This newly remodeled home offers comfortable accommodations for families or groups and is located on the first floor with direct access to the pool area.

The pool and outdoor common areas are shared with two other units located on the same property.

If you are traveling with a larger group, you may reserve all three units and enjoy the entire property privately.

Guest Access

Guests have private access to Unit #1.

The following areas are shared with guests staying in the other two units:

• Laundry room
• Outdoor common area

And of course… the beach is just a short walk away.

Important Notes
Pets

• Pet fee: $100 per pet (maximum 2 pets)
• Fee must be paid separately through Airbnb
• Only well-behaved pets are allowed
• Pets are not allowed on furniture, beds, or in the pool area
• Pet waste must be cleaned up
• Veterinary documentation must be provided before arrival

Failure to follow pet rules will result in a $250 fee.

Occupancy

• Standard occupancy: 6 guests
• Maximum occupancy: 8 guests

After the 6th guest, an additional fee of $30 per person per night applies.



Pool Heating

• $25 per day for pool heating

• Paid separately via Airbnb

You are responsible for the behavior and actions of your party that stays with you, as well as any visitors. Failure to follow the rules may result in fees, fines, deposit deductions, repair costs, attorney fees, court costs, or other related expenses, and may lead to immediate cancellation of your stay without refund.

Welcome to your stay at Nature View! This document serves as your Rental Agreement and Rules. By staying at this property, you agree to comply with all conditions outlined below to ensure a safe, enjoyable, and respectful experience for all guests.

CHECK-IN / CHECK-OUT

Check-In: 4:00 PM

Check-Out: 11:00 AM (sharp)

Please check in before 7:00 PM when possible. Late arrivals must be notified in advance.

Early check-in or late check-out is available by prior approval only and may require an additional fee. Unauthorized early/late use of the property is prohibited.

VISITORS & EVENTS

Visitors: All visitors and overnight guests must be approved in advance. You are responsible for their behavior.

Events: No parties, gatherings, or weddings allowed unless approved by management in writing. Unauthorized events may result in:

Reservation cancellation

Forfeiture of the security deposit

Additional fees: up to $5,000 or double the cost of the stay, whichever is greater

GUEST BEHAVIOR

Guests must act respectfully and courteously toward the property, neighbors, management, staff, and other guests.

Rude, obnoxious, or disrespectful behavior will not be tolerated.

Management reserves the right to cancel a reservation immediately without refund for inappropriate or disruptive behavior.

Guests must respect other staying guests at this property.

DAMAGES & REPAIRS

Report all damages immediately with photos and notes.

Minor wear and tear in the property is normal and already noted by management.

Guest-caused damages may result in deposit deductions.

Service calls caused by user error may incur a $75 fee.

Repairs

Repairs are performed by third-party professionals.

Repair times vary depending on availability.

Management will provide an estimated timeframe for repairs; guests are expected to remain patient.

POOL RULES

Pool is shared by all guests; keep the area clean.

No pets allowed in the pool.

No glass in or around the pool.

Children must be supervised at all times.

Do not adjust pool equipment.

Pick up your belongings (towels, toys, floats, drinks) after use.

No boomboxes, loud music, yelling, or screaming. Be respectful to other guests.

Pool Heater (Optional)

$20 per day if available; must be requested and paid in advance.

Heater is normally off April–October.

Report low water levels or unusual filtration noises immediately.

PETS

Maximum: 2 pets per reservation

Fee: $100 per pet

Proof of flea & tick treatment required

Pets must be leashed outdoors

Clean up after your pets

Pets are not allowed in the pool

TRASH & RECYCLING

Bins location: Right side of the house

Trash: Black/Grey/Green bins – must be bagged & tied

Recycling: Blue bins – paper, bottles, aluminum only; boxes flattened

Excess trash fee: $200

Pickup: Thursday morning before 8:00 AM (guests staying 5+ days must place bins)

SMOKING POLICY

No smoking of any kind anywhere on the property

Includes cigarettes, cigars, marijuana, vaping, and inhalation devices

Smoking remediation fee: $350 plus damages

No smoking on balconies

KITCHEN & COUNTERTOP CARE

Use cutting boards; no cutting directly on surfaces

Keep countertops clean

Do not jump, sit, or lay on countertops

No food in bedrooms

Use coasters for drinks

Dirty Dishes / Pans Fee

Dirty dishes/pans left in the sink: $35

BBQ GRILL

Must remain outside the pool area

Do not relocate

Replace empty propane tanks with full exchange tanks only (receipt required)

Clean grill after use or request professional cleaning: $50 fee

AIR CONDITIONING

Wall AC/split units in each room

Remote mounted by light switch

Lost remote fee: $175

Keep all doors closed to prevent AC failure

LAUNDRY RULES

Laundry on 1st floor, right by the stairs

Keep the laundry door closed

Use dryer only for towels/clothing

No hanging items on railings or balconies

Remove items promptly for other guests

No shoes/sneakers in washer or dryer

Shake out sand before washing

MUSIC & NOISE

No loud music at any time

No boomboxes, yelling, or screaming in shared areas

Be considerate of neighbors and other guests

Violations may result in reservation cancellation without refund

BEFORE DEPARTURE

Remove perishable food

Take out all trash (bagged & tied)

Load dishwasher & run it

Place towels in bathroom

Do not strip beds

Turn off lights

Lock all doors

Leave unit in good condition

Additional Fees:

Dirty dishes/pans left in sink: $35

Excessive cleaning required: Additional charges may apply

LIABILITY & INDEMNIFICATION

The Guest agrees that the Host, owners, and management shall not be liable for any injuries, accidents, loss, theft, or damage to persons or property occurring on or about the premises during the stay. The Guest assumes all responsibility for the safety and well-being of themselves, their party, and any visitors.

The Guest further agrees to indemnify, defend, and hold harmless the Host, owners, and management from any and all claims, demands, actions, damages, or liability, including attorney’s fees and court costs, arising from the Guest’s use of the property, its amenities, or any activities conducted on the premises.

This agreement shall be governed by the laws of the State of Florida, and any disputes shall be resolved in the courts of Lee County, Florida.
