Hillcrest is one of San Diego's most trendy and fun neighborhoods with tons of great local coffee shops, restaurants, bars, and shopping. Centrally located, this is where the locals hang out.

Walking distance from everything Hillcrest has to offer but to venture further out, there are bus stops within a few blocks. If you have a car, there is close freeway access and a dedicated parking spot.

GENERAL
Standard check-in time is 4 PM and check-out is 10 AM. We thank you for not smoking and not bringing any pets onto the premises.

Please ensure that the total number of guests you specify in your booking is accurate, including all infants and babies of all ages, and let us know if that changes. We will only accommodate those guests specified and no more above and beyond that number, especially due to municipal codes regarding occupancy.

NOISE & GATHERINGS
Due to the residential nature of our neighborhood and out of respect for our neighbors, we have a strict policy against social gatherings or any other loud/disruptive activities, especially after 9pm. This also means no visitors (anyone not already accounted for in the booking and already staying here) at any time. Our property manager lives nearby and he’s had to ask guests to leave in the past for throwing parties.

OCCUPANCY
Please note the maximum occupancy and number of bedrooms specified in this listing. The maximum number of guests, including all infants and children, shall not exceed this number at all times.

SAFETY
There may be cameras present on the exterior of the property. Please see the listing for further details. Cameras must remain clear and not be tampered with or blocked in any way.

STAYS LONGER THAN 30 NIGHTS
The booking site does not have a mechanism for recurring charges, but as a benefit to both us and the guest, we do require a recurring cleaning of the unit to be scheduled once every 2-3 weeks at an additional cost equal to the original cleaning fee each time, and this would include cleaning of towels and linens. This is charged separately for each individual cleaning.

FURNISHINGS
Moving existing furniture out of the apartment or new furniture into it without consent of the host is strictly prohibited. Moving large furniture within the apartment from one room to another is also prohibited as our housekeeper may not be able to physically move it back once you depart.

PARKING
Parking details are specified in the Amenities section of this listing. If there is no reserved parking, please observe all posted parking restrictions when utilizing public parking.

TRASH & RECYCLING
Use blue bins for recycling, green bins for food waste, and black bins for everything else.

INFANTS & BABIES
If our space is listed as child-friendly, it’s because we’ve had many families with infants request to stay. While we’re happy to host those groups, please note that we do not provide cribs, pack and plays, or infant bedding, so plan accordingly if needed. However, if our space is listed as not suitable for children under 12, that means we are unable to accommodate young guests for safety or comfort reasons.

COPYRIGHT INFRINGEMENT
We are pleased to provide you with internet service during your stay. By utilizing our internet connection, you agree not to download, share or otherwise use others' copyrighted content, such as movies, music, computer games or television shows without proper authorization

OTHER
We understand that accidents happen. If anything breaks during your stay (e.g., a wine glass, photo frame, vase), please let us know right away so we can clean it properly for the next guest. We generally don’t charge for small items or decor, so don’t hesitate to reach out.

We trust your stay will be a pleasant one, and we would be grateful if you would consider leaving a positive review following your visit. Should any concerns arise during your stay, we encourage you to contact us directly so we can resolve them promptly.
Please note that, in line with Airbnb’s policy prohibiting compensation in exchange for reviews, any courtesy refunds will be issued 14 days after checkout.

If a guest violates these house rules, an incident management fee of up to $500 may be charged to cover the administrative time, travel, and effort required to investigate and resolve the issue. This fee is separate from any additional costs related to damages, extra cleaning, or penalties for specific violations.

CITY REGULATIONS
The City noise limits pursuant to Municipal Code sections 59.5.0401 and 59.5.0501, and remedies available to the City to address and enforce violations, including the issuance of individual administrative citations in an amount up to $1,000 to each guest and to the host. Upon a failure to vacate by the expiration of the occupancy term, guests may be deemed trespassers and may be subject to removal by relevant authorities Pursuant to Chapter 5, Article 1, Division 10 of the Municipal Code, if the police are called to address public peace, health, safety, or general welfare issues, guests may be responsible for the cost of the police response.

    Everything was perfect. Communication was excellent. The place was comfortable, clean, with thoughtful items throughout - coffee for each day, shampoo and conditioner, comfy beds, good A/C, well-lit. Great location. Zero complaints. Would happily stay again.

    Stayed nine nights. Nice linens, large spacious bedrooms, comfortable mattresses. All downhill from there. The apartment desperately needs a deep clean. There was build up of some type of dark brown substance around the baseboards in the kitchen and bathroom. Bathroom window was filthy. The couch upholstery is dirty and stained, the privacy blinds on the windows no longer work. Paint is peeling off on the dining room table. The listing omits key information. This apartment is a four plex... two units up and two down. This one is down & in the rear. The apt. back has a taller building with windows that look directly into the unit as well as an alley with trash bins . In the mornings there is also some noise from people walking above. The apartment complex is one block away from a very busy street & there is a hospital around the corner. It is almost never quiet. The kitchen is not adequately set up for any real cooking. Missing prep knives, ice cube trays, & decent, safe pans. The management team replaced pans right before we left. Didn't have time to use them. They did compensate us for the lack of cleanliness which was at least an effort. Cannot recommend.

    This is a downstairs unit of 4 that is in a fantastic location. Close to some amazing restaurants but far enough to be quiet. Has air conditioning, but we never used it as the cross breeze cooled off the place plenty. Internet was fast and easy, beds were clean and comfortable. The kitchen needs newer appliances and plates but we managed just fine and for the price, this place is a great value. one more thing, the owner was extremely responsive and friendly. I will definitely use these guys again.

    Little apartment, perfect for two people. Big comfy beds, nice kitchen (though did not use it). Overall clean, some places need a little extra, but very good in general. Fridge makes too much noise, property is close to a hospital, so there was a lot of noise at night, up to 11:30pm. Then very quiet until 9am. Upstairs neighbors make to much noise, moving around and dragging stuff, but I guess this is a regular house problem with apartments. Host was excellent with communication.

    We stayed in Hillcrest to be near our daughter, this place was nearby. It is spacious, clean and safe.The unit is comfortable and linens are great. We ate out most of the time, but had coffee there. Can't comment on kitchen equipment. TV worked great, easy access and great communication with the owners. It is a nice place. Comfy, not luxurious, but really functional and fun!

    We stayed for a week at the unit. The beds were comfy and linens quality. Access easy, and the management group very accessible. This place is down the street from my daughter who I was visiting. Close to great resturaunts, grocery, Balboa park and bike lanes. No issues. We didn’t cook there at all, just made coffee and ate out. So I can’t talk to the kitchen supplies. Woukd book this again if I wanted to stay in Hillcrest.
