A chandelier throws light onto a floral stained-glass window; one floor below, Clifton's coffee shops, restaurants, and parks start at your door. This second-floor 2-bedroom pairs high ceilings and vintage details with a rain shower, gas-range kitchen, wine fridge, in-unit laundry, and 750 Mbps wifi. Walk to The Dot Experience museum, Fork & Barrel, and several parks; drive 14 minutes to Churchill Downs, 8 to the Convention Center. Entry is a full staircase, no elevator. No pets, no smoking.

We're a mother-daughter team of two, and we're happy to help when needed.

Clifton is a historic neighborhood in eastern Louisville, about 4 miles from downtown. It's known for being highly walkable, a mix of high and low, old and new. Historic homes and old standbys, a new multi-million-dollar museum, green spaces, and local favorites are all reachable on foot from your door, which is also a short rideshare, drive, or bus ride from the major entertainment and employers Louisville offers.

ON FOOT — under 5 minutes
• Across the street: The Dot Experience, a new museum about the lives of people who are blind and low-vision, and the American Printing House for the Blind
• Clifton Park — playgrounds, courts, and picnic tables
• Coffee shops, bars, and restaurants including Fork & Barrel and its café Morning Fork, Witches Brew, and Mill Iron 4

ON FOOT — under 15 minutes
• Bingham Park — designed by Frederick Law Olmsted, now with basketball courts, playground, walking paths, and splashpad for kiddos
• Gallant Fox Brewing
• Beargrass Creek Greenway (trailhead near Ramen House)
• Waterfront Botanical Gardens

Getting in: Private entrance, up one full flight of stairs from street level. No elevator, and no step-free route into the unit — please plan for this if stairs are difficult, if you're travelling with a stroller, or if you have heavy luggage. The building is mixed-use, so you'll share the exterior door and stairwell with other residents and businesses.

Wifi: 750 Mbps fiber, included. Fast enough for two people on video calls at once.

Sharing the building: Two things we have to be firm about, because they're fire code and not house preference — keep the stairwell and the ADA ramps completely clear (no shoes, luggage, bikes, or trash), and never prop the exterior doors open. Beyond that, just keep it quiet in the shared areas at night. Your neighbors are lovely and we'd like to keep it that way.

One story above Clifton's food and shopping, in a building old enough to have a stained-glass window and updated enough to have a rain shower. Live like a local but explore like a tourist — walk out for coffee, walk back with groceries, and be at Churchill Downs in 14 minutes. Artwork, including several originals by Kentucky artists, throughout.

LIVING ROOM
The main living area manages to be open and cozy, with a chandelier that catches and reflects light to a small stained glass window. Kick up your feet on the plush sofa below, set your glass on the stone coffee table, and turn the 65 TV on its swivel to face the couch or the kitchen, whichever way the evening is going. Dial in your cinematic experience with the accompanying soundbar. There's a proper desk and chair with a task lamp, if you need to get an hour of work done — and 750 Mbps to do it on.

KITCHEN
If you manage to run out of restaurants in this foodie town or just want a night in, whip up a feast in this fully-equipped kitchen: gas stove, oven, wine fridge, refrigerated drawers, microwave, and dishwasher. Serve it up on the large natural stone counters. Kentucky's known for its thoroughbreds, but we've filled this kitchen with workhorses: pots, pans, Dutch oven, immersion blender, countertop ice maker, knives, cutting boards, and utensils, plus basic seasonings and olive oil. Can't read this before caffeinating Keurig for coffee and tea.

BEDROOMS
Each bedroom has a queen cooling-gel memory foam mattress, blinds plus curtains, a full closet with hangers, a six-drawer dresser, a luggage rack, and a 55 TV. The primary also has a full-length mirror.

BATHROOM
Whether you're going out or heading to work, find your best look in the mirror above a floating green vanity and between brass fixtures. At day's end, stand under the rain shower — rainfall head plus a handheld wand, behind full glass doors.

LAUNDRY
In-unit high-efficiency all-in-one washer-dryer, just off the living room.

You can do this trip without a car. The nearest TARC stop (Louisville's bus system) is under a block away, the Beargrass Creek Greenway is nearby for running or biking, and most of what people come to Louisville for is a 5–15 minute rideshare. Free street parking is there if you do drive.

Before you book, three things worth knowing:

1. Stairs required. The only entrance is up a full flight of stairs. There is no elevator and no step-free route into the unit.
2. No pets. Service animals excepted, as required by law.
3. No smoking, anywhere in the unit or in the building's shared areas — including vaping.

Free street parking on and around Frankfort Ave. — no permit or fee.

You share a building. This is a mixed-use property with other residents and businesses. Quiet in the stairwell and shared areas, especially after dark.

Instructions are in your digital guidebook, which you'll get before check-in, for wine fridges, high-efficiency washer, and refrigerated drawers.
