Welcome to your home away from home in beautiful Playa Paraíso, Adeje. This apartment is designed for comfort, ocean views, and relaxed island living.
As part of our commitment to the community, all guests are required to follow the building`s Internal Regime Regulations. Failure to comply may result in immediate fines or eviction.

Quiet Hours & Conduct
This is a private residential complex.
Strict Quiet Hours: 11:30 PM – 8:00 AM.
Conduct: Any form of vandalism or behavior that disturbs the peace is strictly prohibited.
Penalties: Vandalism or significant noise disturbances are penalized with community fines ranging from €100.00 to €300.00.
Balcony & Terrace Rules
Per community regulations, the following are strictly prohibited:
No Hanging Items: It is forbidden to hang plants, towels, clothes, sheets, or carpets on balcony railings.
No Liquids: Do not wash terraces in a way that allows water to run down the side of the building. Be mindful when watering plants.
No Littering: Throwing objects, cigarette butts, or garbage from the balcony is a serious violation and will result in a sanction.
Safety: Do not sit or stand on railings. Supervise children at all times.
Pool & Common Areas
The pool is private for residents and authorized guests only.
Hours: 10:00 AM – 7:00 PM (Winter) | 10:00 AM – 9:00 PM (Summer).
Safety: No glass containers or bottles are allowed in the pool or solarium areas.
Attire: You must dry off before leaving the pool area to enter the building.
Smoking & Odor Policy
Apartment: Strictly non-smoking inside.
Common Areas: Smoking is prohibited in hallways and elevators. Please use designated smoking areas only.
Nuisance Odors: Any unpleasant smells (garbage, marijuana, etc.) originating from the apartment that reach other units or common areas will be sanctioned.
Pet Policy (If Applicable)
Elevators: Dogs over 15 kg must use the forklift/service elevator.
Common Areas: Dogs must be tied or carried at all times. They are not permitted to use community gardens as toilets.
Balconies: Dogs cannot be left alone barking on balconies.
Garbage & Cleaning
Disposal: Dispose of garbage regularly in designated bins outside the complex.
Saturday Rule: There is no garbage collection on Saturdays. Please only take out trash on Saturdays if absolutely necessary.
Prohibited: Do not leave trash in hallways or common areas.
Utilities & Maintenance
Conservation: Please turn off lights and AC when leaving. Tenerife electricity is expensive; mindful use is appreciated.
Reporting: Report water leaks, electrical issues, or lock malfunctions immediately.
Deliveries
The building does not provide package reception. You must be present to receive any deliveries.

Legal & Rental Terms
This property is rented as a Seasonal Non-Tourist Residence in accordance with the Spanish Urban Lease Law (LAU). Residential community rules apply strictly. Guests agree to comply with Spanish Law and the specific Community Regulations provided.
Sanctions: Owners are notified of violations by security. Repeat offenses (3 notices) result in the loss of community benefits and financial penalties for the owner, which will be deducted from the security deposit.
