If you are looking for the perfect fun and relaxing getaway in the woods, The Overlook at Sleepy Creek is the place for you! The cabin is situated on over 27 private acres with abundant trails to explore. The cabin is perched atop a ridge with breathtaking views of the beautiful scenery of Berkeley Springs, West Virginia. Below the cabin is a 1.5-acre grassy Meadow area where the South Fork of Sleepy Creek meanders through the property. In addition to a large fire pit for roasting hotdogs and marshmallows at the Meadow, there is also a large covered picnic table for you to enjoy along with hammocks by the creek. Enjoy a picnic while the kids splash in the creek and search for frogs and crayfish. The cabin is equipped with three bedrooms and three bathrooms, built to house up to ten people. Enjoy the full-service kitchen for delicious vacation meals and curl up on the cozy couch by the main floor fireplace to watch some of your favorite shows. Spend the hot summer days sitting on the deck and enjoying the breathtaking views as you fire up the grill, or have a glass of wine around the propane fire table and enjoy the starry skies. Have fun in the basement while watching a movie on the large flat-screen TV or just relax on the couch in front of the second fireplace. The basement also has a wet bar, and a second refrigerator, and includes a game room with a pool table and poker table. On mild temperature days, folks might want to hang out in the garage and watch the game on the large flat-screen TV or play a game of ping pong or other family board games around the table that seats six. The garage even has a sink, futon, as well as a third refrigerator. From the garage, there is a walkout deck to the backyard. The property is located approximately 11 miles from downtown Berkeley Springs through picturesque views of Sleepy Creek Mountain. The last mile is on a state-maintained gravel access road and then up a hilly driveway to the gravel parking area by the front door. Access to the property may require AWD/4WD during inclement weather. Your private and remote adventure awaits.

Our two night stay could not have been nicer for a quiet getaway. The property is located approximately 20 minutes from historic Berkeley Springs. When we arrived we were surprised by the enormity of the cabin. You walk into the cavernous great room featuring a large fireplace and cabin just gets greater from there. The bedrooms are spacious and cozy, the bathrooms clean and comfortable and the kitchen is adequate but note that the only condiments we found were salt and pepper. If you plan to cook, bring everything you’ll need for seasoning. The basement rec room is spectacular. It features a wet bar, a beautiful pool table, a poker table and another large fireplace. The views from the deck are breathtaking and there are hiking trails on the property. This is a perfect getaway for all seasons. I’m so glad we found this place and we plan to return this summer.
We came for one of our girls trips (we have been blessed to be friends for 40 years). The cabin was absolutely beautiful! We had perfect weather during our stay so spent most of our time out on the deck, amazing views, having our coffee/tea/mimosas during the morning and enjoying the gas firepit at night! Ashley and Victor from Berkeley Springs Cottage Rental even went out of their way to bring us propane on Sat evening so we could continue to enjoy the firepit when it ran out of propane. Excellent customer service! Thank you so much for such an enjoyable stay, we will be back!
The property was perfect for our family vacation. Enough to do at the cabin, nice short trails around the cabin and we enjoyed the town of Berkeley Springs.
My husband and I met our good friends there for a weekend of catching up, playing ping-pong, playing cards, etc. The cabin is clean and well-stocked. It is a ways out of town, so it was very quiet. We heard lots of birds and enjoyed the private back deck to feel back to nature. The town of Berkeley Springs had good restaurants, fun shops, and, of course, the famous hot springs at the state park. The state park also had really majestic, large, old trees. The instructions left for renters were clear and complete. The WiFi worked great (no cell service - so we switched our cell phones to use the WiFi). The only problem we ran into was the padlock on the gate at the bottom of the driveway. It was old and we needed to jiggle it and play with it a LOT to get it to finally open up. Might need to get a new padlock soon because it seems like it is about to quit working all together.

We enjoyed all of our time at this cabin retreat. We were visiting relatives in the area so being here was a fantastic way to wind down from running around the area. Nothing is super close by so it's wise to have essentials with you. We mainly ate out but many restaurants were closed for winter. We did enjoy the amenities at the cabin and entertainment set up was beyond expectations. Only issue was the coffee maker wasn't functional because it required descaling. We managed with our own food and beverages otherwise. Winding down from our days we enjoyed playing some board games and watching YouTube. The bed was super comfy which was a + when you aren't sure what you might encounter. We would definitely stay here again. PS: Would recommend 4 wheel drive for the local area.
We had a wonderful stay, the cabin and property is larger than it looks in the photos. A lot of space to spread out and play games. The cabin was clean and spacious, the view off the deck was beautiful. We especially enjoyed the large open meadow with the firepit, and the kids loved playing in the creek. Looking forward to visiting in the fall when the trees change colors.
