This 16th Century Palazzo has among the most breath-taking views of the Grand Canal, a private water entrance that enables you to reach the house directly by water taxi (highly recommended!), the distinctive architectural features of the Piano Nobile, precious Venetian furnishings and paintings, while offering maximum comfort.



It is in the heart of the historical centre of Venice, close to San Tomà and the Rialto area, in the San Polo District, a truly authentic part of the city where you can experience fine Venetian dining and shopping in local artisans and artists ateliers.



It is complex to describe the beauty of this house: the atmosphere and the genuine Venetian hospitality is simply unique. The tall south facing windows on the Grand Canal confer to the house exceptional brightness. The perfectly preserved stuccoes and frescoes on the walls and ceilings portraying mythological scenes, the inimitable terrazzo flooring, the beautiful fabrics and precious art works confer a special charm, to the point that it feels like if a time machine brought you back in the Renaissance period.



The Serenissima can also be accessed by foot from the private courtyard on the rear of the property. The San Tomà Vaporetto stop (ferry) and the Traghetto (Gondola) are only 2 minutes’ walk from the house which enables you to cross the Grand Canal and reach the San Marco District in about 5 minutes.



The Serenissima apartment is located on the Second Noble Floor and it is laid out on about 500 square meters. You will be welcomed in the striking entrance hall that leads to the splendid and comfortably furnished living rooms with ample windows and full-length balcony on Grand Canal. We can arrange a delicious breakfast to be served (on request) in the elegant dining room. The owners are passionate hosts and can prepare a mouth-watering Italian lunch or dinner for you (must be planned in advance). This is pure indulgence in an idyllic setting! The kitchen is professionally equipped to the highest standard, there is a laundry room with a washer and dryer as well as a library room with Wi-Fi internet connection.



The north facing sleeping area is composed of four gracefully furnished double bedrooms, very comfortable and air-conditioned, serviced by two bathrooms, while a third gorgeous marble bathroom with bathtub is accessible from the living area. Please be aware that only the bedrooms are air-conditioned. The house is ideal for 6 guests but there is plenty of room for an extra couple if requested. Please consider that the precious furniture of the Serenisssima is delicate, therefore not recommended for children.



Additional Rules & Information



• A €400 security deposit is required by credit card at check-in for all guests, except for bookings made via Airbnb.



• Tourist Tax (€ 4 per person, per night) must be paid in cash at check-in for a maximum of 5 nights. Children aged 10–16 receive a 50% discount, while children under 10 are exempt.



• The number of guests, including children, must not exceed the apartment’s maximum occupancy stated on the apartment page



• Please inform us of your arrival time at least 4 days before check-in.



• Standard check-in is available from 14:00 to 20:00.



• Late check-in from 20:00 to 00:00 is available for an additional € 50 fee, payable in cash upon arrival.



• Check-in from 00:00 to 01:00 is available for a € 80 check-in fee, payable in cash upon arrival.



• No check-in is possible after 01:00 AM.



• Check-out time is 10:00 AM.



• Please contact us in advance if you would like to request an early luggage drop-off.



• After your booking is confirmed, you’ll receive an e-mail with our online check-in form. There, you can let us know your preferred bed setup (single or double beds). If no preference is selected, we’ll prepare the apartment according to the default setup shown on the form.



• Pets are allowed only with prior approval from the owner and require an additional fee of € 80 per stay. Please contact us before booking, as cancellations due to pet non-approval are not eligible for a refund.

From the moment we booked, communication was seamless – truly the best property manager we’ve ever encountered. Check-in and check-out were a breeze, making the entire process stress-free.The property itself felt like staying in a castle – full of history, charm, and character. The high ceilings and grand design added to the magical atmosphere. While the main areas were a bit warm on hot days (understandable given the historic nature), the bedrooms remained perfectly cool and comfortable throughout our stay.The location was mesmerizing, with beautiful surroundings and easy access to everything we wanted to explore. A special thank-you to the butler, who was incredibly helpful and attentive.Highly recommend this unique and luxurious stay – it was truly amazing!

    A remarkable place to stay. One of the best places I have ever stayed. Built in the 1500’s, and fully updated to 2020’s. The views directly on the Grand Canal were beautiful. The property is wonderful. Service was 100% helpful. Arranged water taxi from train station on arrival and water taxi to airport on departure. Loved our time!

    We simply loved this home! It was in a great location, quick boat rides to everywhere and pretty easy to walk even with little kids. Tons of cute coffee and pastry shops within minutes of walking, delicious restaurants close by and of course gelato! The view was incredible and the house was comfortable. The kitchen was large and there was a huge laundry room. The bedrooms were the only place with air conditioning and it worked very well there. It was quite warm in the rest of the flat but tolerable. Easy check in with a welcome snack and drink which was a very nice touch! The one exception to this place is the pillows are almost impossible to sleep on. They felt like a stack of hay flattened and roped together. Super uncomfortable and an easy fix for the owners so hopefully they fix that! Otherwise a wonderful experience!

    Loved our 8 days in this beautiful place right on the Grand Canal where we watched the Regatta from our balcony. New bed mattresses would definitely be an asset as well as pillows. Very well appointed kitchen. Konara the on site supervisor was excellent. Water pressure in showers is dismal… but the baths were great.

    My husband, friends, and I had a wonderful stay at this palazzo in Venice during Carnivale! Here's a brief summary of our experience in the palazzo. The good: -nice, quiet location in less touristy area -the morning light is bright & lovely in the sitting room -groceries, cafes/restaurants, and shopping are nearby -prominent vaparetto stop that runs late into the night -Anna, the property manager, was very kind and responsive to our questions and needs -Having daily housekeeping was great -Being on the Grand Canal was incredible! The not so good: -SUPER slippery floors/steps/rugs (several of us fell and got badly bruised) -Beds are big, but several were stiff and uncomfortable for side sleepers -The second set of steps leading up to the front door are steep and slick. We had to very gingerly walk down them and tightly hold the handrail. -There is no elevator, and getting luggage up the steps was an ordeal Other things to note are: -The San Polo church (Santa Maria Gloriosa dei Frari) has wonderful marble and paintings from famous Italian artists. -Most of the electrical outlets are old style 3-prong configuration. Bring your adaptors. -Getting to San Marco (or back again) takes a little more planning and effort. You will need a vaporetto, traghetto, or to cross the Rialto or Accademia bridge to get on the other side.

    There is not a more romantic or fairytale setting in Venice than Serenissima. Built in the 14th century, it has all of the charm of a late Middle Ages palace. Tall ceilings, beautiful chandeliers and furnishings, and all of the amenities —laundry room, maid service, etc. it is perfectly situated in the heart of the City on the Grand Canal with its own dock for water transportation. It was perfect. We can’t wait to come back.
