Stayed Apr 22, 2025The train station was a brisk 20 minute walk away and once you know the route you are good to go every day. Train to city was fast and clean. Station always had guards around. Safe neighbourhood and friendly locals.

Stayed Aug 20, 2025The guest house was spacious make up of a large bedroom with a small kitchenette and a bathroom with a nice shower. The property was clean, well decorated and quiet. The bed and bedding were very comfortable. One thing to note is that you have to park on the street. There was plenty of room to park but something to consider. Second thing was I was unable to figure out to lock the guest house when I left for the day. It is a keypad entry and I couldnt get it to lock.Finally, and this does not impact my overall rating, but there is no outdoor lighting of the path to the guest house at night. I arrived in late evening, and found it unnerving to walk down the driveway to the back of the property in the pitch darkness. Saying this, I would definitely consider staying here again.

Stayed Aug 8, 2025I had a very nice stay on Monticello St. the space was as described, clean, with no surprises. Fantastic location. Didn’t see the owner at all. Easy check-in and super-easy check-out. Great AC, shower, and street parking perfect. Would definitely stay there again.

Stayed Jul 21, 2025Check in was easy, the perfect size for 1-2 people, quiet neighborhood and within walking distance to some local shops. It's hard to locate at night due to the minimal street lights in the neighborhood, but thanks to another reviewer I found the house number on the walkway stairs. If you are short or have mobility issues, getting into and out of the shower-tub can be quite a big step.

Stayed Jul 18, 2025Attractive place in great location, but we had problems. We had pre-arranged early check-in, but the unit was still dirty from the previous guest. Since we had dismissed our transportation, this left us stranded with luggage for 1.5 hours in 95 degree heat.The tub is an antique claw-foot - charming but inaccessible for Seniors like us. Certainly not ADA compliant.There is a coffee maker but we were told we had to buy our own decaf. Not very accommodating.Attractive, quiet space - but NOT for Seniors.Pix are how we found the unit when we entered.

Stayed Apr 11, 2025Beautiful area of Dallas and close proximity to restaurants and shopping. Property could use a little renovation especially the faucet on tub, slow ceiling fan, shower curtain and very loud bed springs. This property was not easy to find at night as house number is painted on step so not visible at all.

Stayed Apr 4, 2025We stayed at this property for a wedding. Check in process was easy and the instructions were clear. We had some issues with ants and the host was so kind and super responsive! Our only complaint is the space could use some upgrading there is some foundation settling which led to lots of gaps in the windows and we did have a lot of bugs entering. Of course we understand this is part of spring in Texas but the space could use a little TLC from a structural stand point and is just something to be aware of when staying here.

Stayed Nov 22, 2024We were in for a concert and it was my best friend of over 40 years and myself. We didn’t need anything other than a small space to sleep and get ready and this was absolutely perfect. It was so cute and the neighborhood was just a dream! Christmas lights everywhere and beautiful homes. Plenty of privacy, and we had everything we needed!

Stayed Nov 9, 2024We’ve never stayed in a guest house before so we were a little apprehensive. Our stay turned out to be wonderful. It was very private and quiet. The host texted me back immediately when I texted her and the neighborhood was nice. We walked to lower Greenville twice for dinner and dessert. All in all, great . Would recommend!

Stayed Oct 17, 2024I should have stayed at a hotel. I was very disappointed. The space was a converted garage space. There was no coffee maker. I never took off my shoes because the floor- which was concrete- was filthy. The towels left for use were old and overused. There wasn't anything plushy about it. I had to Uber even for coffee- The space was not convenient to M Street at all. It was not close to Bishop Art District at all.

Stayed Sep 29, 2024We went for the Texas state fair but found much more to do. The George Bush Presidential museum along with the JFK tour awesome. The guest house was clean, neat and nicely decorated. My only want would be to have a dresser to put my things in. The neighborhood was really nice we went walking in the evenings and they had a block party while we were there with music and a food truck. It was convenient to most everything we did. I will stay next trip.

Stayed Oct 4, 2024I would definitely stay here again. Access to Lower Greenville was fabulous and I loved the neighborhood with family’s out with kids and people exercising. The bed is sooooo comfortable and the shower strong! All the amenities I needed and pretty decorative touch made me feel at home.

Stayed Sep 20, 2024Just wanted to say that parking is on the street. I think i read previous reviews that said you could park in the garage or the driveway and on the table in the room there is a note that says please dont forget to turn in the garage door opener, but it is not an option and when i parked in the driveway to get my bags out of the car the owner reprimanded me harshly. So i apologize for my mistake there. The neighborhood is very lovely and safe. The walk from your car is very dark and down a long driveway that u have to walk in grass and mud if its raining fyi to get around owners car. The room is cute but small. Definitely only 1-2 people. Cement garage floor with a small area rug. The bed was comfortable. The towels smelled like mildew. I only saw one small beetle in the room. No spiders or webs. Clean. The shower/tub is high off the ground and you have to hop a little to get out. The ceramic handles are broken in multiple places. Overall it is just ok.
