occupancy and number of bedrooms specified in this listing. The maximum number of guests, including all infants and children, shall not exceed this number at all times.

SAFETY
There may be cameras present on the exterior of the property. Please see the listing for further details. Cameras must remain clear and not be tampered with or blocked in any way.

STAYS LONGER THAN 30 NIGHTS
The booking site does not have a mechanism for recurring charges, but as a benefit to both us and the guest, we do require a recurring cleaning of the unit to be scheduled once every 2-3 weeks at an additional cost equal to the original cleaning fee each time, and this would include cleaning of towels and linens. This is charged separately for each individual cleaning.

FURNISHINGS
Moving existing furniture out of the apartment or new furniture into it without consent of the host is strictly prohibited. Moving large furniture within the apartment from one room to another is also prohibited as our housekeeper may not be able to physically move it back once you depart.

PARKING
Parking details are specified in the Amenities section of this listing. If there is no reserved parking, please observe all posted parking restrictions when utilizing public parking.

TRASH & RECYCLING
Use blue bins for recycling, green bins for food waste, and black bins for everything else.

INFANTS & BABIES
If our space is listed as child-friendly, it’s because we’ve had many families with infants request to stay. While we’re happy to host those groups, please note that we do not provide cribs, pack and plays, or infant bedding, so plan accordingly if needed. However, if our space is listed as not suitable for children under 12, that means we are unable to accommodate young guests for safety or comfort reasons.

COPYRIGHT INFRINGEMENT
We are pleased to provide you with internet service during your stay. By utilizing our internet connection, you agree not to download, share or otherwise use others` copyrighted content, such as movies, music, computer games or television shows without proper authorization

OTHER
We understand that accidents happen. If anything breaks during your stay (e.g., a wine glass, photo frame, vase), please let us know right away so we can clean it properly for the next guest. We generally don’t charge for small items or decor, so don’t hesitate to reach out.

We trust your stay will be a pleasant one, and we would be grateful if you would consider leaving a positive review following your visit. Should any concerns arise during your stay, we encourage you to contact us directly so we can resolve them promptly.
Please note that, in line with Airbnb’s policy prohibiting compensation in exchange for reviews, any courtesy refunds will be issued 14 days after checkout.

If a guest violates these house rules, an incident management fee of up to $500 may be charged to cover the administrative time, travel, and effort required to investigate and resolve the issue. This fee is separate from any additional costs related to damages, extra cleaning, or penalties for specific violations.

CITY REGULATIONS
The City noise limits pursuant to Municipal Code sections 59.5.0401 and 59.5.0501, and remedies available to the City to address and enforce violations, including the issuance of individual administrative citations in an amount up to $1,000 to each guest and to the host. Upon a failure to vacate by the expiration of the occupancy term, guests may be deemed trespassers and may be subject to removal by relevant authorities Pursuant to Chapter 5, Article 1, Division 10 of the Municipal Code, if the police are called to address public peace, health, safety, or general welfare issues, guests may be responsible for the cost of the police response.

    Place exceeded expectations, the only issue were the steps are very narrow and steep to the get to enter the house. It was clean, cozy, functional and approximately 300 ft ftp the beach. Would rent again from this owner but downstairs.

    Our family had a wonderful stay on Mission Beach at this condo. The location was perfect, less than a block off the beach and plenty of food and convenience store options in walkable distance. Check-in was a breeze but we were greeted by a massive amount of fruit flies that came from the kitchen trash (someone must not taken the trash out or it was sitting for a long time). The floors were clearly not cleaned as our daughter’s feet were filthy from walking around without shoes. We had to clean the floors ourselves. However, everything else was clean, from the bathrooms to the beds to the towels. The beach items (towels, chairs, etc.) were also well stocked which made the experience relaxing and comfortable. The AC worked perfectly to keep us cool when the temperatures jumped. Overall, we have a tremendous experience at this property!

    Clean great location. Going up the stairs all the time to get into the house for older people is a little rough. No place to lock up bicycles if you take them. Otherwise everything else was great.

    This property had everything we needed for our family vacation (with our two teen sons and grandparents). The location was convenient - within 20-40 min of everything we wanted to do (Carlsbad Flower Fields, Torrey Pines, Coronado Island, La Jolla, etc.). We were a block off of the ocean or the bay - the beach chairs were great! We were a block away from great coffee and bakery (GF) at Lazy Eye.The house, itself, was equipped with everything we needed. The beds were comfy and the showers were hot! The layout was ideal, too. The room with the double twin beds for my boys was right off of our room, while my in-laws occupied the upstairs loft; they are early risers, so it was perfect. As other reviews mentioned, there was off-street parking, and it was tight for our Chrysler Pacifica minivan - but doable! Jeff checked in to make sure we settled in nicely. Great communication from him. We would love to come back someday!

    Well stocked with everything with what we needed. Confusion with check in on arrival - we were at the wrong door. Explanation of two entrances would have been helpful. Very tight parking - we had a large SUV. Very walkable to the beach and close proximity to attractions. Would rent here again.

    We stayed here for a week with our 18 and 21 yo. They used the two bedrooms in the back and had their own privacy while my husband and I used the loft bedroom. The loft has a curtain for privacy of the main room below. The location was awesome. We would go to the beach 2x a day with a very short walk usually barefoot to get there! Parking spot is tight but was manageable with a small SUV.

    We visited San Diego for a work conference and wanted to stay somewhere close to the beach since we don’t any an ocean near us at home. Jeff’s home was beautiful, clean, and so close to the ocean you can see it from your windows. We did not rent a car while we were in town as it wasn’t necessary, you could walk to almost everything! The airport is super close and only about 15 minutes away. I would highly recommend this place to anyone looking to stay in the San Diego area by the ocean. Thanks again for a great stay, Jeff!
