Sixteen miles downstream from the town of Pagosa Springs situated where the mountains and the desert intersect with spectacular canyon views, this secluded property has access to approximately one mile of private trout fishing. Wood burning stove. No kitchen but toaster, coffee maker and BBQ available to grill your catch. Also no wi-fi and no tv; cell service is unreliable but local land-line calls can be made at no charge - enjoy being on the edge of the grid!

    Bummer this didn’t work out a bit better. Brett tried to warn me I’d need a 4 wheel drive vehicle. I’d imagine it’s fine in the summer as long as it doesn’t rain really badly. In the winter, this just wasn’t accessible enough and without wifi or cell phone reception, it just wasn’t a good idea for us to get stranded out there in the snow. If you read the rest of the reviews-there’s a whole lot of broken stuff too. Neither one of the burners works now. The place is ideal for dogs. It’s far enough away from the neighbors and the road that I’d be willing to go back. It’s quiet. I wasn’t a fan of the Queen/double bed in the bedroom—but we didn’t sleep there. Owner is as nice as he can be. I would have loved it if the weather had held up.

    Great views, and decent kitchen supplies for the very rural location. Well water. 1/2 sized fridge and large toaster oven and sink for kitchen appliances. Has 2 burners but we brought and used our own hotplate. Dishes for four. Bedding, towels, and minor cleaning supplies on premises. Excellent wildlife viewed near and on-site. No one bothered us and the house is charming and relaxing. Water gets wonderfully hot and the little wood stove really heats up the whole cabin. River water quality poor, so fishing was slow but was still fun and it was a great private spot to do other activities. Would have liked the trail to the river to have been better cleared and marked for hauling supplies to and from but it had been raining and vegetation grows quickly. On the other hand, it made for fantastic bird and wildlife viewing. Excellent stay. Great place for the money. Definitely coming back for my anniversary!

    I rented a place that was miss represented trying to get a refund could not stay in the rental had to go and pay more expenses on another place drove 1005 miles to stay there in this cabin and it was so bad we left

    The cabin setting and curb appeal is high! First disappointment is that fishing at that end of the river is poor -- way too much agricultural runoff in the water. The river had great fishing opportunities but no fish other than catfish with is an indicator of water quality. Second disappointment were the hodgepodge of uncomfortable furnishings and appliances that did not work (fortunately we are handy and got most functional). Overhead light was out and there was no real planning when providing electrical outlets. Best furniture were the porch chairs, and the Wood Stove worked great. We were warned to bring our own wood BUT there would be the first night's supply there -- it consisted of 1 log. Location sucked -- 16 miles south of town (not the problem) it is the 45 to 50 minute drive. If the fishing had been good it would not have been a problem. All failed relationships are the result of failed expectations -- I wish the owner would put a little effort into this cabin and it would not only really be great, but it would be worth more dollar wise. It was quiet, and we enjoyed it once we reconciled that we had a REAL NICE TENT!

    We arrived at the cabin to find that it wasn’t cleaned after the previous party stayed. Trash bags and dirty linens were in the tub with bugs flying around it. The bed they used was still dirty. Nothing was cleaned except for the new towels the prior party hung up for us. There is no cell service at the cabin and land line will not dial owner’s cell number. You have to drive ~8 miles back to town to have Cell service. We ended up finding linens in the closet and changed the bed and cleaned the cabin ourselves with the limited cleaning supplies there. We we to town the next day and contacted owner, he apologized and said the cleaning crew would be out in the morning To pick up trash and bring new linens and gave us the cleaning refund. If it was cleaned it would have been great. Private river access was great, kids loved fishing, tubing, and just playing in it. Other cabins are close, but not disrupting. We never saw anyone at the river. We brought our own propane grill, I believe cooking would be difficult if we had not. Over all the cabin is good, just needs more reliable people cleaning it.

    The cabin is cute And in a great location. I do realize this is a very low Maintenance situation but more details on description would have helped us. The river was not usable because of higher water flow, there were no utensils in kitchen items, and the water was smelly from sulfur it was hard to use. Power was out in part of the home and there was not enough bedding for all beds. We still enjoyed it, but it would have been better if we knew more before coming.
