This pet friendly modern loft is beautifully decorated. Experience the heart of downtown and the Old City just minutes away from the loft. Explore Downtown Knoxville while staying in this rare, constructed loft. Designed for both beauty and comfort, and in a great district of the city. Featuring an outdoor patio, gas stove, washer/dryer, paid parking, and smart TV. The Old City is the best place to experience Knoxville culture. It is home to incredible local small businesses, restaurants, coffee shops, etc. Oli Bea, Old City Java, Barley`s Pizzeria, Pretentious Glass Company to name a few to try!

IMPORTANT: In the case of a reservation cancellation and a full refund must happen Halo withholds 10% of the total reservation amount for the processing fee.

*The street is residential, but since we are still downtown and near the interstate we cannot guarantee complete silence at all times & a train does pass occasionally. White noise sound machines are provided to help with the noise.
** The building does not have an elevator. Guests must climb stairs.

Halo Hospitality’s Rental Agreement Terms and Conditions apply. Upon booking, the renter will receive the Terms and Conditions and agree to review and sign. These terms will include, but are not limited to, the following:

GUEST VERIFICATION
Experienced guests with 5 or more positive reviews may request to be waived from this process, otherwise we do require all guests to complete an additional verification screen through our Guest Portal to ensure the safety and security of our community. This 60-second verification process must be completed within 48 hours of booking, or at least 2 hours prior to the check-in time if booking on the same day as check-in. You will be prompted to complete this process immediately after booking. This includes:


1) Providing a copy of your government-issued photo ID.
2) Photo Verification
3) Confirming your contact information & agreement to our Rental Terms and Conditions

Guests are responsible for any damages during their stay.
Before receiving check-in details, guests will choose one of two coverage options:
-A refundable damage deposit held on their credit card, released shortly after checkout if no damage is reported.
-A non-refundable damage waiver that covers minor accidental damages during the stay.

Guests who have questions about this process are encouraged to reach out prior to booking! The information is collected for screening and verification only and is not stored or used for any other purposes. We thank you for your cooperation. Guests who fail to complete our verification process within 48 hours of booking may be subject to cancellation.

HOUSE RULES
1) Guest Count: Please include the correct number of guests in your booking. Visitors outside the reservation are permitted under most circumstances, but we do require guests to request permission prior to having visitors.
2) Check-in: Please notify us once you have accessed the property. Please inspect and report any unsatisfactory conditions within 2 hours of check-in. Non-urgent issues reported after 9:00 pm will be promptly addressed the next day.
3) Noise Policy: Keep noise to a minimum after 10:00 PM to respect our neighbors and local community. We will contact you directly for any reported disturbances, prior to reporting any nuisances with local authorities.
4) Non-Smoking Policy: Smoking, vaping, and the use of e-cigarettes are not permitted within the property. Any violation, will result in a minimum $300 smoke remediation fee.
5) No Parties: Events and parties are strictly prohibited to maintain a peaceful environment. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities.
6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests.
a.If the property is labeled as “Pet-friendly”, pet’s are allowed at the expense of $50/night, up to $250. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation.
7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee up to $500 per occurrence will be applied for any rule violations related to pets, smoking, or parties.
8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels.
Security: Ensure all doors and windows are securely locked when not present.
9) Age: Guests must be 25 years or older to make a reservation.

Failure to comply with any of these policies may result in the immediate cancellation of your reservation without refund.

CANCELLATIONS
We adhere to the cancellation policy as outlined at the time of booking. Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events. Requests for cancellation outside of this policy will be directed to your travel insurance provider.

EARLY CHECK-IN`S & LATE CHECKOUT REQUESTS
1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is a small fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in.

2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule. Requests should be made at least 12 hours in advance of your check-out, and are subject to approval of our cleaning team, which may not be able to respond until the morning of your scheduled departure. We do have a late checkout fee of $25/hr.
The fee is paid through the guest portal link/Airbnb Resolution Center.

POLICY VIOLATIONS
1) Late check-out without prior approval will be charged at $50 per hour. We may remove occupants and their belongings from the property if unresponsive, or uncooperative.
2) Excessive Cleaning will be charged at $50 per hour. We will provide proper documentation and photo evidence of excessive cleaning required. This will be applied towards unexpected cleanup of spills, stains, bodily fluids, biohazardous materials, odor remediation, etc.
3) Damaged/Missing items will be charged at the replacement cost + Labor. We will provide proper documentation and photo evidence of any Damages or Missing Items.

REPORTING ISSUES
Please report any issues within 2 hours of check-in to allow us the opportunity to resolve them promptly. Non-urgent issues reported after 9:00 PM will be addressed the following day. We may not be able to resolve, or provide a resolution, to issues that are not reported in a timely manner, lack sufficient documentation, or do not provide us with enough time to respond effectively during your stay. We are here to help!

LOST & FOUND
Please ensure you have all your belongings before departure. Items left may be held up to one week at our local office for pickup, or can be shipped back at a minimum fee of $50. We are not responsible for locating left items.

    We truly enjoyed our stay in Knoxville. This condo was welcoming and well appointed. The location was perfect for our UTK Football Homecoming Weekend. The communication was super timely. Using the Halo check-in process was straightforward. (Used Halo’s “outside” site for check-in.) Check-in was easy. The condo was just as pictured. A few of the electric blinds were not working, but the host let us know before check-in. Our group of 3 found this place to be very walkable. We parked on the street and in the lot adjacent to the building with no problem. I would definitely stay here again. The only thing that I would mention is that there isn’t an elevator, but that fact wouldn’t stop me from renting this condo again.

    The location is great! Close proximity to shops/restaurants/bars in Old City and a short, easy walk to downtown. Trains do operate close by, but white noise machines are available for use if you’re a light sleeper. You do have to use stairs to the condo, which is on the third floor. I didn’t see that in the description, though I could have just missed it. Not a problem for us, just an fyi. The space has high quality appliances, is clean, well maintained, and very comfortable. Check-in and checkout were super easy. I would definitely stay again!

    Overall the property was nice, location is an 8 out of 10. Nice touches left with popcorn and m&m’s. Only complaint was the outside noise, especially the trains.

    Good location for event at Neyland Stadium, clean, quiet place, secure building. Really wanted early check-in and requested upon booking. Had high hopes the cleaning schedule could have been set up to accommodate. Would have even paid a fee to be able to check-in.

    Great stay. Apartment was clean, well thought out with everything you would need for your stay. Parking and acces was super easy. The only slight ding is the neighborhood is a bit shady but wouldn't stop me from staying here again.

    While relaxing at the flat, binging Paris Olympics, we were totally comfortable, and when we headed out for food and bev, the food and bev was a mere few minutes walk in several directions. Excellent spot for a weekend in inner Knoxville.
