This is a nice property, professionally managed, in a great central location. As a professionally managed spot, it’s rather impersonal, but not a problem. The central location is fantastic, a short walk to many attractions. Plenty of space and lots of beds. Unfortunately, despite the presence of air conditioning units throughout the apartment (and in the photos), we were told there is no air conditioning, perhaps broken or perhaps they don’t want the cost. We were told it was not allowed, but most other units in the building had visible A/C machinery. The temperature in Bologna in early June was already above 90 degrees F. At night, we could open the windows and get a nice breeze, but all but one bedroom face the very busy street where people were very active and noisy well into the early morning. In fairness, the listing doesn’t claim A/C, but Ibhad checked all the photos that showed the interior A/C units and assumed we were fine. So, with that strong caveat for the summer season, this is otherwise a very well located spacious option for groups of 6 people or so. Be warned if your considering summer travel, the heat was rough, but at other times of year I’d recommend it without reservation.

We met Mattia at the apartment to check in early and leave bags. It was very generous of Mattia to allow us to do this. During check in she told us if it rains we may have an issue with hot water, but to text her through WhatsApp and she would send over someone to fix it. Well it did rain and we had no hot water. In addition, the “4th bedroom” is a small study with a pull out sofa bed which was not made up for us nor were sheets left for us to make it up. We discovered the bed issue right after lunch when we came back to the apartment to unpack. When we messaged Mattia regarding the issue we heard nothing until the following day. At first she said she would send someone with sheets. Later she said they would not be able to come because of the rain. She also said she would send a technician for the hot water. A later text said he could not come because of the rain. Upon our check out she sent a message that she was sending a technician out, but they could not repair the hot water until the rain stopped. There was a leak at the hot water heater in the bathroom and water was all over the floor as well. In addition the apartment needed some repairs and updating. pieces of furniture were broken cobwebs were evident and areas could use a fresh coat of paint. Whit a little care this could be a top rated rental. But as it is today, I can only grade it a tired old C-
