Patty’s Riviera Villa is a beautifully updated 3-bedroom, 2-bath condo located directly on scenic Sail Bay in Pacific Beach—just steps to the sand. Enjoy bay views, sunsets, secure parking, and complimentary bikes in one of Mission Bay’s most peaceful locations.

Ideal for families, this bright and spacious vacation home offers comfort, style, and functionality. Relax in the inviting living room after a day of exploring San Diego, complete with a gas fireplace, queen sofa sleeper, and a 55” flat-screen TV. The dining area seats six and offers lovely bay views, while the private balcony includes seating for two and an electric grill—perfect for sunset dinners.

Situated on the quieter east side of Sail Bay, Riviera Villas offers stunning sunset views and front-row access to bay activities such as sailing, paddleboarding, and biking along the boardwalk. Mission Beach is just across the bay, while downtown San Diego, SeaWorld, Balboa Park, and the San Diego Zoo are all within a short drive.

Enjoy morning coffee on your balcony as joggers, cyclists, and skaters pass by—or explore the bay using the two complimentary beach cruiser bikes provided.
Guests have access to the entire condo, a coin-operated laundry on every level, and the parking garage.

• Booking Process: After booking, you must complete our electronic rental agreement and an identity verification to access your guest portal. Check-in details, including a custom door code and property information, are available in the portal.
• Seasonal Policies: We have minimum stay requirements that vary by season.
Summer (Memorial Day–Labor Day): 5 night minimum, no arrivals on July 4th (Independence Day)
Holidays: 5 night minimum. There are no arrivals on Independence Day (July 4), Thanksgiving, Christmas, or New Year's Day.
• Check-In/Out: Check-in is 3 p.m. (4 p.m. in summer). Check-out is 11 a.m.
• Group Travel: We manage multiple units in this building. Please inquire if you need more space for a larger family or group.
• Property Note: This is a privately owned vacation home. Furnishings and decor may occasionally be updated and differ slightly from the photos.
• Pet Policy: Pets are NOT permitted.
• Rate Policy: Rates fluctuate daily. Pricing at the time of booking is the confirmed rate.
• Age Policy: We typically do not rent to guests under 25 or to large groups. Please contact us prior to booking if your group requires an exception.
• Climate Control: The condo does not have central A/C. It is equipped with electric wall heaters and a gas fireplace for cooler evenings and enjoys a wonderful bay breeze. A portable a/c unit is available for an additional fee.
• Laundry: Coin-operated laundry machines are conveniently located down the hall from the unit for your use.
• Beach Gear Provided: We provide a variety of beach accessories, including beach chairs, a beach umbrella, boogie boards, and bikes!
• Starter Kit: We provide a starter supply of paper towels, toilet paper, soap, and detergents. All linens, bath towels, and beach towels are also included.
• Traveling with Children: Baby equipment, including a pack ‘n play, high chair, and crib, is available to rent for your convenience. Please inquire for details.

We recommend a car for navigating San Diego, but public transportation is just a couple blocks away. If you`re planning to stay put in Pacific Beach, there is no need for cars! Just ride our provided bikes or walk the neighborhood.

    Clean, spacious, as advertised. Beds, linens and towels all great. No complaintsThis property is very tricky to get into. My only suggestion is to re-write the access instructions to make it clearer and easier to get in. Several guests felt similarly. 5/5 would stay here again.

    Condo was everything we expected very beautiful very comfortable. Everything was there that we needed. The only thing that I would suggest is maybe getting a different kind of arrangement for the living room. There was a nice leather couch there other than that there were two chairs that were well ver worn out, was very uncomfortable. It just would’ve been nice to have more sitting space in the living room area for family and friends together and talk. Other than that, everything was great.

    We came from Arizona for a few nights to enjoy the salty air and we left refreshed!The condo was awesome, clean, totally redone inside and had everything we needed. The instructions sent before you arrive are beyond detailed! We loved being able to walk out the back of the condo to the bay and enjoy a nice walk around the bay. It was super peaceful and not crowded at the bay. We would highly recommend staying here. You will not be disappointed!
