Thank you for considering our private walk-out basement guest suite with beautiful mountain views! Before hitting that book now button, pretty please read the ENTIRE listing. Yes, the whole thing! We promise it’s not War and Peace. We want you to be aware of the potential noise and other quirks so there are no surprises. We truly want your stay in Colorado Springs to be terrific from start to finish. Reading the entire is the secret to setting happy expectations and less stress for us both!

The Apartment: The guest suite is located in our walk-out basement. You will have a private entrance around the back of the house with a digital lock to check in at your convenience. There are NO shared spaces. Enjoy the mountain view through the large picture window or sit outside on the patio to watch the sunset behind Pikes Peak. There are two bedrooms with king size beds. One of the bedrooms has a convertible sofa and there is a portable foldable mattress for extra guests. It is suitable for a maximum of 4 adults and 2 children or 2 adults and 4 children. Plenty of blankets are provided. The kitchen includes granite countertops, a full fridge, two burner induction cooktop, microwave, crock pot, countertop oven, and compact dishwasher. There is NOT a full size oven/range. In the private bathroom, you will find a double sink and large shower.

Things to Note:

Potential Noise: We love hosting and want our guests to have a wonderful stay. As stated we live in the house above. We have very active children who play, run, and have lots of fun that can be heard in the listing at times. New insulation was installed in the ceiling to help cut down on the noise but you will hear us. If you are sensitive to upstairs noise this may not be the listing for you. Please understand that we do live here and we want our children to have a childhood where they can run and play as children should. The children do have a playroom on the 3rd floor where the toys are kept (this really helps cut down on noise) and do go to bed before 9:00 pm most nights. However, if you think the noise of our children playing will bother you we kindly ask that you choose another accommodation. It's not that we don't want to host you but we want you to have the best stay possible!

Dog: We also have a very friendly (with people) dog but the patio is fenced off. Please don’t feed him as we don’t want to encourage his visits. He doesn't like other dogs so please don't ask to bring a pet with you.

Temperature: There is one AC and heater for the entire home. The temperature is controlled by a Nest thermostat upstairs in our house. It can be significantly cooler downstairs. Please bring a sweater in case it is cold! There are also space heaters for your use and plenty of blankets. The fireplace is inoperable.

Washer/Dryer: There is a washer and dryer in the unit that you are welcome to use. Please note due to the plumbing when the washer drains it may back up into the shower. It won't overflow or anything but we do ask that you don't run the washer while taking a shower. (It won't hurt anything but we don't want you to be surprised!)

Parking: Please park on the street in front of our house. We have room for two cars maximum.

Yard Work: Please note we are in the process of updating our yard and building retaining walls. This will not affect your stay (your patio is private with a fence) but we want you to aware that you may see dirt piles or construction materials.

Location: Colorado Springs has no shortage of things to do! The apartment is centrally located with quick access to I-25, Academy Blvd and Woodmen Rd making it easy to get around town.

and Pro Rodeo Hall of Fame
•15-20 minutes to Garden of the Gods,
downtown, Old Colorado City, Glenn
Eyrie Castle, and Olympic Training
Center.
• 20-25 minutes to Manitou Springs ,
Cheyenne Mountain Zoo, Cave of the
Winds, and Manitou Cliff Dwellings.
• 25-30 minutes to entrance of Pikes
Peak, The North Pole, Green Mountain
Falls, and Woodland Park.

The apartment is also within walking distance to Pulpit Rock Park and Austin Bluffs open space. We highly recommend hiking up a moderately difficult trail to Pulpit Rock to take in the views. There are plenty of restaurants, shopping, and activities like mini-golf and a trampoline center nearby. Cottonwood Creek Trail that runs along Cottonwood Creek is close by as well.

Guest/Host Interaction: We live on the property but like to give guests their space. We keep to ourselves but are happy to assist if needed! Please send us a message right away if something does not meet your expectations and we will do our best to fix it right away. Our goal is that you have a peaceful relaxing stay.

    Beautiful view of Pikes Peak. Path to condo may be an issue for some. It is cold in the unit but they provide throws to snuggle in!!

    The basement was great for what we needed. A landing place after a fun day of adventures! The view of Pikes Peak from the living room and kitchen was stellar!! There were so many extra blankets provided and they were warm! We needed to use them because per the listing there is no central heating (and maybe even no AC for cooling as we are not sure since it was cooler and didn’t need AC we don’t know) and the space heater worked, but we needed more (from Texas ;)). They provide ear plugs which is a nice touch because if you are a light sleeper and sleep longer than 7.30am, just like in an apartment, you will hear people walking above you. Definitely not a deal breaker, but just something to plan for if you are a light sleeper. The welcome book gave great suggestions as we tried a couple of them. And check in and check out were a breeze. This was a GREAT place to stay and if we ever find ourselves back in Colorado Springs I would book again! If all else just to see that view!

    The hosts have thought of everything. There is a well stocked kitchen, toys and games, and plenty of extra blankets and pillows. We loved the gorgeous view of Pike’s Peak off the back patio. The unit was clean and comfortable and in a quiet neighborhood. Would recommend staying here!

    Came to visit adult son stationed in Colorado with the army. Had never been before and were looking forward to the experience. The view did not disappoint! Coming from the east coast, we were in awe of the mountains!

    We thoroughly enjoyed our stay at this property and would stay there again in the future if we head to Colorado Springs again. It felt very cozy and comfortable, and we loved that they had king-size beds in both bedrooms. The view was amazing, and we loved the covered patio where we could enjoy the beautiful surroundings. Highly recommend!

    The home is very cozy, cleanly and organized when you come in. Beautiful views from the patio and not very far from anywhere you would need to go in colorado springs. As stated in the description they talk about a little noise, the noise is a lot more than a little! Vacuuming upstairs would start at 630 am every morning and throughout the day if we were home it sounded like a WWE wrestling match with a whole arena upstairs from their children banging on the ground so much. From noon to 8pm every night was very very loud so if you stay here i would recommend having a lot of set plans to never be home. Other than that the host was very accommodating with anything we need and overall we thought the place other than the noise wasn’t to bad. I would just be aware it’s more than what seemed described to me before booking. I would put “NOISE ALL DAY FROM CHILDREN DONT BE HERE DURING DAYLIGHT HOURS.” There is no oven but laundry machines thankfully with laundry detergent so that was nice.

    I am picky, retired recently and a bit old fashioned. We were very pleased with the rental. I checked many places and came back to this one over and over. Exactly stated in the listing, there are little ones upstairs but we didn’t mind at all. The view was beautiful and parking was never a problem. You felt very safe and comfortable and this little getaway setting was perfect for us. The host was wonderful and checked on us a few times to make sure we had everything we needed. We will for sure come back. Close to many things a family can need and use.
