• The entire unit is located on the second level of the building.
• Please note there are stairs to reach the second level.

IMPORTANT NOTE: There are some support beams on the building for repairs, but there is no active construction. The beams slightly cover a small corner of the patio, but they do not obstruct the view from any room or the patio.

We do have some requirements for booking for you to be aware of, that help enhance your guest experience and to protect your stay:
• The minimum age to book is 25.
• We are committed to protecting our properties which is why we've partnered with Know Your Guest, the leading vacation rental guest-screening provider. Please note that before your booking begins, you will need to verify your details through Know Your Guest. You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.
• All homes are equipped with NoiseAware, a third-party partner. This system monitors the level of noise within the home to help us comply with Good Neighbor policies. This system does not record anything in the home – it only measures the volume of noise.
• To be part of the future of the Guest Experience, we provide the Guest Portal, which contains information like door code entry and wifi info, via our third-party partner DACK. This information can be accessed through a downloaded app or through a web link.
• Please be courteous when using the towels and linens. Excessive stains may incur additional charges for replacement. We do provide make-up removal pads for your convenience!
• Lastly, please review our house rules. You will be asked to agree to them prior to booking. Note that some rules incur fees for breaking them:
-No smoking in the house ($100 fee for breaking)
-No pets allowed ($200 fee for breaking)
-No parties on the premises ($200 fee for breaking)
-No climbing onto the roof ($500 fee for breaking)
-We have technology that ensures that our properties are continuously running smoothly. Please do not remove, unplug, or interfere with any hardware at the property. ($200 fee for tampering).

Lost & Found Return Policy:
We are happy to assist with returning items left behind. A $100 refundable deposit is required before shipment is arranged. After the item is prepared and shipped, a $35 handling fee and the actual shipping charges will be deducted from the deposit, with the remaining balance refunded to the original payment method. Please note that return requests are subject to item recovery and availability. We are not responsible for carrier delays, loss, or damage once the package has been shipped.

    LOCATION of this property is everything. We had our 3 kids with us and to be able to watch them play in the sand from the condo was a blessing. This rental is close to Belmont park, lots of food options and so much more. If you have kids who will be at the beach or Belmont park, I highly recommend this spot! Kitchen is big and had more than expected. The BBQ wouldn't light for us so we contacted the host and they had it fixed the next day! Host was very helpful and responsive. I would stay here again!

    This place is perfectly located one block from the roller coaster and right on the beach! Great views, great balcony, spacious. The rental company was extremely responsive. Beware, if you have an SUV, getting in and out of the garage will take a little bit of finesse. We had a great time, and will definitely stay here again.

    Unbelievable location, waking up oceanfront was such a blessing. We were steps away from coffee, restaurants, shops, amusement park, and most importantly, the ocean. Morning runs and full days on the beach made for many memories for myself and my family.

    Great location, loved the security and garage parking. Condo needs a deep clean, new patio cushions, door knob fixed to patio, towel racks installed in bathroom . If you can overlook these it’s a great location. Overall a wonderful time.

    Poor communication compounded significant plumbing problems in the unit. On the morning of day 2, one of the toilets backed up. We immediately contacted management but didn't hear back for over 5 hours and a plumber didn't come for almost 11 hours. The plumber said that the toilet isn't working properly and needs further work to be fully functional. My sister took a shower and the drain wasn't working. By the time she was done, there were several inches of water pooled in the shower. So, so, so disgusting. I made management aware of this, as well and even sent a video so they could see the condition. Radio silence in response. The light in the living room requires you to flick 2 random switches for it to turn on: one by the front door and one in the kitchen. There were no notes or instructions to let you know this. An electrician visited and after some time discovered what was going on and said it was a result of crossed wires. While not as bad as the toilets, we didn't have working lights in the living room for the first night (we brought in lamps from the other room). Overall, the unit has issues. The worst, however, was the lack of communication and failure to correct the issues. I had booked the unit so I spent a good chunk of time trying to contact them via phone, text, and email, keeping an eye on the phone to make sure I didn't miss anything, and fielding Qs from the rest of the group about what was going o. Def not the relaxing trip I had in mind.

    Location is great. Living room with all windows is amazing. The place was plenty big enough for our family of 5. The floors were the only thing we would complaint about. White socks and bare feet become black in a matter of minutes. Everything else was fine. If you want on the beach with an amazing view and perfect location to the amusement park, this is it. However, cleanliness lacked.
