Ultimate romantic retreat, close to beach & walkable pub

The Garden House was just perfect for our first break away with our dog. Communication was brilliant throughout the booking process and whilst we were staying, plus the guest directory had so much useful information. The Garden House had everything we needed both for us and our dog, including dog towels, bedding and treats. Garden was secure which allowed us to relax and the location enabled us to explore various dog friendly beaches without having to travel too far. A fantastic stay and we will certainly be returning.

Such a lovely, luxurious space - visited during a very rainy November week so spent a lot of time with my little dog chilling out in the spacious lounge and cooking nice meals. The Garden House had everything we needed and was so nice and clean - I can imagine the garden would be lovely to sit out in on sunny days so would love to visit again at a drier and warmer time of year. Easy to find and near to a couple of National Trust properties and nice beaches, very convenient for great dog walks.

We had a perfect weekend away, for my partner’s birthday. Having previously stayed at the Coach House (and loved it!) this time we chose the other property - The Garden House. Along with our dog, we had another amazing trip. The house is stunning with immaculate enclosed garden for the dog, a modern neutral interior with toasty underfloor heating and the most amazing full building length bi fold doors. We didn’t get to cook this time as it was a short trip but the kitchen is so well equipped and the welcome hamper basically provided us with breakfast for the duration! Banningham is a really cute rural village and the pub is just a few minutes walk from the house. We filled our trip with a (rainy) day at Wells Beach, late lunch at the Victoria at Holkham and then finished off with a walk around the lake at Blickling Estate. We will be back!

Just spent a lovely week away with my wife a dogs. What a fabulous hideaway. The garden was perfect as the dogs were enclosed and safe and we could watch them from the living area. The space was perfect and allowed us to feel safe a relaxed. And some great walks nearby. We look forward to returning next year.

A warm welcoming light and airy setting where we quickly felt at home. Our two dogs loved the space in the garden and were just as well catered for as we were. It was a wonderful place to stay. There are some lovely walks around Banningham itself plus easy access to Blickling, Felbrigg, Sheringham and the coast - fantastic. Thanks to Serena for her excellent support when I had a challenge locking the side door. The issue was quickly resolved. I would highly recommend this cottage and the superb host.

What a fantastic find . We stayed at the Garden House with our young dog the place was immaculate and very comfortable. The kitchen was well equipped and the garden was enclosed which was good for our dog . We also received a welcome pack which was greatly appreciated . We visited many beaches and NT properties which are close by . The pub in the village is a 2min walk with good food and dogs welcome.

Lovely cottage, very quiet, tasteful and comfortable, the owners have thought of everything. Very good to have a totally secure garden with a lockable gate to keep our dog safe.

I really enjoyed my stay in The Garden House. It was peaceful and well appointed and ideally placed for visiting the Broads, Norwich and the North Norfolk coast. Communications were good and I hope to stay again sometime.

Our second stay, so that says it all. The house is spotlessly clean and comfortable and provides everything needed for a self catered break although the pub across the road serves great food with a good choice and huge portions. The small garden is immaculate and perfect for the dog as it is fully enclosed. Walks from the door too. Banningham is a good base within easy reach of the beaches and Norwich. Seeing a seal colony on the beach at Horsey Gap was a highlight but also recommend Wells Next The Sea, walks over the marshes from Blakeney, beach walk from Overstrand to Cromer and back - all dog friendly.

when looking for a stay away, we always look for a quality place to stay, it can make such a difference to the break. When we came across The Garden Room it cried out quality, fortunately for us the exact dates we were looking for were available in a packed booking calendar. Communication is key, and from the start there was plenty of info available and direct contact from Serena (owner). She was very helpful and patient with my questions etc. The property was easy to find thanks to carefully put together instructions, to our delight The Garden Room was as described, clean, comfy and very well equipped, so, so peaceful . Ideally positioned to head in any direction to visit places of interest. Serena was receptive to our feedback as we try and look at the places we stay in as if it was ours. We felt secure and relaxed after our stay. The Garden Room will join our list of places titled revisit.

If you’re looking for a truly relaxing, peaceful and private place to stay in Norfolk then this is the place to be. Garden House in Banningham is perfect. The garden is genuinely dog friendly, completely enclosed, giving dog owners complete peace of mind. The garden is not overlooked and is a very quiet place to relax. The only “traffic” you might hear is the occasional tractor going by. It doesn’t take long to become immersed in the sounds and sights of the surrounding countryside. Upon arrival we were greeted with a wonderful hamper full of goodies left by our host Serena. There was an instant feeling you get that tells you that this feels nice. Unlike other places we’ve stayed in the past, we did not feel disappointed with anything. 5 stars for everything…..cleanliness, quality, the whole layout……literally everything. The Banningham Crown is a real village pub, friendly people, serving good food and drinks and is dog friendly too and just around the corner, very handy indeed. The location is within minimal driving distance from some of the best beaches in Norfolk, especially dog friendly ones. You don’t have to walk far along the beaches to feel like you have the whole place to yourselves. The ones we went to had plenty of parking, cafes and places to sit and have a munchie. Please check tidal times, it really does make a difference. I wouldn’t hesitate to recommend Garden House to anyone. Thanks Serena for a wonderful stay ☺️

The property was superb both in design and comfort. The location was also outstanding, quiet, easy access, and very near to local restaurant/pub, just three or four minute walk.- which was also very welcoming with good food. Customer service was excellent. Friendly and effective. We will be very happy to return in the future.

Was everything it was described as. Beautiful , peaceful location and stunning property which was well equipped.

We spent 7 perfect days at the Garden House, were welcomed with a little present containing a bottle of champagne and things to nibble. There were towels, toys and goodies for our dog and everything was perfectly prepared. The communication with our host was super professional and friendly. And our instructions to get to the region and the house were very helpful. All in all, a place worth visiting. Thank you, dear Serena.

This is our second visit to Norfolk Holiday Cottages this time in the Garden House with a small dog who was very well catered for. A peaceful, private and comfortable house in a lovely edge-of-village location. I stayed here with my dog and we were both instantly comfortable, and happy to come ‘home’ at the end of each day. It was well-equipped, spotlessly clean and had a special, luxurious feel with a great coffee machine. Well located for us with three good dog exercise fields minutes away at Tuttington, Erpingham, and just down the road in Banningham! Serena was very welcoming and helpful. Would love to stay again and thoroughly recommend.

We had a very lovely stay here with our dog in the first week of February. The accommodation is very well appointed with real luxury and attention to detail throughout. We would definitely recommend this to a couple and their dog!

We spent a very relaxing week in the Garden house, an immaculate and very comfortable well equipped holiday home. The owner Serena was very friendly and helpful and made us feel very welcome and at home as soon as we arrived. The excellent welcome pack was a lovely gesture and very enjoyable. The property sits within its own very private garden which is brought inside due to the large glass frontage. Our visit was in January, we awoke to white frosty mornings with crystal clear blue skies, a pretty picture outside and warm and cosy indoors. A two minute stroll from the house is the Crown pub serving good food. Aylsham is a pretty town a short drive away where you will find independent shops, supermarkets and very good eateries, we recommend The Black Boys pub in the square also Bread Source for good coffee and snacks. A visit to Biddies Tea Room is a must ! The NT Blickling estate just beyond Aylsham is definitely worth a visit. The Garden House is in a perfect location to explore the many delights of Norfolk, the coast, the broads, beautiful countryside and the city of Norwich.
