Please note that due to merchant processing costs, if you qualify for a full refund upon cancellation, the maximum refundable amount will be 95% of the total price paid. Additionally, refund processing times may vary depending on your bank, typically taking 10-15 business days to reflect in your account.
Important Note for Potential Guests:

We strictly abide by city, county, and state regulations, as well as uphold our responsibility to maintain the integrity of our neighborhood. Additionally, we take a strong stance against illegal activities, including the fight against child trafficking. To ensure a safe and secure environment for all, we have partnered with `Know Your Guest` (Superhog) for guest screening.

- Any stays approved for 28 days or longer will require the guest to sign a formal lease agreement and/or complete process with affiliated Arizona Real Estate Brokerage or property owner. This ensures the protection of both parties for extended stays.

Guest Verification Process: Before your booking begins, you will be required to verify your details through Know Your Guest. You’ll also need to choose between two options for security:

Damage Waiver (Non-refundable) – $25 via Superhog.
Security Deposit (Refundable) – $250, which can take 5-10 business days to be refunded.

These measures are in place to prevent:

- Unauthorized large gatherings or parties.
- Disruptions to neighbors or the neighborhood.
- Third-party bookings using someone else’s profile.

Please Note: After your reservation is confirmed, you will be prompted to validate your information through Know Your Guest and select one of the two options mentioned above.

There will be NO REFUNDS if you choose not to comply with this verification software.
