The Space:

Broad Book Cabin’s rustic charm is only surpassed by its modern sustainable build. The house is energy efficient with environmentally friendly materials such as cedar clapboards and bamboo flooring. Radiant heat flooring throughout, HRV fresh air exchange and superior insulated walls and ceiling, keep the house naturally cool in the summer and comfortably warm in the winter.



Perfect for couples, families, or small groups, the cabin has been thoughtfully designed and equipped with everything you need to live and work comfortably, including:



• Open floor plan with a newly renovated fully-equipped kitchen

• A dining area and a cozy living room featuring a Poly & Bark sectional sofa and a Vermont Castings gas fireplace

• Three bedrooms featuring Saatva Glacier mattresses: two queen beds and two twins beds

• A pack-n-play with no bedding, a booster chair, high chair and children's dishes and utensils

• A large bathroom with both a shower and a luxurious soaking tub

• Roku smart TV and High Speed 150+ Mbps WIFI for zoom calls and easy streaming

• A vintage record player including some of our favorite artist on vinyl!

• A dedicated parking spot in the driveway and one additional tandem guest parking

• Linens, bath towels, spa towels, extra blankets, shampoo and body wash are provided

• A large outdoor area with a private Nordic Cedar Hot Tub, a Solo Stove smokeless wood-burning firepit, a Fuego gas grill, and dining area. Propane for the gas grill and firewood for the fire pit are provided.

• A river-stoned sandy beachfront that provides private access to the brook, for wading, skipping stones, and fishing



IMPORTANT NOTES:

1) Please bring your favorite ground coffee. A drip coffee machine, a Chemex pour-over and a Keurig coffee maker are provided. For your convenience, we provide tea and sugar and a starter pack of Keurig pods.

2) The cabin has drinkable well water, which runs through a custom whole-house filtration system. Sometimes this leads to water pressure that can be a little lighter than what you are used to at home.

3) Like most houses in Vermont, our cabin has no central AC. As an energy-efficient house, we have superior insulation -- coupled with two minisplit AC units and ceiling fans, the cabin temp stays very comfortable on hot summer days.



Guest Access:

The cabin features a contact-free check-in and stay. We are available by phone and text for any issues, questions, or service needs. Key code will be provided 48 hours prior to check-in.



Our thoughtfully crafted welcome book includes suggestions for things to do and see in the area, plus house rules and helpful tips. We encourage you to read it upon arrival!



PET POLICY

We welcome well-trained dogs under 50 lbs. with an additional $100 pet fee per stay. Our policy is for ONE dog per booking. Please remember to add your pet to the reservation when booking. Please be aware that the cabin trim is all pine and the floor is bamboo. We do not recommend bringing dogs that are young or not well trained, as they may scratch or damage the floor or trim. For this reason, and due to severe owner allergy, we do not allow cats.



HOT TUB

We love the hot tub, and work diligently to keep it maintained year-round for your enjoyment. Please be courteous and mindful of the hot tub rules which our outlined in our welcome book.



The Neighborhood:

The cabin is conveniently located 7.5 miles to Killington Skyeship Base Lodge, 9 miles to historic downtown Woodstock, and 13 miles to Killington Resort and Village. Killington and the Woodstock Vermont region boasts some of the most unique and beautiful landscape in all of New England. The surrounding area includes state parks, golfing, biking, hiking trails, waterfalls, world-renowned skiing, snowshoeing, and snowmobiling. Plenty of dinning and shopping options in Killington Village as well as year-round appeal in beautiful Woodstock. Delightful boutique shops, casual to fine dining, the famous Billings Farm & Museum, and the Marsh-Billings-Rockefeller National Historical Park. A short car ride brings you to the town of Quechee, home to great attractions like the infamous Quechee Gorge and VINS Nature Center.



Other Things to Note:

HOUSE RULES

It's our goal that all of our guests enjoy their time at the cabin. Please be kind enough to follow our house rules during your stay:

• Please remove all shoes while inside the house.

• If you are bringing a pet, please ensure all pet waste is bagged and tossed in our garbage shed. Bringing an unauthorized pet violates the house rules and could result in additional cleaning fees or cancellation of your stay. We do not allow cats. By booking a reservation, you agree to be responsible for any damages caused by your pet.

• We are proud to offer quality furniture throughout the house. Please keep wet towels, wet swimwear and wet ski gear off the leather sofa and wood tables. You are responsible for any damage to the furniture.

• Please do not move any of the furniture unless you have received prior authorization from the owner to do so.

• Guests will keep the hot tub closed and covered when not in use, and will supervise any children when using the hot tub. By booking a reservation you are effectively agreeing to the hot tub rules and guidelines outlined in our welcome book. Please be sure to review them upon arrival.

• For the safety of our guests, wildlife, and to monitor deliveries, we have an outdoor camera on the front corner of the cabin facing the driveway. Rest assured that we absolutely do no monitor any private areas.

• Broad Brook Cabin is a non-smoking residence (both inside and out). Any violation of this rule will result in a $500 fine.

• Per our listing, we have a 6-person maximum in the cabin. Unauthorized overnight guests will be charged $500 per person per night.

• We do not allow parties, events, or loud noise. Any violation of this rules will incur a $500 fine.

• Quiet hours are from 10:00 PM to 8:00 AM. The house is ideal for mature adults, families, and their children. We have neighbors who are full-time residents and it’s important to us that the area remains quiet and peaceful for them. Please plan accordingly.

• To maintain cleanliness and comfort during extended stays, a mid-stay cleaning refresh will be scheduled every two weeks for bookings of 21 nights or more. This will be an additional charge of $100.



WAIVER & RELEASE of LIABILITY: The owners urge all guests to use Broad Brook Cabin’s features, facilities, and its grounds in the safest manner. Use of all features, including but not limited to the use of grounds, outdoor and indoor amenities, and appliances are done at the guest’s sole risk. Guests understands that they are fully responsible for use of all features and owners shall not be liable to guests for any claims related to illnesses, demands, injuries, damages, or actions arising out of or in connection with the misuse of facilities, natural events, disasters, or general accidents on property grounds. Guests will keep the hot tub closed and covered when not in use, and will supervise any children when using the hot tub. By using the hot tub, guests agree to assume all liability from said use and hereby indemnifies owner. Guests choosing to use any fire-burning amenity (such as the fire pit and fireplace) agree to do so safely and in accordance with house rules. Guests understand owners are not to be held responsible for damaged or lost personal property. Guest hereby holds owners harmless from any and all claims brought against them. Guests understands that by booking a reservation they are effectively agreeing to the terms of this Waiver and Release of Liability.

    Our stay at the Broad Brook Cabin was fantastic! Truly standout Vermont experience. The hosts have thought of everything you may need - very well appointed kitchen, spacious living areas, comfortable beds, kid supplies (highchair, booster seat, bed rail, etc). Very clean. The outdoor area is very well equipped to enjoy including heated walkway and stair mats for the wintertime. Great location - easy to access, proximity to Killington and Woodstock, but plenty of outdoor space. We look forward to returning again, in any season!

    We had an absolutely perfect four-night stay at this Vermont cabin. Every detail had clearly been thought through with guest comfort in mind—from the gorgeous design to the little touches that made it feel both luxurious and deeply cozy.After some very cold winter days, soaking in the tub and unwinding in the hot tub were pure bliss. The gas fireplace quickly became a favorite spot, especially in the evenings. We loved settling in at the beautiful kitchen bar, opening one of the puzzles provided, and truly embracing the cozy Vermont cabin experience we’d been dreaming of.The location is ideal—close enough to enjoy great restaurants and exploring in Woodstock, yet wonderfully private, with wild, beautiful grounds and a peaceful creek just beyond the cabin. It felt like a true retreat.Our whole family agreed before we even left that we need to come back in the spring or summer to see everything lush and green. Huge thanks to our hosts for creating such a thoughtful, restorative, and recharging getaway. We can’t wait to return.

    The property is very clean and well maintained. The hosts have put a lot of thought into the stocked amenities not only for comfort and convenience but also for quality. We enjoyed the outdoor area, the deep soak bathtub, cooking in the kitchen, and doing a puzzle. Will definitely stay again.
