Booking this property is a binding agreement. You authorize VRBO to charge fees for ANY rule violations.

Quiet Hours & Noise

Quiet hours are 10:00 PM – 8:00 AM.
No loud conversations, music, or noise after 10 PM.
If security is required to visit, a $350 security charge applies.

No partying or excessive noise at any time.
If a party occurs:
Guests will be required to vacate immediately with no refund
A $350 security fee will be charged

Registered Guests Only

• All guests must be present at check-in.
• No visitors are allowed at any time.
• Only guests listed on your reservation may enter the property.
• Maximum occupancy is 6 people.

If ANY person not listed on the reservation enters the premises:
• Reservation ends with no refund
• A $350 security fee will be charged


Check-Out Policy

Check-out time is 10:00 AM.

Authorized Late Check-Out:
All late checkout requests must be made via VRBO messaging only.
• Authorized in advance → $35 (until 11:30 AM)
• Authorized same day → $40 (until 11:30 AM)


Unauthorized Late Check-Out:
Staying past 10 AM without approval → $150 fee (until 11:30 AM)
Staying past 11:30 AM is trespassing
• You will be removed
• Your car may be towed
• You will be charged $350 per day (base rate) with no discounts

Staying past checkout does not award possession or tenancy.

Keys & Remotes
• Lost key → $50 replacement fee
• Lost or unreturned garage remote → $350 replacement fee


Noise Monitoring
A decibel monitor is installed for community safety and quiet enjoyment.
It does not record audio.

Tampering or unplugging → $200 reset fee


Security Cameras

The property includes:
• One Ring camera at the front door (facing outward)

No indoor cameras.

Tampering with cameras or Wi-Fi → $350 reset/inspection fee


No Smoking or Vaping

Absolutely no:

• Smoking
• Vaping
• Cannabis
• E-cigarettes
• Hookah

Anywhere on property, including balconies & landings

If smoking is detected:
• Immediate removal with no refund
• $500 smoke mitigation / deep cleaning fee

Tampering with smoke detectors → $350 reset/inspection fee


Pet Policy

One pet (dog or cat) is allowed only with prior approval and a $200 pet fee paid at booking.

Guests agree to ALL of the following:
• Pet may not be left unattended in the unit or balcony
• Pet must remain off furniture and bedding
• Pet must be curbed off property

Fees for violations:
• Pet on bed/sofa → $175 sterilization & cleaning fee
• Pet left unattended → $185 manager visit fee
• Unauthorized pet → $350 per pet + possible cancellation with no refund


Minors

Minors may not be left unattended:
• Inside the unit
• At the pool
• In the gym
• In any common area


Mail & Packages

No mail or packages may be delivered to the property.
Please use a PO Box or parcel locker.


Furniture
• Do not rearrange furniture.
• Do not bring air mattresses.

Damage from moving items will be charged.


Parking Rules

• One assigned parking space included.
• Additional street parking available.
• Guest assumes all liability for parking, towing, and compliance.
• Do not park in fire lanes, tandem spaces, or handicap spots without valid permit.

Lost garage remote → $350 replacement fee


Cleanliness

If the unit is left in an exceptionally messy condition:
• A $69 per hour additional cleaning fee will apply

Please remove shoes at the door.


No Open Flames
No candles, incense, or open flames of any kind.


Accidents / Liability
Host is not responsible for accidents, injuries, or illnesses during your stay.


Energy Use
Please turn off Portable fans, TV's, heat, electric stove, iron box, steamer, and all lights when leaving the unit.


Maintenance Access
Maintenance may need to enter for urgent issues.
We will always notify you, and a timely response is required.


Sleeping Arrangements Agreement
• By booking, you accept the unit’s size, layout, and sleeping arrangements.
• You agree not to leave a review complaining about size/sleeping configuration, as you accepted this at booking.


Locked Housekeeper Cabinets
Some cabinets are locked for housekeeping supplies.
They are not for guest access, even if they can be opened.


Check-Out Checklist

Before leaving, please ensure:

Security
• All doors & windows are locked.
• All keys/remotes returned in Lock-box (lost remote = $350 fee).

Trash & Valet Service (Very Important)
• Use the Valet Trash container ONLY (bags must be tied and placed inside the container).
• Set trash outside ONLY between 6 PM – 8 PM (Mon–Fri).
• Bring container back inside by 9:00 AM the following morning.
• No trash may be left outside at any other time.
• Boxes must be broken down before placing out.
• If you miss valet pickup, keep trash inside the unit until the next pickup window - DO NOT leave outside.
• Leaving trash outside of the valet window may result in a $25 per bag fine.
• Keep the valet container clean and in good condition.

Kitchen
• Wash dishes or load them into the dishwasher.
• Wipe counters and remove all food items.
• Turn off the electric stove, kettle, toaster, steamer, and any appliances.

Lights & Electronics
Turn off:
• All lights
• TVs
• A/C or heat
• Portable fans
• Iron or steamer

Bedding & Towels
• Leave all used towels in unit.
• Remove personal items from beds and living areas.

Cleanliness
• No open food or trash left out.
• Check all drawers, closets, and bathrooms for belongings.
• Dispose of any liquids, bottles, or containers that attract pests.
