•No pets permitted. Due to owner allergies, animals are not allowed in this unit.

•Bringing an unauthorized pet will result in a $200 additional cleaning fee and may lead to cancellation of the reservation without refund.

[HOUSE RULES]
☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.

1. NO SMOKING
• Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
• Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community.
•A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.

2. PET POLICY
•No animals permitted in this unit due to owner allergies.
• Pet-friendly units are available — guests traveling with animals should not book this unit and may request assistance finding a suitable alternative.
• Unapproved animals are not permitted and may result in cancellation of the reservation without refund and/or a $200 additional cleaning fee.

3. PARKING PASS & KEYS
• One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25.
• Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
• Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
• Guests are responsible for all keys.
•$100 lockout fee | $50 lost key replacement fee
• Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.

4. STORM DOOR
• The storm door must be closed immediately when entering or exiting the unit.
• Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.

5. OCCUPANCY POLICY
• Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted.
•The base rate includes up to 2 guests. There is a $15/night fee for each additional guest.
•All guests (including children) must be included in the reservation prior to check-in.

6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.

7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.

8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.

9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

    Great place to stay, friendly atmosphere. Location idea to a lot of places to eat, just within walking distance. Will definitely keep this place in mind when going to the beach again.

    Adult daughter and I go to beach every year for my birthday. We usually go to Carolina Beach or Kure, but stayed here one other time but a different room. Loved the location, reasonable price, and quiet enjoyment. Will stay here again!

    My girls and I had a wonderful stay. The unit was as described! The beach was steps away and had everything we needed. One suggestion, would be to have a broom so guests could sweep up after ourselves..I felt so bad for leaving stuff on the ground. I will definitely come here again if we come to the area!

    Property was very clean and organized. They made very good use of the space and had everything we could need to have a comfortable stay. The check-in process was easy and they even text us to let us know that the room was ready a little early. I would recommend!

    We would stay here again. It was clean and as described. I would not try to have more than two people stay there, even if the others were kids because of the size and limited storage but it was fine for my husband and I.
