Available weekly in June & September. Charming 2-bedroom apartment conveniently located in the desirable south end of Jamestown Village, about mid-way between East Ferry and West Ferry. Walk to Mackerel Cove, downtown restaurants and shops, Jamestown Arts Center, several beaches, tennis and golf. Newport is a 10-minute car ride, or for a fun day on the Bay, catch the Jamestown Ferry. This peaceful oasis is surrounded by mature shade trees, stone walls, perennial gardens and fruiting blueberry bushes. Architect-designed and custom built, The Waves apartment is attached to the main house but is utterly private, with its own yard and outside entrance. Convenient off-street parking for one car just steps from the apartment door, plus on-street parking for additional cars.
Elegant styling with every modern convenience. Open floor plan combines living/dining/kitchen area. Cathedral ceilings, skylights and a central cupola create a bright and airy interior. In the living room, French doors open to a west-facing balcony with sunset views and sea breezes. Gourmet kitchen with cherry-top bar and four stools, granite counter tops, quality cookware and elegant barware. Living room has hardwood floors, while bedrooms are carpeted and the bathroom floor is tile. Central air conditioning with two zones, plus ceiling fans in every room and large opening windows and French doors. Laundry area with washer, dryer, iron & ironing board.
Two bedrooms, each with one queen bed. The master bedroom is large (17' x 22') with a comfortable seating area. It features a queen bed, 2 bedside tables with lamps, bureau, desk, closet, comfy couch, three stuffed chairs and a coffee table. Bed linens, towels and beach towels are included. The second bedroom is smaller, featuring a queen bed, two bedside tables with lamps, and walk-in closet. A rollaway bed is available. One full bath features tub/shower, European vanity with granite top and double sinks.
The pleasant backyard is bordered by perennial beds and high-bush blueberries. There's a small patio with gas BBQ grille and a dining table that seats four for al fresco dining out of doors.
Supplies include: Paper products, soap, wraps, spices and basic staples for the kitchen. Convenience items include hairdryer, iron and ironing board, board games, playing cards, flashlights, barbecue utensils, lobster pot and crackers, a good reading library, and guides to area attractions. If there's something more you need, just ask!
A note about fees: The Waves of Jamestown® is available for booking on the VRBO platform, select realtors and directly on its website. Every effort is made to minimize add-on fees. The cleaning fee of $140 is the actual wages paid to the cleaning crew. RI State Sales and Room tax of 8% is calculated on the combined cost of Rent plus Cleaning Fee. VRBO's Service Fee is a sliding scale and averages 10% calculated on Rent + Cleaning, but does not apply to State tax. Stays of 31 days or longer are not subject to state tax. The waves of Jamestown is nothing short of 5 stars. Betsy is a phenomenal host and her place is beautiful and clean. She gave us a warm welcome and was very attentive throughout the duration of our stay. We enjoyed taking her little red wagon on walks to the beach, park, grocery market, and to a local pizzeria. She gave us excellent recommendations for local eateries and places to explore. With a toddler and a newborn we are a bit noisy and Betsy did not complain once. She was both gracious and generous with us. She even let my daughter feed her koi fish! I would definitely choose to stay here again.
We loved the apartment. It was large, immaculately clean, and furnished with everything we needed.
Perfect location, so close to anywhere from Narragansett to Newport and even Providence.The apartment was spacious and inviting, not to mention the beautiful water view from the living room! Lots of nice extras you wouldn't have expected in a fully equipped kitchen! Besty is a welcoming host, we would love to return for another visit!

Perfect New England getaway!! Fabulous host, tastefully decorated, fully equipped apartment, lovely garden and well maintained back yard. A lovely view of the water to remind you of where you are staying.
This property is located in a cute and very quiet neighborhood. A little beach is just down the road and there is also a small grocery store nearby. It will be helpful for you to know that the access to this apartment is up a long indoor staircase to the 2nd floor above the garage. We loved the antique wood furniture which is simply gorgeous and the beach/nautical decor is a delight. The host is also an artist and you will enjoy her paintings which adorn the walls...so beautiful. Since this apartment is attached to the main house, you will sometimes hear the owners on the other side of the wall, walking about and opening and closing doors. If you retire late and are up early, this should not be a problem for you--including the garage door noise--which all of this is minor. It is a spacious home, the beds are comfortable, the host is very kind, and the kitchen is nice. The kitchen is fully stocked with every type of cookware, bakeware, dishes, glassware, and flatware you need. If there were improvements we could kindly suggest, it would be with Spring cleaning the baseboards and steam cleaning the red loveseat upholstery (or getting a new loveseat cover), and getting new cushions for the bar stools. Also, upgrading some of the bedding (blankets), and upgrading some of kitchen skillets and cooking utensils would be a nice touch. Should you have any issues during your stay, the host is very responsive to correct your situation. She is gracious and we appreciated the hospitality.
We had an amazing stay at the Waves Carriage house! I was there with my husband and daughters (ages 3 and 11 months) and the house was perfect for us. It's beautiful, clean, full of all amenities you could need, and the view and sunsets were gorgeous. Betsy even had a highchair for us! The location could not be better. We were able to walk to downtown, restaurants, the beach, the harbor, and even the playground. And Betsy could not have been a better host. She was so helpful, accommodating, and friendly. I will definitely stay here again!

This is a beautifully appointed property in a perfect location. Jamestown is a quiet but beautiful area to stay with easy access to Newport. The apartment is well stocked, which is such a plus. The property owner, Betsy, is very communicative and makes herself available. Would definitely stay here again!
We stayed in Jamestown at Betsy’s rental for the weekend and had a wonderful time ! She was an amazing host and quick to respond when texted with questions. It was everything we were hoping for and more . Would definitely come back!
