    Richard was attentive and helpful. The pool was clean and warm, and a lovely addition to our stay. Richard worked to alleviate the moisture in the downstairs room.

    Staying here is like staying at your friends house where the dad is always around and you feel like he is suspicious of all you do and watching your every move. The owner is ALWAYS outside when you enter and when you leave; doing nothing. When we first got there he asked what's the plan and we felt uncomfortable. It didn't feel conversational; it felt like he wanted to judge what we were up to. He wants to know where you are going and when you come back, he wants to know what you did. The upstairs bedroom has 1 king bed and a large bathroom. It also has a staircase leading down into his house that only locks from his side. There is absolutely nothing keeping him from entering your space. Let's just say, when we left the air conditioner was at 67 and when we came back it was at 72. Draw your own conclusions. The downstairs bedrooms are NOT as pictured. The red one is (with the 2 dressers and wood wall paneling) but the other one I've never seen. In reality, the 2nd bedroom is the bed you see when you first come in and the kitchen is in the room with it. We were already concerned about the staircase to the owners home, with no lock on our side upstairs, but then we called because a wasp got in downstairs and we couldn't get it out. He sent his son? downstairs to help us, but instead of coming through our front door, he came through a door in the back bedroom that, once again, only locks from their side. We thought it was just a locked closet before this. So make no mistake, this is their home and you have no level of privacy or security. About us. We were 6 women who came to hike in New Paltz. We were in by 11pm each night (the curfew is posted on the wall downstairs), didn't drink alcohol, weren't loud at night and were respectful of the house. I travel extensively and rent from here and never have I had a host be so intrusive and the rental be so unsecure.

    Beautiful grounds, great location! Really enjoyed the pool. Owner is delightful! Would definitely recommend. (Note: one of the bedrooms is accessible thru another bedroom)

    My family and I enjoyed a much needed weekend away from NYC in Richard’s private bed and breakfast in New Paltz. Surrounded by nature and close to town. We grilled, swam in the pool, and hung out in the screened in gazebo close to the treetops. I loved sitting by the pond while my kids relaxed in the hot tub. Richard and his wife are lovely hosts, available but unobtrusive. They left yummy breakfast provisions in both sleeping areas. We hope to make this an annual trip! Thanks Richard

    My family and I had a wonderful experience lounging by the pool and venturing out for some amazing hikes at the nearby sky lakes and waterfalls. The heated pool and hot tub allowed for swimming even on a cool rainy day. Thanks you Rick for sharing your amazing space with us!

    My recent stay was certainly extraordinary, but not in a good way. When viewing the listing on the website I was excited to bring my sister in law here to celebrate her upcoming nuptials. I was in contact with the owner prior to booking about this rental and how many it sleeps/ linens. I was forthcoming with the information that this was a bachelorette party, to which he responded there will be no parties or coming in late. We are not a rowdy group so I knew this shouldn’t be an issue. When I got here I was quickly turned off. As he showed the rental, I was made aware it’s attached to his home. As we toured the rooms, the AC was not on, it was stuffy, the air stale and musty. The hot tub had broken benches, He thoughtfully had milk and hard boiled eggs with fresh fruit available however the granola was open in both fridges. There were cobwebs and spiders all over, stains on the carpet. We were advised to view the information/rules of our stay. Understanding these people are renting out their property, I was accepting of rules, however we were given a curfew of 11pm, told to sort the garbage and recycling, amongst a few other things. My friend and I arrived earlier than our other guests to set up and decorate for the bride, but upon her arrival she was instead confronted by this man asking ‘what’s the plan?’, she hadn’t even made it into the rental space. We utilized the screened in porch area for our hangout as we played games and hung out. The following night we went paint balling at paintball sports NY, which was phenomenal. We would have loved to take a dip in the pool when we returned, but he put the cover on which is not very welcoming. Saturday night we went to dinner in New Paltz had a great time and returned again to hang out in the screened in area. When checking my emails I saw he had messaged me saying ‘it’s 11pm’! Like mentioned, we were not a rowdy group and cleaned up after ourselves. This rental and the undisclosed rules of the agreement did not meet my expectations and thankfully the group I was with and our other activities made the trip memorable.

    Pool, hot tub, beautifully manicured grounds on a property surrounded by nature. The screened in gazebo on the deck was a sanctuary of comfort w just the sounds of nature! Keep in mind that you are in nature and will encounter mosquitos and ants. Just absolutely lovely hosts. They live on the property (it's a B&B) - but they are unobtrusive. And they recommended a great fine dining restaurant in town (our first meal at a restaurant since lockdown!) Breakfast was just continental fruit, muffins, granola and milk left in the room - fine with us. The kitchen adequate but not for cooking gourmet meals. Outdoor grill worked fine as well. Short drive to town or Minnewaska State park where we hiked the lake once we found the trail - do get a proper trail map to fully enjoy all the trail options and not waste time. Also kayaks to rent nearby on the Walkill river. But I digress, this place was a fab getaway and we'd go back again for sure!

    Lovely weekend in a welcoming home with beautiful gardens and friendly hosts. Close to the best hiking trails. Highly recommend.

    The on-site hosts were very gracious and available whenever needed to address questions, help with pool, or provide additional kitchen items. The accommodations were comfortable and clean. Take note that this is a bed and breakfast , not an entire home, which had a functional, but tight kitchen. The only reason I am rating 4 stars, is because it was different then our expectation, which was our mistake.
