2025 Pacific Palisades Fire Update: The property withstood the recent Malibu fire and remains fully operational. Due to ongoing recovery, daily construction occurs on the building and nearby PCH, typically from 7:00 a.m. to 3:00 p.m., Monday through Friday, with occasional Saturday work. Noise from construction can be heard from the unit, especially on the ocean-facing side, and activity varies day to day. Intermittent power outages may also occur. We are working closely with local homeownersto support the community while ensuring a safe and comfortable stay.

Nestled in Malibu`s serene Las Flores neighborhood, this fresh seaside condo lives oceanside with your own private beach access, offering a peaceful haven just minutes from local shops and dining.

Every corner of this thoughtfully designed condo invites you to unwind and embrace the coastal lifestyle, with the soothing sounds of California waves gently lulling you to sleep. Relax in comfort, retreating to a lush king-sized bed where you can drift off to the calming rhythm of the ocean beneath you.

The main living space and kitchen are bathed in natural light, with refreshing ocean breezes and a front-row seat to California`s stunning sunsets. A fully equipped kitchen and beautifully appointed bathroom add to the convenience, while the outdoor dining deck provides an ideal space for alfresco moments. Whether you choose to dive into the waves just steps away or enjoy the mesmerizing views from the comfort of your patio, this condo is your perfect beachfront sanctuary.

As of April 2025, Breathe Malibu now includes a brand-new in-unit washer and dryer for your convenience. Additionally, high-speed Starlink internet has been installed, offering a fast and reliable connection ideal for remote work, streaming, and video calls.

Additionally, we manage a second 1-bedroom unit in the same building, Malibu Breeze, located on the second floor and accommodating up to two guests. If you are interested in booking both units or would like more details about the additional space, feel free to reach out!

Guests will have access to the entire condo and the tandem carport driveway to park directly off of PCH. There will be no one else on the property, unless otherwise discussed with you in advance.

This property is located approximately 17.5 miles miles from Los Angeles International Airport (LAX) and 21 miles miles from SoFi Stadium.

NEIGHBORHOOD INFO:

15 minutes of the Santa Monica Pier to the East and 5 minutes away from Malibu pier to the West! Popular local restaurants include Nobu Malibu, Moonshadows, Mastro`s Steakhouse and Ocean Club, Paradise Cove Beach Cafe, Duke`s, Geoffrey`s, Malibu Farm Pier Cafe, Mr. Chow Malibu, Rosenthal Malibu Winery Estate and Beach Bar and Cafe at the Getty Villa. Close to Malibu Winery, Escondido Water Falls and The Grotto Water Falls.

While this building remained unaffected by the 2025 Malibu / Palisades fires, please be aware that there is significant devastation in the surrounding area. We ask that all guests remain mindful and respectful of the local community during this challenging time. Thank you for your understanding and cooperation.

While visiting Southern California, having a car is the preferred mode of transportation for most, considering the wealth of unique attractions within a two-hour radius of this home. For the adventurous explorer, a car is highly recommended to fully appreciate the diverse experiences the area offers. However, if you`re inclined to arrive and seamlessly unwind at the house during your vacation, rest assured that Uber and Lyft services are readily available for convenient and hassle-free local transportation in Los Angeles.

PLEASE NOTE:

The living room couch converts into a double sleeper sofa. Dimensions: Width: 75` / Depth: 54` / Height: 31`. This is a one-bedroom apartment so please be advised the sleeper sofa is located in the living room and not a separate, private space.

OTHER IMPORTANT INFO:

Guests should expect ongoing maintenance and recovery work following the 2025 Pacific Palisades fires. Daily construction noise and workers on the building and nearby PCH may be present during standard working hours, and intermittent power outages may occur. Pricing has been adjusted to reflect this temporary inconvenience.

By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed!

Utility Usage: Utilities are included up to the property’s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.

- Damages and/or failure to pick up after your pet may result in additional charges at check-out. Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to Owner and/or Company.

- For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.

- A minimum of $25 will be charged per lost or unreturned keys, fobs, or access cards. Please ensure they are returned before check-out.

- All 30+ day stays require mid-stay cleanings by our professional housekeeping team. Payment will be requested after booking confirmation.

- Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a $250 fine.

- Quiet hours are from 10 PM to 8 AM. Please be mindful of the noise level during these hours to respect neighbors and others in the area.

- Guests are responsible for any damage to the property or its contents during their stay. Any damages must be reported immediately to the host to ensure proper documentation.

- Please dispose of all trash in the designated bins provided. If the trash bins are full, please notify the host for further instructions.

- Any unregistered guests are not allowed to stay overnight without prior written approval from the host. Additional guests may result in an additional charge.

    The property and location were both amazing! As if having the ocean waves crashing beneath you wasn't enough, the actual property was beyond expectation. Everything was clean and well appointed and offered the top modern conveniences. I honestly could not have asked for more! We had a few questions while there and it was easy to text the property managers and get a speedy response. Many great places to eat within a few minutes of driving. I also got a massage at Bliss Malibu and it was 90 minutes of...Bliss! But let's be honest for a moment - the towels and toilet paper were great quality! I'm so tired of staying in hotels where the TP is paper thin and scratchy and so are the towels. That's not the case at Breathe Malibu - I was so happy to take a shower and wrap myself in a towel that felt soft and luxurious. The top draw is the view. I could sit and stare at the ocean for hours. We saw a seal and dolphins! A few notes for future guests (we were here in September): you get maybe a couple of hours access to the beach from the property as it is underwater or close to it a lot of the time - but check the tides as that will change throughout the year. But it's an easy drive to beaches where you can sit on the sand as long as you want so don't let that deter you. Another note is that the PCH is BUSY and cars drive crazy fast, so getting in and out was a bit of an adventure. But not impossible. If you're on the fence, get off now and just book your stay already! Worth it!

    The home and location was great. The listing says the home has a garage when it does not. It only has a 2 car deep carport

    The apartment looked exactly like the photos, maybe better. Beautifully decorated and set up. The waves crash up underneath it at high tide and it’s very loud and the house vibrates at times but I enjoy it (there may be something underneath the unit hitting the stanchions and making loud noises). The dishwasher was not working properly and they only supplied 1 roll of tp so I had to make an emergency run to the convenience store ($4/roll!) but those are my only issues. Would definitely rent this unit again.

    I was talking with my friend few months back, that I would love to stay in a place where the waves are coming all the way to the property. With some coincidence I decided to look what is available in Malibu few times, and one day this property showed as available. It was what I wanted, waves all day and night, property is very private, no traffic on the beach. The view is just magnificent, peaceful ocean all around. The apartment itself is newly updated with great design, we used the fully functional kitchen for breakfast. Access to the beach is a bonus. If you lucky you can see dolphins from the balcony. My daughter slept on the couch (converting to like a queen bed) in the living room, and she was happy with it, falling asleep with waves. We really enjoyed our stay. Management is very helpful, providing all needed info and some area recommendations, fast to respond, the whole check in and out process was a breeze.

    Loved the unit and having high tide breaking under the house! We enjoyed the sound of the sea our whole visit! Very comfortable for 2 people! Had every thing we needed to make our stay a relaxing vacation! We will be back again!

    This is a beautiful property located right on the PCH (Pacific Coast Highway). The suite is comfortable and welcoming with a great king bed and gorgeous linens/towels. Everything is here for a great getaway: an indoor and outdoor sitting area, Nespresso machines with capsules, a fully equipped kitchen, and a hard-to-beat deck overhanging the waves below. It's Amazing! The property is close to great restaurants and a small shopping center in the village. We loved our stay!
