Located near fishing lakes and the Recreational Center and walking distance to City Market and Walmart it's the perfect location to stay in the bustle of life, while still feeling tucked away from that big city hustle. Fishing licenses for the lakes can be provided at the Rec center. No swimming is permitted in the lakes as lake weed is prevalent and can snag a person. Small boats are allowed with permit.

Prime Location & Outdoor Fun at Your Fingertips

With easy access to everything Uptown Pagosa has to offer, you'll be right in the heart of Fairfield Pagosa. Just a 5-minute drive lands you in historic downtown Pagosa Springs, where you can explore charming local shops and eateries.

Not into shopping No problem. The beautiful San Juan River winds through town, offering plenty of opportunities for summer fun like kayaking, rafting, fishing—or grab a tube and float your way through town with no destination needed.

Prefer dry land Lace up your hiking boots and explore nearby mountain trails, where wildflowers, aspen groves, pine forests, waterfalls, and wildlife await.

Local Hiking Favorites:

Opal Lake: No waterfall here, but don’t miss it. A gorgeous, easy hike through aspen forests, whimsical toadstools, and—if you time it right—wild strawberries. Located about 15 miles up Upper Blanco Road.

Fourmile Trail: A 6.2-mile round trip with peaceful meadows, big views, and a stunning waterfall finale. Take the lower trailhead off 4 Mile Road for the best experience.

Treasure Falls: Short, sweet, and packed with beauty. Just off Wolf Creek Pass, this easy trail leads to a magical waterfall—perfect for families and quick adventures.

There is one designated parking spot labeled with a #43. DO NOT park in other numbered spaces. Additional parking is in the back of the parking lot.

Please note that trailers are not permitted to be parked anywhere within this condo association. Parking on the grass is also strictly prohibited. All vehicles must be parked in designated parking spaces. Violators are subject to towing at the owner’s expense.

**Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.**

Colorado likes to keep us on our toes, expect inclement weather and be happily surprised when that is not the case. We live at altitude which means you need to drink lots of water, altitude sickness is no joke and definitely no fun!

We like to boast the most snow in Colorado. Should guests be visiting during winter months expect snow! Expect driving in snow, walking in snow, and playing in snow. Ensure the vehicle you are using has 4-wheel drive capabilities. Refunds will not be issued because of weather. (Unless previously discussed and authorized by management.)

Pagosa Springs is historic in nature and is surrounded by the San Juan National Forest. Hiking trails, views, adventure and journeys all await the wondering guest.

Check-in begins at 4:00 PM, and check-out is at 10:00 AM, unless otherwise arranged. Early check-in or late check-out is available for $15 per hour, which helps accommodate our cleaning schedule and preparation for the next guest.

Please contact the property manager to confirm availability for late check-out. Failure to comply with the check-out time may result in denied access to the property or immediate eviction.
