Guest Access:

You’ll enjoy full access to this private second-floor apartment. Both building and unit doors feature secure keyless entry - codes are changed after every stay for your peace of mind. There are two other apartments located in the building, and you may pass by other guests briefly as all units share a common front exterior door, small foyer, and interior stairs leading to the individual unit doors. This is a common theme to most rowhomes located within the District.

Just minutes from downtown, this diverse, walkable neighborhood is packed with popular restaurants, cozy cafes, unique shops, and lively nightlife. Conveniently located just a 6-minute walk from the Columbia Heights Metro (Green/Yellow lines), this home offers a direct route to downtown DC in just a few stops. You're only a 10-minute drive from the heart of the city, with vibrant dining and nightlife on U Street and 14th Street just minutes away. Enjoy easy access to shopping favorites like Target, Giant, Starbucks, and more—all within an 8-minute walk. These rules are not designed to restrict you, but to maintain a safe, comfortable environment so you can fully enjoy the property and we can continue offering a high standard of hospitality. ️ LOCALS

Anyone who lives locally within the Capital region or surrounding areas must communicate with us prior to booking.

NO SMOKING

We are a completely smoke-free property. A $1,000 minimum fee will be charged if there is any sign of smoking on the premises, or if smoking is suspected and/or evidence is found using disclosed exterior security cameras.

NO PARTIES / NO UNAPPROVED GUESTS

No parties. No additional guests allowed unless approved by hosts. Violation of this rule will result in a minimum fine of $500 and termination of the reservation with all remaining nights paid forfeited.

NO ILLEGAL SUBSTANCES

No illegal substances allowed on the premises. Violation of this rule will result in a minimum fine of $500 and termination of the reservation with all remaining nights paid forfeited.

⚠️ NOISE MONITORING AND CAMERA DISCLOSURE

There are cameras on the exterior of the home. They are motion activated, record video and audio, and are active during reservations. There is also a decibel monitoring device located inside and outside the home. This is a smart device that measures decibel levels only and allows us to respond to loud and sustained volumes that may cause a disturbance. It does NOT record conversation or audio, it only measures decibel levels. This helps us to avoid unauthorized events / parties. Our goal is for our guests and neighbors to both have an enjoyable experience!

QUIET HOURS

10PM-8AM: You MUST keep noise to a minimum from 10pm to 8am every day of the week. Violation of this rule will result in a minimum fine of $500 and termination of the reservation with all remaining nights paid forfeited.

During quiet hours, the maximum allowable noise level is 60 dB outside and 75 dB inside.

At all hours, management reserves the right to determine whether guest activity is creating a disturbance to neighbors, tenants, or other guests. Sustained disturbances — whether or not they exceed numerical dB thresholds — shall constitute a violation of House Rules.

A reference for noise levels, measured in dB, is provided below for your awareness:

**50-60 dB - Normal conversation

**61-70 dB - Dinner party or loud TV

**71-80 dB - Party

**81-90 dB - Loud party

**91+ dB - Very loud party / amplified

    We primarily chose this home for the neighborhood and because on street parking passes were included. We needed something as close as possible to university for a first college move in to go smoothly, we could literally take a nice walk to her dorm building. The home was bright and inviting for our family of 6. We appreciated the necessities provided such as kitchen supplies, bath toiletries, board games and other little touches to make a stay feel like home. We were able to walk to Whole Foods with our little wagon for groceries, and cooked great meals often for breakfast and dinner. Our adult daughters walked to a fun night out on the town with friends, felt safe (but always stayed aware) and had a great time. We always found parking close by, at times right in front of the home. Parking is important in DC and thankfully we had no issues. As with any multiple unit dwelling, daily life could be heard at times mostly mornings but we were not at all bothered..we probably had to adjust our laughter and fun much more not to disturb anyone. I will say the hosts were awesome, I texted very late and got an immediate answer about parking, and they kept in contact to make sure our stay was flawless. If you are into having a TV in every room, this is not it ( we barely watch TV ) so for us one TV was perfect. In summary We had hot showers, cool AC, a clean stocked home, very comfortable beds, convenient parking, and a great vibrant neighborhood with awesome hosts. A

    It’s a lovely property which worked great for our family, from 2 year old grandson to grandfather. Small glitches with TV were sorted out quickly and helpfully by excellent hosts.

    We absolutely loved our stay. The place felt like home - without the mess.Location, while not in the most upscale beighborhood, was extremely convenient. Close to the netro, close to shopping and close to downtown.The 3 bedrooms were 3 legitimate rooms. Beds were super comfy and every conceivable smenity was provided.The host, Brian, was so quick to respondcregardless of when I messaged, thst I started to suspect he was a bot. Truly great service.We will definitely look this place up on our next visit to Washington.

    We enjoyed our stay here. The host is very responsive and that was appreciated. There is some noise you hear from the tenants above you but it was not intrusive and did not bother us. For us it was a non issue. The front bedroom does have more street noise if you are a light sleeper. There is a convenience store at the end of the street that was handy to pick up bottled water and such. Just a couple of minutes to walk there. We used the Metro often. It was about a 7 or 8 minute walk. It was also very convenient that Target is across the street from the Metro so we often stopped in there after sight seeing to pick up groceries if we decided to cook that night. Also on your walk back from the Metro you will pass Krispy Kreme donuts, Taco Bell, Chick Filet, a 7-11, and several street vendors selling food. It’s nicely decorated and they provide shampoo and body wash. The kitchen had everything we needed including some spices. Also included are paper towels, laundry soap, dish washer soap etc. The neighbor is mixed as is typical in urban living. Some of the brownstones are very nice. Some are not. But overall it is a safe area that I would recommend. We really enjoyed coming back to such a nice and comfortable place with 3 bedrooms and room to spread out. I would guess that it took about 10 minutes once on the Metro to get to the center part of the city for sight seeing. Overall I really liked it!

    Property management very attentive to needs and accommodating of requests. Place was clean, simply but elegantly furnished, homey. Loved the provision of nice toiletries, sheets, towels. I totally understand the reviews about the mattress! After a long day of exploring gorgeous DC, it was wonderful to come home to all this and rest on that bed. It was nice walking around the area and there were lots of places to eat/grab a bite nearby. The place made our trip memorable and comfortable. Would definitely recommend to any family and friend/s looking to visit DC.

    For a family of 5 with 3 teenagers, it was the perfect spot. The 3 bedrooms were perfect for our needs, nice kitchen to cook a dinner, and washer/dryer to wash our clothes prior to moving on to our next stop. They tried to think of everything including earplugs in case you needed them. I only heard the upstairs guests once I woke up and only at reasonable times, never disturbed our sleep. Walking distance to Target and Trader Joes. The owners checked in with us multiple times to make sure we were doing well. Only complaint was the check out time wasn't shared with us until the night before. Fortunately, we were planning on leaving at noon, so it wasn't too much trouble to pivot and be out by 11, but the clean up crew was there right at 11.

    We were in DC to celebrate our daughters college graduation and Mother’s Day. The location couldn’t have been better. Having the opportunity to bring the family together and have a resting place in between all activities was perfect. The home was carefully curated and provided all the conveniences you would need.
