LUXURY NEW OCEANFRONT CONDO- Las Palomas PH 3, 5BR/BA, 4485 Total SF , Sleeps 12

Our group of nine stayed at this condo the first weekend of October 2025 for four nights. It was our third trip to Rocky Point and second stay at Las Palomas (first time was in Phase 2).Pros:The views are incredible, and since Phase 3 is new, everything feels modern and stylish. Two king rooms face the ocean with balconies; one king room has an ensuite but no view.Corner unit, so it’s quiet with no noise from neighbors.AC kept the condo very cool.Daily housekeeping available—fresh towels on request. We only needed towels and trash removal.Beds were all very comfortable.Cons:One patio door was broken from a previous guest; after a “fix,” it got stuck open for the rest of the stay.The second fridge didn’t cool initially but was repaired promptly.The ice maker stopped working for two days, then started again after some troubleshooting.Lost all water pressure one night due to Las Palomas plumbing maintenance—apparently happens occasionally.The king room behind the kitchen had a strange odor from the AC at times.Two showers didn’t drain properly, flooding the bathroom floors.No towel service at Phase 3 pools yet—you must go to Phase 2 for towels and return them.The host was responsive at first but became annoyed while traveling abroad. Las Palomas staff, however, were amazing—very responsive and accommodating. I recommend contacting them directly for any issues and documenting all defects upon arrival.We’d absolutely stay at Las Palomas again but at Phase 2.

It was my daughters 25th birthday celebration with her friends and their moms. it was such a memorable vacation with loads of space for meals, crafts, games and overall hanging out. And the second refrigerator was a plus with all the waters and hydration drinks we brought with us. everyone felt special to be in this beautiful home and on the amazing property and beach! thank you again for sharing your home with all of us.

This place is fantastic - beautifully decorated and spacious. They've thought of everything - bring your coffee beans the coffee bar has it all! The view is incredible - the sunsets from the balcony unmatched.

This condo is beautiful! It has the perfect location and we loved our stay! They are still finalizing many aspects of Phase 3 like the pool but the owners were wonderful about communication and letting us know what to expect.

our stay was absolutely amazing! The property is beautiful, so clean, has the most amazing amenities, and felt like a home. Cynthia and George are such amazing owners and made the communication so easy from beginning to end. My family and I can’t wait to go back and stay!

Talk about highly satisfied! Condo was amazing and clean! We have been going to RP for over 30 years, and by far the best condo we have used. Cynthia and George, they were amazing to work with, very responsive to our questions and needs. Cannot wait to plan another trip!

This condo is the nicest we have stayed at las Palomas. We loved the modern feel, the cleanliness and newness of phase 3. The area is still under construction, but the pool was huge and not over crowded so much more relaxing. The beds were comfy loved the little details like the providing of shampoo and conditioner, enough toilet paper and paper towels, an ice maker and coffee station. A lot of rentals skimp on the little things but it did not go unrecognized here. We will be back again I’m sure!
