Guests love our rural area with privacy and quiet on 63 acres! We're about a 15min drive to Klamath Falls for groceries, shopping and dining. Crater Lake about 1:10 away.

Entire house is all yours except for the garage and red barn which are private (no guest access). Outbuildings on the property are also private. Please don't allow children to play in/around these buildings, or climb on the fences.

Dining room seats 10 with table leaf. High chair and booster seat for little ones.
⫸ Fireplace
Large, wood-burning fireplace with fireplace tools. We aren't able to keep wood on the property, so please bring your own firewood/fire starters/kindling, if you would like to use the fireplace. Flue MUST be pre-heated! This is especially true in the winter, or cold temperatures! Follow ALL fireplace instructions!
⫸ TV/Game Room
Roku TV; no standard cable. You may bring your own streaming device/log in to your own streaming service. Lots of games and puzzles are in the bookcase.
⫸ Winter Reservations
We are at an elevation of approximately 4,500, and we do get snow in the winter. Please be sure you and your vehicle are prepared for winter driving conditions (4WD, chains, snow tires). Our long driveway is plowed in the winter, but it can be icy. Since we normally receive snow in the winter, inclement weather refunds are not offered. We suggest you purchase travel insurance for winter reservations.

It can get chilly here; even in summer. We recommend bringing a light jacket.
⫸ Septic System
We have a septic system and have to use single-ply toilet paper. Please flush ONLY toilet paper (NO feminine products, paper towels, food, hair, cotton balls, dental floss, or wipes (not even if “flushable”). Our septic system thanks you (and we do too! :-)
⫸ Safety
Supervise children and pets at all times! This is a very large property. There is a creek on the property without a fence or barrier. We also have a large bird bath and water tank for wildlife without fence or barrier.
⫸ Wildlife & Insects (Rural Area)
This is a rural, mountain area and a native habitat for many animals and insects. These include deer, quail, 21 wild turkeys, coyotes, bobcats, mice, snakes, spiders, etc. Be mindful of your surroundings and do not allow pets off leash outside at any time (especially at night). Always supervise children on the property. Use caution when driving to/from the house at night in order to avoid the numerous deer in the area. We conduct regular pest control and inspections, but can't guarantee you won't see the occasional insect inside. We try to keep them out, but they're persistent "buggers" :-). We're located in a dry, high desert environment and dust is a part of that. We are meticulous about our cleaning, but can't guarantee you won't see some dust inside; especially in summer.
⫸ Cell Phone Coverage & Internet
We have good cell phone coverage. DSL internet is the only option in our rural location. It's sufficient for streaming movies etc. on the TV. However, it does not have sufficient bandwidth to handle video conferencing (Zoom) via a laptop.
⫸ Artesian Well Water
Our water quality is excellent! No need to bring bottled water.

Late check-out fee of $75 past our 11am checkout time. Payment of fee doesn't extend reservation.
⫸ Security Cameras & Recording Devices
For guest security, we have two, outward-facing, exterior security cameras that actively record audio and video when motion is detected. They overlook the front door, the parking area in front of the garage. Cameras must remain unobstructed and not tampered with or disconnected.
⫸ Property Exterior Maintenance
This is a large property with mature trees. We must perform brush clearing and other exterior maintenance periodically. We try to minimize this when guests are present. We will notify you if this will need to occur while you are staying with us.

By confirming a reservation, all guests (and approved day visitors) agree to all House Rules and Pet Policies including:

•No RVs, boats, trailers, oversized vehicles without PRIOR permission

Unauthorized/undisclosed pets $150 fine per pet/night. Host retains the right to require immediate removal of any dog if the animal is being disruptive, causing damage, posing a risk to people or other animals, or any other major violations.
•No unregistered overnight or 3rd party guests. All overnight guests (incl children) MUST be listed on reservation. Day visitors must have PRIOR approval from Host and leave by 9pm. Max persons permitted on property (16); including children and approved day visitors.
•Price per night for 6 guests. Addl registered, overnight guest fee $25 per guest/night. Addl fee for day visitors $10/visitor/day(part of day). Day visitors not permitted to bring pets.
•If a mantenance issue or other problem arises during a stay, primary renter shall notify Host via Vrbo message when it occurs (PRIOR to checkout). Primary renter authorizes entry into home (we'll notify you) during stay to address said issues as reported if needed.

Quiet and lots of wild life. Spacious house with lots of beds and rooms for everyone.
The house was clean and spacious with plenty of beds for our family gathering. It was also well stocked for preparing meals. However, the 60+ acres described in the listing are pretty inaccessible as they’re on a steep hillside. There were also wasps in several bedrooms (we counted at least 6) and quite a few flies for January. When I mentioned this concern, I was told they don’t like to use pesticides, which is fine unless you have family members who are allergic as we do. The owner is very responsive, but we were expected to contact her anytime we wanted the temperature adjusted as the thermostat was locked. Some of the rooms are a good deal cooler than the rest of the house so we used one of the space heaters we found in a closet which tripped a breaker. Her son came out first thing in the morning as the panel was not accessible to us, but she seemed upset we had used the heater. If you need a large home with lots of sleeping options, this is a pretty good choice, just realize the owner is very particular with binders full of rules and frequent monitoring of cameras.
Truly an amazing property. The floor layout is fantastic…add the wild life you get to observe and I could stay forever! The Host was great to work with too!! I highly recommend if you’re interested in a quiet place to relax with family.
This property was wonderful for our multigenerational family vacation. There was plenty of space and lots of activities for everyone to enjoy. Melba was an excellent and communicative host!
Everything was good.
Property was clean & was large however we probably should have not booked a property so remote since it added more travel time, even to just find a place for dinner. We also expected a mountain lodge atmosphere but got grandma’s home instead.
Lots of space and everything you could possibly need. Tons of parking. Great rental.
We had a family get together for my mother's 80 birthday. Everyone loved the property and it was an easy drive to get to great hiking and Crater Lake.

The property was beautiful and spacious. We had 16 people in our party, and there was more than enough room for all of us to stretch out and spend time together. The kitchen was well appointed and had everything you could need. Our party really enjoyed spending evenings on the deck. We were even treated to a visit by a deer while we were there and saw them on the road leading to the property. Our teenagers/young adults enjoyed the game room and being together in their own loft, and the property afforded us beautiful views of the night sky. The owner of the property was very responsive. While we were there, there was an unexpected cold-front with freeze advisories—and the temperature of the house was cold! The coffee maker was also uncooperative at first. We were contacted right away by the owners of the property and were assisted with our issues. The property is about 20 minutes from the nearest grocery store and is about 1.5 hours from Crater Lake. However, the grocery stores are full-sized stores (Albertsons and Fred Meyers), so we were able to get all that we needed. Overall, we had a great stay!
Beautiful spacious house with plenty of entertainment for all ages. We especially enjoyed the outdoor fun…corn hole, badminton & ping pong. I appreciated how organized and well labeled the kitchen was. Also, the host was kind enough to respond to my request for an outdoor table for our family gathering.

This was perfect for our annual family gathering winter vacation. It was stocked with all amenities. There was a problem with the oven being broken when we arrived and the owner, Melba, went above and beyond and had it replaced immediately. We also booked in June but come December we had alterations to our guest count and it was very easy to adjust.
My family lives in Idaho and we gathered here for the purpose of a family death. The home was over the top accommodating for ‘all’ my family, 11 adults and children plus 3 dogs. After the funeral service other family came to the home for dinner and more recollecting and reminiscing. We had a full house but were very comfortable. We found lots of joy watching the deer and wild turkeys saunter thru. The kids also loved the waffle bar, my son-in-law says he wants one of those waffle irons. This is definitely a beautiful, peaceful and accommodating home to stay at. We will stay here again if the need arises.
My family needed a place to stay during the funeral of my mother. I wanted peace and quiet and found exactly that at this retreat. The property is quiet and seculded and we enjoyed our time together there. The owner was gracious and the house was perfect! We will definitely stay again.
It was a wonderful experience for our immediate and extended family. Our hostess Melba was VERY accommodating and we felt empowered to visit many sites. We were 15 in the house and never felt crowded. Very good for family togetherness.
We had a wonderful stay at this property! There was a lot of room to spread out and various room set-ups to accommodate young children, single adults or couples. I think our favorite part was the back patio area with the picnic tables and size to sit around and chat. The ping pong table was a hit with the adults (as well as a very competitive game of scrabble) and the kids enjoyed having toys around to play with. We really enjoyed the location of the property as well. We went out most days to hike and every location we went to was right about an hour away (Crater Lake, Lava Beds and Cascade Mountains). I would recommend this to anyone who needs space to spread out and a comfortable base to come back to each evening!
Lot of stress in dealing this vacation home. Home is confusing without proper bath attachments. We come for stress free vacation but checkout process is very stressful , everything you should take care even you have to place garbage bags at .2 mile distance from house . Everything is extra charged.
We really enjoyed our stay here. It was perfect for our family that was here for our daughters wedding. Melba was so wonderful to work with. The house had everything that we needed and more.
