    A nice, cozy house to stay at with your family. We liked the location and felt safe in the neighborhood. The house is spacious, which we all enjoyed!

    This house has a great layout for large groups! The open floor concept in the living room and kitchen was great for our group of 10. We also appreciated having a bathroom for each bedroom.However, for a rental at this price point, a lot of disappointments and room for improvement:There are only enough beds to sleep 9, not 12 as the write-up claims; kitchen is not “lavishly outfitted” (the cookware is not big enough to cook for large groups, handles are loose, not many baking sheets, no spices, no pads to place hot pans on the counter, need more kitchen towels/rags, need better dish soap and more cleaning supplies, no crock pot or roasting pans); mouse droppings in kitchen drawers; WiFi kept going out (had to unplug and plug in multiple times which was frustrating when watching football games); hot water in back rooms was spotty depending how many others were showering; gate code to the community needs to be in portal (we had to wait 30 minutes at midnight to get access); label light switches to make it easier to figure out; lots of burned out light bulbs need to be replaced; carpet in living room is very dirty; windows have a lot of dead flies; and two serious safety concerns (the step down into kitchen blends in and several of us almost fell - we ended up putting painters tape down to remind us and half of the hot tub cover lift arm is broken and it’s so heavy - requires at least 2 people to lift it off & on).

    Did not have gas for heat stove or hot water for the first 18 hours. Did not have proper cooling utensils. No way to make pancakes. Not enough kitchen towels. We are expected to clean up but the broom was difficult to use because the bristles were missing and there is no dust pan. We could not find a switch for the garbage disposal so I have no idea if that actually works. Other than that, the home is beautiful. It is spacious. We loved having a bathroom for every room.beey much enjoyed the stay

    This was a family trip for a Celebration of Life. It worked great for the family for this stay. A few minor repairs are needed but overall a beautiful property with plenty of room. Agree with some previous reviews that the torn paper shade in the master looks bad and handrails for older folks would be nice. The management company was great to work with as we had to reschedule due to wildfires. Again, overall it was a great stay.

    There are several things we really enjoyed about our stay, the house was very clean and spacious, great hot water in all bathrooms and plenty of towels. The pool table, grill and hot tub were nice. The check-in and check-out processes were easy. However, there were several deficiencies . For example, the disposal didn’t work and water backed up in the sink. When we notified the property manager, they did come out promptly and fix it. One of the door handles on the entry door was almost completely off. The vent over the stove did not work well, glass was broken on one of the oven doors, in the master bathroom, you could not close the door to the toilet or you would get locked in. One of the bedrooms had a baseball sized hole in the wall, when the burners on the stove were turned on, the electric starter kept going off on the other burners and it smelled like gas was leaking from the unlit burners. The kitchen was stocked with a few things, but there were very few serving dishes, dish towels, cups and drinking glasses. The pots and pans were old and some were falling apart. The area of the house that had the majority of the bedrooms did not cool well, but windows were very difficult to raise and many of the screens had holes in them. The fans provided helped. There were no cleaning supplies other than for the dishwasher. We were able to find extra pillows, but no available pillowcases. There are beautiful trees but no unobstructed views of the mountains as advertised.

    We loved our time in Ruidoso. The house was absolutely perfect for our family. The one exception was that it was advertised to have two twin beds in one of the bedrooms which was perfect for our 20 plus year old grandsons. However that bedroom had one day bed and a mattress in the closet. The boys didn’t mind and everyone had a great time.

    Our first impression of the house was “Wow”. But there were a few small issues that made it a little shoddy. Eg. Paper shade covering master bedroom access to the hot tub is old and torn. The drapes in the main room are off their hooks in several places. There are no dish towels in the kitchen. The ac is impossible to regulate- part of the house is hot while part is cold. There needs to be handrails on the stairs for older guests. Overall, it fit our needs but little improvements could make it spectacular.
