Direct Beachfront - Gulf Views - Beach Place #407

The best things about this property are the location and the onsite staff. You're directly on the beach, assigned parking spots, across the street from John's Pass Village and Boardwalk. The onsite staff was friendly and helpful. The cons: 1. The place is a bit worn. Everything functions but mostly out of date, especially the kitchen and showers/tubs. The furniture and lamps are old too. My mattress was fine. They give you next to nothing as far as any supplies. 2. My biggest complaint would be its time to join the 21st century and ban smoking on the property. I'd be sitting on my balcony or had the sliding door open, people would be smoking on the balconies. I had to go inside and/or close the door. People were smoking and vaping on the pool deck too. It made it very unpleasant at times.

The shower curtain had black mold growing on it. Vents had dust an inch thick drawers in bedrooms filthy bedskirts dirty. We have never had these issue before and was very disappointed this year. And then to top it off the elevator quit working the night before we left. Six ladies over 65 trying to get all of our luggage down the stairs was not easy. Would not recommend this condo to anyone.

The condo was in a perfect location! It has wonderful views of the Gulf of Mexico, and easy access to the pool and beach. It’s also directly across the street from St. John’s Village and we loved walking over each day for drinks and eats! The oceanfront bedroom has two queen beds, which provides a lot of space for sleeping, but made me a little sad to give it up to the kids! Lol. It’s a great spot for the money!

There were only a few things that would have made it perfect, but are somewhat out of the control of property management. The elevator being broke for 6 months made for the first time I went on vacation and actually lost weight. So I guess that was a good thing. Any time I had an issue that I brought up to the front office they were more than happy to help and they did. Other guests like to go to the pool and reserve a lounge chair with a towel and disappear for the day only to come back in the afternoon and use it for an hour. This is also not reflecting upon the unit or the mgt. just poor people etiquette. Some of the loungers could use replacement. Other than that it was an excellent stay and we would stay again. The location is great and with the 43rd seafood festival the weekend we left, we wish we could have stayed longer. See you next vacation:)

The owner of this condo makes sunhost look bad. It’s not them, it’s the owner. The dryer was an issue STILL. It ate my clothing and my friends. FINALLY it was replaced and brand new (you’re welcome) The sliding glass door is a joke. You can’t open it unless your the hulk. Maintenance did come and look at it and said it needs to be replaced. (No kidding) but it probably won’t be. Beds are HARD AS A ROCK. Awful. Pillows are just as bad. Condo needs major upgrades. Fresh paint, new toilets, and fridge. I don’t mind old looking, as you spend most of your time at the beach. But this is OLD. Very few utensils, NO cookie sheets, no beach towels. I left the blow dryer so hope it stays in the condo. We will be back, just NOT condo 407!!

There are zero updates, the sliding glass door would not open and close properly and the unit had numerous lights that did not work. In addition to that the dryer took 2-3 cycles to dry the clothes, and the mattresses had to have been the cheapest they could find. It was like sleeping on concrete. I highly suggest a new dryer and new sliding glass doors as well as new mattresses and general maintenance in the unit. New kitchen utensils and cookware would also be a nice addition. This is the 2nd or 3rd year we’ve stayed in this unit. Will not again after a 3200/wk price tag and things not working properly. Office was notified about a few of the issues (sliding door and dryer) and we never saw maintenance.

They helped anyone who was struggling with finding something. For example, I couldn't find a cart when we were checking out. They went and found me one and then proceeded to clean it off for me as it had been used to take things back and forth to the beach. We had a minor issue when our dryer stopped working. The maintenance were Johnny on the spot and very helpful. We will make it a point to stay at any resort that this company manages. THANK YOU!!!! As for our condo unit, I just wish it had a vacuum cleaner and the counter tops and dryer were updated. But I do realize living on the beach takes its toll on a condo. But the view was beautiful and the beds comfortable. I did forget and leave my foil and a new box of Cling Wrap. hahaha. to the next renter...ENJOY!

The property was clean and everything was easily accessible. The unit was outdated all of the beds were uncomfortable(it was like laying on concrete- we all hurt the next day), patio door was hard to open, livingroom furniture was outdated/uncomfortable. There was not enough remotes for each TV and one TV did not work. We love beach place and will be back eventually but will probably stay in a different unit.
