Relax with friends and family at Aerie, a spacious, modern (est. 1973) cabin set in the magical woods of Coolftont Mountainside. Soak in the new 6-person hot tub on the private deck facing Cacapon Mountain. A perfect getaway for 1 or 2 families or a girls' weekend, Aerie has 4 bedrooms (King, King, Queen, 2 Twins) plus a loft (Twin). Pet-friendly. EV charger.
Aerie is on an unusually large lot (2 acres) at the end of a road, and it backs to state park land. Only 12 minutes' drive to the Berkeley Spring State Park and baths and downtown, you can enjoy being in the woods and being close to town and shops. You can walk (about 20 minutes) or drive (3 minutes) to Berkeley Springs Brewing Company and Coolfont Resort.
Features of Aerie:
* The great room, which is 30 feet long, features a fantastic 1970s fireplace.
* New private 6-person hot tub on rear deck in private setting facing Cacapon Mountain
* 3 decks: front deck spans the length of the great room and faces down the hill across the treetops and to the distant sky. Relax outside and enjoy the peaceful views.
* Dining table that seats 10.
* Efficient galley kitchen, which contains everything you need to make a great meal.
* The larger king bedroom, off of the entry hall, has an ensuite bathroom and its own small patio with two rocking chairs.
* The three additional bedrooms face up the mountainside have high ceilings and ample open closets. One room has a king bed, one has a queen bed, and the other room has two twin beds.
* There is one additional twin bed up on the loft above the great room. Note: the loft is not for everyone! The stairs are narrow and a bit steep, the ceiling is a bit low, and there are gaps at either end that make this area less than ideal for tall people and also little kids :)
Special amenities include: 100% cotton sheets on all beds; organic whole bean coffee (fair trade, regular and decaf), burr coffee grinder, selection of organic teas; Keurig mini (bring your own pods); filtered water tap; Public Goods brand toiletries (shampoo, conditioner, body wash, hand soap, lotion); 6-person hot tub; pool towels; Level 2 EV charger; gas grill; propane fire 'column'; games; books; smart TV (as well as DVD player/DVDs).
Planning for the summer Coolfont Mountainside community has an outdoor pool and hot tub (open in the summer only, from Memorial Day weekend to Labor Day), as well as a tot lot, playing field, and hiking trails that lead to public land and Cacapon State Park. (Note the community also has tennis courts and a basketball court, and though they are open for use, they are in need of some repair.) There are so many recreational activities nearby including hiking, biking (mountain and trail), canoeing/floating, hunting, and, of course, soaking in the mineral waters of the Roman Baths in town, and visiting the fun shops and the Morgan County Arts Center.
Coolfont Mountainside is a really nice community in the woods. Roads curve up the mountainside revealing a diversity of cabin architecture. You can drive, walk, or bike down to the community outdoor pool and hot tub (in the summer) or you can take the marked hiking trails throughout as well. The trails lead up to the top of Cacapon Mountain where there is a fire road that leads to Prospect Rock (a favorite spot of George Washington) and south to Cacapon Resort State Park.
ROADS: The main roads of Coolfont Mountainside are paved, but the smaller roads (like the one Aerie is on) are gravel. The driveway up to Aerie is also gravel, but it is not too steep. In snowy weather, the roads are plowed, but please check ahead for road conditions. (NOTE we do not cancel due to inclement weather--please buy travel insurance if you want to protect your purchase for these types of circumstances.)
INTERNET: There is a mobile hotspot in the house -- this is the only option! I've worked from home here, and also streamed movies on the TV, but I cannot promise that the internet will work continuously or at high speed during your stay.
BOOKING REQUIREMENTS:
IMPORTANT -- BEFORE YOU BOOK, PLEASE READ:
1. Primary renter must be age 25 minimum. The person making the booking must be staying at the property - you cannot book for someone else.
2. Max 9 overnight guests (including infants/children). If you have visitors who do not spend the night, there can be no more than12 people total (including infants/children) in the house at once. Make sure you include all people, including infants, in your guest count. If you exceed 9 overnight guests, I reserve the right to cancel your reservation immediately without refund.
3. You acknowledge that fireplace is seasonal and only available to use from October 1 - May 15. It should only be used by someone who knows how to manage a fire.
4. We make every effort to ensure the hot tub on the property is working for you during your stay. However, if for some reason it is out of service, we will provide no more than a 15% discount off the nightly rate for any night you are not able to use the hot tub. If you cannot use the hot tub due to thunderstorms or other weather conditions outside of our control, we will not provide any discounts or refunds.
5. You acknowledge that community outdoor pool and community hot tub are seasonal amenities available to all cabins in the community. They are open from Saturday of Memorial Day weekend through Labor Day. No discounts are given if community pool or hot tub are closed unexpectedly during your stay.
6. Refunds are not given due to illness, weather, and other issues out of my control. Please purchase travel insurance.
7. Aerie is in the woods adjacent to State Park land. You WILL see occasional insects in the house, and there is wildlife outside. Please do not stay if you are uncomfortable with this.
8. You agree to House Rules below.
HOUSE RULES
1. No smoking/vaping inside
2. No loud parties or gatherings, no glitter/confetti
3. Only two dogs allowed assuming you agree to pet policy below. Charge for each dog is $50 per stay.
4. Community quiet hours are between 11pm and 7:30am
5. No motorcycles, ATVs allowed in community
6. No fireworks, open fires, shooting/hunting allowed in community

If you book via VRBO or directly with me, any refunds will have 3% deducted from to cover my credit card procession fee.
PET POLICY
• Two dogs allowed per stay - subject to agreement to these pet rules. ($50 surcharge per pet per stay.)
• You must crate your dog if you plan to leave them alone in the house.
• If your dog is accustomed to getting on sofas and beds, please bring some sort of cover to help minimize fur getting on our furniture and sheets. (The leather sofa will be covered during your stay and must remain covered.)
• Please bring towels specifically for cleaning paws. We will charge extra cleaning fees if our towels are used for this purpose.
• Do not let your dog outside without a leash as this violates community rules.
• Dog must be completely house broken. If an accident should happen indoors, please notify us immediately so we can properly clean and hopefully eliminate a stain.
• Please clean up outside after your dog. We reserve the right to charge extra if we need to clean up poop!
This property is beautifully decorated and quite intuitive. It has a very clean line/swedish decor vibe. Beds / pillows are SUPER comfortable and linens were the perfect starchy soft snuggle in feel. No one wanted to leave! We enjoyed the vinyls, the fireplace, walks around the area, and the hot tub. The house / location/ things to do will not disappoint. We plan to return so I think if you are often traveling then you “get” how wonderful a place must be if you return. My only suggestion would be to fix slider doors- they are difficult to open. Kitchen - well appointed. Bed rooms- comfortable and difficult to leave. Bathrooms- super clean. Games, puzzles, music & beautiful fall views. Quietttttttt neighborhood. Just perfect.
House was exactly as advertised and well appointed with 60’s era furnishings. Only concerns were the steep driveway and yard for us over 60 year olds some of whom have mobility issues.
Beautiful house located deep in the woods but not remote. Hot tub is in a great location on a back deck and is private and among the trees. Bedrooms were very comfortable and our three kids each had their own room all off of a single hallway which is an ideal layout for a family with young children. We wouldn’t hesitate to stay here again.
This cabin has plenty of space, a hot tub, and a lovely great room. We thoroughly enjoyed our time there, and we especially appreciated the owner's thoughtfulness and responsiveness. Highly recommended.
We were looking for a family friendly spot close to both Cacapon Park and the town of Berkeley Springs. This property far exceeded our expectations. It is beautifully decorated. Every amenity is available-from coffee beans to crayons. Anna is an amazing host. Highly recommend!
We had a terrific stay in this home. It was located in a very peaceful neighborhood. I loved all of the trees surrounding the house. The deck was large and very relaxing. The owner was very accommodating and welcoming. I would definitely stay here again and would highly recommend it to anyone looking for a nice getaway.
We travel to Berkeley Springs at least twice a year and have stayed in many Coolfont community homes. This unique, comfortable, peaceful home is the best so far. Everything one could need is provided, and more. The owner goes out of her way to be accommodating, and she is very welcoming. We can’t thank her enough for sharing this special place with us.

A beautiful, spacious property close to a variety of outdoor activities at Cacapon Park and good food and sightseeing at Berkeley Springs. Very cozy, nice fireplace and it's conveniently on a Coolfont Mountain trail. The owner was very responsive and accommodating.
