SUMMARY
Enjoy the sunrise and 180 degree water views on your very own beachfront patio. This home is located in a 2-unit building & situated on the ground level + a portion of the second level. Features include 2 bedrooms, 2 bathrooms, sleeping accommodations for 8 guests (6 adults MAXIMUM for all-adult groups), whole-home air conditioning, & an exclusive ground level waterfront patio! We are located in the heart of Mission Beach, steps to Mission Bay Sport and Aquatic Center, and walking distance to the Ocean, numerous shops, restaurants, & entertainment!

GROUND LEVEL (parking + main living area + patio)
Step into the gated front yard into an oversized patio with 25' of water frontage, patio seating, and BBQ, ideal for soaking up the San Diego sun. Off the patio is a floor to ceiling glass sliding door that folds open into the open-floorplan main living area. The all new kitchen features white cabinets, beautiful quartz counters, dishwasher, and fully stocked kitchenware. Off the kitchen is a dining nook facing the bay as well as the living room with mounted tv, and plush queen sofa sleeper with upgraded memory foam mattress. Rounding out the ground level is a convenient attached 2-car tandem parking garage.

SECOND LEVEL (2 bedrooms + 2 bathrooms, *note the second level deck is for the upper level unit)
A small set of stairs will lead you to the second level that houses both bedrooms and bathrooms. The relaxing master retreat is fully equipped with a King size bed, TV, exclusive patio, and ensuite bathroom with surround shower. Bedroom 2 includes a Full over Full sized bunk bed set also with it's own tv and a great setting for kids. Also on the second level is a stackable washer/dryer and a restroom off the hallway (tub/shower combo).

PARKING
Parking includes an attached garage with tandem parking for 2 compact vehicles or 1 longer vehicle, approximate dimensions 33' Long x 7' High x 7' Wide. Note – additional overnight street parking is permitted at no fee (please read signage for street sweeping!) and there are public parking lots near Belmont Park.

POLICIES & GOOD NEIGHBOR GUIDELINES
• Guest Requirements | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30 (exceptions made for multigenerational families).
• Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (i.e. includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• Combination Listings | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.

    Property was very clean, it had lots of extra towels and blankets. Beds were comfy and there was lots of beach gear for us and the kids to enjoy a fun day at the beach!

    Overall super location. Space was serviceable. We liked that extra towels, blankets, and beach toys were offered. The king bed was very comfortable, but our daughter mentioned her bunk bed (top) was shaky and creaked. While the location was wonderful, we would not consider staying here again. The primary reason is because this is a shared property-we were in the downstairs unit (first floor and part of second). When guests were upstairs, we could hear everything. Every pounding footstep and most conversations were audible. Also, our last night there, guests checked in after midnight and we could hear them in the garage unloading, even though we slept with a sound machine on. Some rugs may help with the noise, but overall it was not pleasant. If you are planning to rent the entire house, it may work for you. But it is too loud with anyone else staying at the property.

    A perfect location if you have younger kids/toddlers that want to enjoy the bay and the grass. The house was very clean and had all of the amenities necessary for a great summer rental for my family. It is also walking distance to a playground and able to see the fireworks at night.

    95% of this property every enjoyable. San Diego sun, mission harbor all combine for a beautiful location. Slightly busy location due to the 19 beach chair & the boat launch. Property was comfortable for my young group of 6, but would not work for teens or older children. The bunk beds are super tall & my 8 year old could barely crawl in the top bunk. The bedroom dressers are terrible. Bathrooms & showers are nice. Deck got very hot in the late morning, but was very nice in the evening. The full kitchen was very nice & we used it extensively. Garage was tight but very nice. Construction is ongoing for the neighboring homes, overall this wasn’t a distraction for us, but it existed. SeaWorld fireworks every night were very visible & were actually more enjoyable than being in the park itself.

    Great spot if you want a view of the water but don't want the busy traffic on the ocean side. We stayed on Side A. Fun people watching, quiet at night, friendly neighbors. Master bedroom's bed was very comfortable. The second bedroom has a full bunkbed bottom/top. Realistically 1 person per bed and you better be little for the top bunk, makes noise with every move. Bathrooms nice, kitchen nice. Loved the patio and the beach!

    The place was clean. Unfortunately, I wasn't notified that construction would be happening right next door so both Friday and Saturday hammering started at 7:45 am. Other than that, I would recommend it to a family.
