Bobbie - Mar 2021 - “Absolutely beautiful space! Loved having breakfast on the lanai, walking around the area. This is a quiet, out of the way location, perfect to relax and get away. The kitchen is well equipped, and there is internet, cable tv, DVD movie selection, and board games if the weather is crazy. Very comfortable bed with soft sheets. Stock up on food before coming, the charming town of Na’alehu has a small store, but the grocery in Pahala was closed. Black Sands beach is an easy walk away and stunningly gorgeous, there are snorkel sets, beach chairs and boogie boards to use. Volcanoes National Park is about a 45 minute drive away and well worth a visit. The only drawbacks were- golf course has been closed since 2018 and trying to schedule pool time (COVID precautions) was difficult and the hot tub is currently closed. Julie was quick to reply when I had a question and check in / out was easy. We will be back!”

Dec 2018 - Guest - The Black Sand Beach Rental was remote but in a beautiful property that was well kept with a stunning pool and jacuzzi overlooking the ocean. The Black Sand Beach where we saw turtles every time we visited was stunning. Not the best place for swimming but it well worth our stay. We did day trips to the Green Sand Beach which was awe inspiring. Our communication with the property manager was prompt and when we saw the pull out sofa mattress was a bit 'springy', she came all the way to drop off a foamy to lay on top of it so we could be more comfortable. My children LOVED the charming and cozy condo. It was a lovely stay and I would highly recommend it.

April 2019 -  Patrik -  We enjoyed staying at your condo. Beautiful rural settings close to the rocky coast line. Quiet and relaxed place. Short walk to dramatic and beautiful Black sand beach. Nice to have the balcony with a nice view for breakfast and sitting outside. Boogieboard and other swimgear available in condo, though we did not use since we brought our own. Pool not available since it was under renovation (we were informed about this at the time of booking so not a problem for us). Bed very comfortable and big enough for three people. Cleaning, particularly the kitchen area, needs improvement and some of the kitchen gear is in need of an update. All in all good value for money. Mahalo!

June 2019 - Joan - Love this place and would stay here again!!! Communication with Julie was awesome. When we had a question we could message and she would get back to us right away. The place is awsome and updated, enjoyed the 1/4 mile walk to Black Sand Beach. She has a book that walks you through everything. Very well organized!!! The only negative thing was the pool and hot tub were not open as they were doing repairs to them. Thank you Julie for everything!!!!

HOUSE RULES OF ASSOCIATION OF OWNERS, COLONY ONE

The following house rules are for the purpose of promoting harmonious living in Colony One. The cooperation of all owners, residents and guests is required.

Owners and Tenants are responsible at all times for the conduct and decorum of their family members and guests. Parents are responsible for the conduct of their children at all times. Games and/or activities, which damage or disturb the common areas are forbidden within the Condominium area. Activities that create a disturbance to residents or destroy the landscaping shall be controlled at the discretion of the Resident Manager. For safety reasons, no play is permitted in the parking area.

Studio and one-bedroom units are limited to four (4) occupants; two-bedroom units are limited to six (6) persons. Three-bedroom units are limited to eight (8) occupants.

A Quiet Time exists from 9:00 pm to 8:00 am. The volume of radios, TV sets, stereo sets and musical instruments should be adjusted accordingly as to avoid disturbing neighbors.

No pets are allowed on the property with the exception of those aiding disabled persons.

No alterations, installations or changes shall be made to the exterior surfaces or areas of the buildings, unless approved by the Board.

Furniture and toys, including bikes and tricycles, shall not be placed, kept or stored, except within the apartments or in areas designated by the Board.

Textiles items including clothing, towels, bathing suits, laundry, etc., shall NOT be hung, displayed or placed in such a manner as to detract from the appearance of buildings, lanais and common areas.

All trash shall be placed in the designated refuse areas.

Damage to furnishings, buildings, landscaping and all common elements shall be paid for by the person causing such damage.

No hibachi or grills allowed other than the ones provided in pool area.

All tenants shall observe the POOL RULES as described on a separate sheet in this packet.

No chemicals shall be used which adversely affect the adjacent areas or limited common areas.

Bicycles, skateboards, roller blades, inline skates and motor bikes are not allowed on sidewalks, grass/lawn areas or the parking areas. They must be removed from community areas when not in use.

Automobiles may be parked only in designated parking areas of the project. Parking is not permitted on the grass.

Interpretation and enforcement of the House Rules listed above shall be determined at the time of occurrence by the Resident Manager. Decisions of the Resident Manager shall be respected.

POOL & JACUZZI RULES

Pool hours are 8:30 am to 9:00 pm.

There shall be no running, diving, pushing, splashing bombing, etc. in the pool area.

Persons under the age of 14 shall be accompanied by an adult while in the pool or Jacuzzi.

Each unit shall have no more than 4 guests in the pool or Jacuzzi at any time. The rental resident must accompany their guests at all times.

No glass containers, ceramic plates or glass items allowed within the grilling or pool enclosure.

No scuba equipment, including face masks, fins, breathing tubes, rafts, inner tubes, toys and other objects allowed in the pool area.

Smoking is not allowed in the pool or Jacuzzi area. Smoking is allowed within designated smoking areas only.

Swimming aids: vests or arm bands will be allowed in the pool area with proper adult supervision.

Appropriate swimwear such as waterproof “dippers” swimming trunks and swimsuits are required. No cut-offs or tee-shirts.

Management reserves the right to close the pool area at their discretion. No lifeguard on duty.
