THE PROPERTY: Colony Reef provides stunning ocean, pool and green lawn views from its spacious private condo patios, and no matter where you are, it is just a short walk (100 steps) to the beach via the private property boardwalk. The building boasts an elevator for easy access to the 3rd floor and while staying on property, you can enjoy all of Colony Reef's amenities, including an indoor heated pool, outdoor unheated pool, hot tub, sauna, racquetball, tennis court and much more!



THE CONDO: I cannot emphasize enough the relaxing vibe of this space! Spread out on the roomy patio and enjoy jaw-dropping uninhibited sunrise views! The space is beautifully appointed and updated. Every room has a smart TV with cable so you can browse and surf channels and you favorite streaming apps to your heart's content! The fully equipped kitchen, comfy beds and updated bathrooms create an ideal vacation environment. Sip your morning coffee over the view and relax or pack a lunch and head to the beach, just steps away!



MASTER BEDROOM: 1 King bed, gorgeous ocean views and en suite bathroom with walk in shower. Smart TV with cable.

1ST BEDROOM: 1 King bed. Guest bathroom is in en suite to this room and has hallway access as well. Shower/tub combo. Smart TV with cable.

2ND BEDROOM: 2 twin day beds. Smart TV with cable.

LIVING ROOM: Queen size sofa bed.



THIS CONDO IS IN BUILDING 3 ON THE 3RD FLOOR - Elevator will transport you with ease or there is a stairwell on the north side of the building that gets you closest to our condo.

PLEASE BE AWARE of the following:

1. There is absolutely NO smoking allowed on the Colony Reef property complex whatsoever. Alternatively, you may smoke on the beach boardwalk. Failure to comply with this rule will result in a $100 fine per occurrence.

2. Due to COVID-19 you must bring your own tennis racquet, basketball and racquetball gear. The condo office is not providing these items.

3. There are very specific parking requirements. Please see the condo office immediately upon arrival to register your vehicles and pick up parking passes that allow you to park your car in certain areas. The first 2 cars are free. Additional cars are $25 per vehicle, per stay and must be paid in CASH to the office upon arrival.

4. At this time, all amenities remain open year round during posted daily time frames.

5. This is a NO pets condo property complex. Service animals and therapy animals can be registered at the front office ONLY if the guest provides ALL the following: 1. Doctor's note 2. Proof of immunizations and vaccinations 3. Certification paperwork.



*SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

The Neighborhood:

The neighborhood is located beachside to the east off of historic A1A Beach Blvd. There is plenty to do right nearby!



Attractions, restaurants and bars are within biking or a short drive distance! Grab a frozen hurricane cocktail at Hurricane Grille, or enjoy a 5 star meal at Purple Olive. Grab a beer and watch the game at the World Famous Oasis Restaurant. Mini golf, The Lighthouse and The Alligator Farm are a short drive away.



Go kayaking or stand-up paddle boarding and explore Matanzas Inlet about 20 minutes drive south. Dolphin sightings are common! Or, just enjoy a breezy stroll on the beach as you search for shark teeth. It's the perfect place to getaway!

WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests.



Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.



Guests must be 21 or older to book.

Dogs are not allowed in this property.



LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.

    The five of us travel every year to get together. Been doing it for 40 years. This has been one of our favorites! Three bedrooms enough to sleep all of us. Beds were very comfortable and loved the comforters. Kitchen had everything that we needed. The bathroom even had extra essentials, which was a surprise! Love the balcony that faced the ocean. Plenty of room out there for all of us to hang out and enjoy the scenery. Easy walk to the beach and pool. Easy Communication with owner. After sending a question, I heard back from her really fast! We would definitely recommend this and come back!

    This was a great place to spend a family Thanksgiving and the only minor complaint we had was the floors were sticky and still dirty when we got in the condo. We ended up cleaning the floors with paper towels since there wasn't a mop or broom in the condo. Other than that it was a great place to visit,

    This was my first experience finding a vacation spot through VRBO, and the team at Euphoria absolutely delivered, and they were extremely helpful. The property and condo looked exactly like the pictures. I love Colony Reef because it is close to the beach and the view from 3306 is beautiful. It is also very family-friendly and well-maintained. I can't wait to go back to the beach!

    Our family stayed at this location over July 4 week. The condo was very updated and nicely appointed. The beds were very comfortable. Communication with the owners was clear and consistent without being annoying. Overall a great stay!
