House Rules:

1. Please read over and agree to the rental agreement before booking. Any damages or house rule violations will be deducted from the damage deposit.

3. If full payment is not received 28 days prior to your stay we reserve the right to cancel your stay and keep the amount already paid.
Rental Agreement and House Rules
(Once you book, you agree to all terms.)

General Principles:

• These House Rules are intended to ensure that our property and neighbors are respected. Rest assured, there should be no problems if that happens, but if you feel you cannot follow our Rules, we respectfully ask that you not book with us.
• Please respect our property and neighbors (there are families in the association) and keep noise to a minimum, especially after 10 p.m. Guests are not permitted past 10 p.m.
• Please properly dispose of cooking oil and grease in the garbage; do not pour them in the sink because that can clog the pipes.

Zero Tolerance Policy:

• If any party that may disturb our neighbors is thrown, large or small, or anyone engages in drug use, including marijuana use, we will require you to leave the property and impose the fines below.

Damage Deposit and Fines:

• We have overwhelmingly positive relationships with our guests and are rarely forced to fine anyone. Our intent is not to prevent you and your group from enjoying yourselves. We want all of our guests to have fun! Instead, our intent is to weed out bad actors and prevent situations that may disturb our neighbors and damage our property.
• We impose fines if any party is thrown that may disturb our neighbors, large or small ($1,000); for noise or quiet hour violations, especially when reported by a neighbor ($250); for use of our neighbor`s outdoor property ($250, note that we have no outdoor furniture); for smoking anywhere in our unit or association ($500, which association rules apply even to outside patio smoking); for our keys not being returned ($35); for any theft ($500 minimum depending on the item); flushing wipes down the toilet ($250 plus cost of repairs) and for fireplace use ($600 + any damage).
• If you timely let us know that an item is missing or damaged, we will simply charge a replacement cost. But if this is unreported, we will impose a fine of, or reduce your damage deposit by, three times the replacement cost for the missing or damaged item.
• If the number of guests exceeds the number specified in the reservation, we will impose a $25 charge per unspecified guest each night. If the number of guests exceeds the maximum allowed by our listing, we will impose $50 fine for each extra guest each night, and either keep your damage deposit or impose a $100 fine.
• On rare occasion, when our home is left unusually dirty, the cleaner charges extra. If this occurs, you will be charged $50 for each hour of cleaning beyond the allotted cleaning time.
• Checking out after 11 a.m. on the last day of your stay may result in a $50 fine if you are not out by 11:15 a.m. and an additional $50 fine for each subsequent hour.

Check-out:

• Check-out is at 11 a.m. on the last day of your stay. This applies unless at least one day before check-out: (1) an alternate plan has been agreed to, and (2) payment for late check-out or extending your stay has been made.
• Checking out on time is extremely important. The cleaners will clean right after your stay, and new guests often check in shortly thereafter.

We had great communication with the hosts. The VRBO ud located in a great part of town. Very close to shops, dining and the subway. The hosts recommended some good places around the location. The only negative was the stairs, but that can’t be helped

This condo was a great place for our girls trip. It's in a great location, very central in River North. We walked almost everywhere from here. We didn't cook at all, so cannot comment on kitchen stock. We did head up some leftover pizza in the toaster oven though. There is a coffee machine or pod machine too. Everything else was very clean and bathrooms were stocked with paper products and shampoo and bath wash. Condo had air conditioning and fans in bedrooms if needed. Key codes for interior and exterior doors were very convenient. Overall great stay! Would stay here again and would recommend to friends! The only surprise was all the fees that the city of Chicago adds on to the base price.

The property was very nice - inside and outside. My one complaint though was the list of do’s and don’ts. It was a dizzying list of “if you do A, we will fine you X” Almost made me want to cancel my reservation and just eat the loss, because it did make us feel very uncomfortable/unwelcome. Like we could only sleep, shower, then leave. Otherwise it was a beautiful property. Nice and clean, decorated beautifully, and fully stocked with all that we needed for a few days stay.

Apartment was as shown on Vrbo website - comfortable and clean. Good location, easy access and nearby parking. Kitchen well equipped, bathrooms modern and good towels and bed linens. Only modest issue is that the heating system is really quite loud when on.

My friends since elementary spent 5 days at this darling condo. The place was clean and spacious. It was perfect for us 6 friends. The bedrooms were spacious, beds were comfortable and the sheets were perfect. I lived the soft pillows which made our sleep really comfortable. The kitchen was small but was perfect during our stay. It had the right amount of pots and pans available for our use although most of our meals were bought out. It also had baking pans that allowed us to make some fresh croissants. It had enough plates, mugs and glasses for use. Location was perfect and made it easy for us to walk. We did take uber, too, to the farther locations. We were not able to use the front door where the code didn’t work so we used the back door to access the unit. Overall, it was a pleasurable experience staying at this condo unit.

This apartment was spacious enough for six adults to gather comfortably. The location was walking distance to Michigan Avenue shopping and attractions, Navy Pier and the Chicago River. Everything was nice. Great neighborhood with easy access to all of Chicago. Steps to 3rd floor are a little steep but not really a problem unless your party had mobility issues. Beds are comfortable but towels are a little worn and need replacing. Kitchen was fine. We had a great time and would stay again.
