    Room location was great; view of pool and ocean was great. The over all of the room was good.A few dislikes about the room, the condo above us, from 7 am to 12 midnight, the person walked and stomped every day. We chose the two-bedroom cause of the king beds in each room, both beds were horrible, my in laws sat on one side of the bed in the second bedroom and the mattress flipped up, was not stable and the mattress is was hard.The master bedroom, the mattress on one side was like falling into a hole and the other side was like laying on a big knot.All the tiles felt loose and broken throughout the condo. The second bathroom, the tub did not drain, it filled up as you took a shower, then the smoke detector started beeping, we had to climb on a chair to get the battery out.We have a daughter that is attending college in Galveston, so we have stayed in several other condos, we do like the Dawn Condos. This condo is overall good, except for the few draw backs, that just need some attention, other than that, the condo was fine.

    The unit was nice. To be more convenient, they should install automatic security locks instead of having renters go offsite to get keys. The company who manages the condo does NOT communicate via the rental site/email. Don't waste your time. They will contact you about where to go to check in around noon on the day your contract begins.

    We enjoyed ourselves. The check in process -I wish we didn't need to go to an off site location for the keys . Additionally I felt the home needed the basics like hand soap, dish sponge. Overall, we would stay again.

    The condo complex itself it great. This was our 4th stay in The Dawn but our first time in this property. Our dissatisfaction had to the Ryson management and maintenance of the unit. Here are the problems we encountered... -cable box on living room tv didn’t work (They fixed it by moving the box from the bedroom there and saying we could switch it back and forth.) -the remotes to the “smart fans” in the bedrooms and living room were synced together resulting in us being awakened in the night when our daughter tried to turn hers off in her bedroom (They fixed it by making sure the bedroom fans were no longer on the same channel making the living room one unusable.) -We were awakened at 7:30am by a paint crew hammering over and over on the siding under our bedroom window. We get up to find 2 of the paint crew on our balcony. They were there for 2 days. (Ryson didn’t know that the building was scheduled for maintenance. After several terse phone calls they said they were sorry but there’s nothing they could do.) -A repairman came to replace the a/c unit and had no idea that the property was occupied. (He called someone and then apologized for disturbing us. The a/c in the 2nd bedroom doesn’t really work.) -There is no power to the dishwasher making it unusable. (By this time I didn’t even bother to reporting it to Ryson, having no confidence they could fix it.) -On our last day, I washed all the dishes by hand. The metal sink stopper came apart into 3 pieces just trying to pull it up to drain the water. In summary, this property and Ryson management have big problems. I strongly advise NOT to stay in this unit. The Dawn is great though. Pay a little more and stay in one of the units managed by Turnkey in this complex. They keep their properties well-maintained and have great service in you do have a problem. RYSON is the WORST!!!

    Loved the condo and the manager Christian. He was extremely nice. We are very thankful for the fishing trip. It truly made up for our misunderstanding on the parking. The only concern we have is the outdoor furniture on the patio. It is very rusty and one chair looked very hazardous. It is about to fall apart and could be a liability for the owner. If it falls, it could really hurt someone since it is suspended in the air.

    I had inquired about AC prior and was assured it was fixed. It was not. Back bedroom excruciatingly hot. Second pool closed 2 days so the other pool swamped with people. Master shower didn’t drain. Needs work.

    The unit itself was nice. But the fact that the extra room was SUPER HOT the whole time made it miserable. At first we thought it may have been the sun at that time of the day. But no it was like that the whole time it blew but cooled off nothing in that room. My kids slept with no covers. Also was not a big fan of the balcony view. The swings sit low so the railing is in the way. The cabinet in the extra bath was off the hinge also.
