*As part of our effort to help you relax and enjoy your stay, accidental damage protection is part of your booking. The cost of this protection has been included in your fees and covers you for accidental damages during your stay.
*For Airbnb bookings this fee will reflect within the nightly rent as there isn't a category line for the protection fee.
* Due to food and safety concerns, we do not provide amenities related to food including salt, pepper, sugar, and spices.

– HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied. Clean sheets and towels will be available in the unit. We provide 1 bath towel and wash cloth per guest, 1 bed sheet and comforter per bed. There is a washer and dryer on-site.
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway or at the extra parking spaces by the rec area of the community. Vehicles parked in the roadways may be towed and will be at the owner’s expense.
*ADDITIONAL CHARGES: (please read the rental agreement in full to see all details)
- $90 - each clogged toilet.
- $500 - smoking inside and/or smoking debris left outside for cleanup.
- $100 - each moved furniture.
- $350 - frozen/locked HVAC unit (caused when the thermostat is lower than
68°F in the summer months and higher than 75°F).
-$200 - Trash issues.
-$250 - Hot Tub issues caused by guests
- If necessary, additional cleaning/trash issues will be charged.

- When is trash picked up
Trash Collection happens on Tuesdays after 6:00am.
*Trash policy- Guest(s) will bag and properly dispose of all their trash including recycling items.
All trash/recycling items must be bagged in appropriate (13-gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. The local trash company will not haul away loose left items, small bags, pet bags, or grocery bags.
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in additional charges not less than $200.00 for bagging and additional haul off.
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.
- Can I send mail to the property
USPS does not provide service in the community. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.
- What are the community quiet hours Are there any additional fees to use the amenities
Quiet Hours are 11:00pm-8:00am. Community amenities are included in your stay. Please note that the community hot tub and pool are seasonal and only open Memorial Day-Labor Day. In the event of weather or maintenance needs, please note there will be no refunds given due for the community amenities since they are free for guests.
- When will I receive my check in instructions What is the check in process
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.
- How many cars can I park
You can park up to 5 cars on the driveway and additional cars at the community rec-area.

After hours emergency: Information will be provided in your rental agreement, arrival information and your welcome sheet within your property.
Tennis courts, basketball courts, hiking trails, rec field, playground are available all year round to guests.
The Community Pool and Hot tub are available Memorial Day-Labor Day/this space is shared and open until Labor Day- There are restrictions in place for your safety.
The private hot tub at the cabin is available full time during your stay.

Guests have access to the full house as well as the yard and community amenities.
After booking- you will receive our rental agreement. It will be emailed directly to you from our internal platform. Once agreed upon and submitted back, you will receive your arrival instructions which will include directions and access to the cabin. Access will be self check in for your safety.

Thank you for sharing your lovely home with my family - we absolutely loved every minute of our stay. The themed rooms were comfy, clean and the heat worked great! The hot tub was clean and worked perfectly. I cooked several meals and really appreciated the well stocked and organized kitchen. I noticed that the fridge had an ice maker, but it didnt seem to be working. The great room was cozy and we loved the firewood and the free wood on site. Bathrooms were great, although the shower handle on the bathroom across from the hive room was loose and we couldnt get hot water - the other two showers worked fine so it was no big deal. Thank you again for a wonderful stay - we will definoitely be coming back!

We wanted to get away for the weekend and it was less than 2 hours drive from Arlington, VA. The home was exactly as expected. Bed were comfortable. Kitchen had everything needed to cook. Hot Tub was relaxing and clean. Would stay again.
We were very pleased with the amenities available, including the well equipped kitchen, lovely community pool, private hot tub, children’s play nook, and ample air conditioning for a hot summer week, Our family included a wide range of ages and we all enjoyed our stay!
This cabin was well stocked, comfortable, and in such a beautiful area. The pictures are accurate to what the cabin looks like. We really enjoyed our stay.
Stayed at the Wildflower- 7 total. Cabin was clean and welcoming. Spacious family room, hot tub fit 4 comfortably and enjoyed taking walks around the area. Close to the Brewery Pub and the Treetop restaurant. I would recommend this place and stay there again myself. A few little things to mention. Kitchen was well stocked but no steak knives found. Some extra firewood would’ve been nice. Maybe a few extra kitchen towels would be helpful. These are just suggestions- overall, a great experience!
We were 5 women in our 40s having a relaxing girls' weekend in Berkeley Springs. The Wildflower property was fantastic - very clean, spacious and comfortably appointed with lots of beds and plenty of seating. The setting was peaceful and secluded, which was perfect for our aim of weekend of hiking, horseback riding and taking in the waters. There was ample wood in the carport for the entire long weekend and we enjoyed fires in the main living area. Management response was excellent when strong winds knocked out the power on the first night - I received an immediate response even though it was after midnight. The hot tub was great after hiking and horseback riding and the house was really well stocked, including beach towels for the hot tub! Everything was well labeled and all instructions were easy to follow. We were a short easy drive into town, whether to go the Main or Old Roman Bathhouses or one of the great places to eat in town. We all agreed that we would definitely come back to enjoy the Wildflower again. Thank you for a great stay!
The house was clean and had all the amenities our family wanted. There were books, puzzles and games for our use which was nice. There were some things that needed fixing in the house. The sliding door downstairs did not lock, The sliding door upstairs leading out to the screened patio also did not lock and the door was very hard to open and close. The dishwasher door squeaked very loudly. The kitchen had plenty of dishes and glasses. I think some of the pots could be replaced. Water pressure poor when taking a shower. The playset outside was nice but is showing need of updating. We enjoyed sitting around the fire pit one evening. We would come back to this house if we come back to Berkeley springs.
It was a fine place to stay but ultimately I would not stay here again nor would I recommend it to others, as the issues I experienced were too numerous. The window AC units were not enough to keep the house cool in July and all the filters were dirty so they caused respiratory issues for the guests when they were turned on. The ceiling fans were helpful but at least one of them was wobbling way too much for our comfort to use at any decent speed. Hot tub was great. TV in the living is the size of an average computer monitor so not worth turning on at all. Overall it needed a lot of basic, general maintenance, and some deep cleaning (the rugs were in desperate need of a shampoo). I sent a detailed list of all the things that went wrong via direct message.
The house in a beautiful mountainside resort. It was more spacious than I though especially the downstairs. House was dated but clean and quaint. The kitchen A++ equipped was everything you could possibly need. Trouble with hot tub but mountainside getaway sent someone to fix it. My husband found the hose to fill up the tub more. The community pool was awesome. Unfortunately had some party groups there but they were eventually kicked out. All in all it was a great place to stay I would recommend to large family groups. Just one thing please have house keepers vacuum out all spiders on the screened in porches before a new guests come in.
We absolutely loved our stay especially the screened in porch on the upper level. You know a place is good when you discuss a return while there. The hot tub and whole place was clean and set up nicely. There was a minor issue caused by prior guest upon check-in so we did end up chatting with staff and both were quite friendly - the issue was minor to us so there was no real urgency/impact on our stay.
