✦ Important Information

>>By attending the property, you agree to the terms of the Short-Term Rental Agreement, which will be sent for signing at the time of booking.
>>Guests must provide a copy of their ID (front and back) and a selfie photo for security and insurance purposes.
>>For reservations made within 3 days of arrival, we require guests to provide a selfie while holding the credit card used for the booking as an added security measure. This helps us verify the validity of the reservation and protect against fraudulent transactions.
>>A security deposit (bond) is required and will be authorised separately.
Strict no loud noise, parties, or events. Quiet hours are from 9:00 pm onwards. Breaches may result in eviction.
>>No schoolies or toolies permitted.

>>The property hosts up to 6 adults comfortably. Larger families/groups may be considered upon request — please contact us in advance.
>>If more than 6 adults are booked without prior approval, and no response is received to our requests within 30 days of check-in, the booking will be cancelled with no refund.

>>Parking is limited: maximum of 1 car.
>>Special requests ( ie extra bedding) must be made 48 hours in advance.
>>Last-minute requests incur a $100 setup fee (minimum 2 hours’ notice required).
>>Same-Day Booking Policy: Bookings must be made before 6:00 pm. Bookings after this time must be cancelled within 1 hour for a refund, otherwise the first night will be charged with no access.
>>Bins must be placed out for collection on the correct night. (Yellow recycling bins are collected every second week.)
>>This is a non-smoking property. Any cigarette butts found will result in forfeiture of the bond.
>>Neighbour complaints = immediate removal or cancellation of booking
>>Accidental/deliberate damage will incur repair or replacement charges.
>>Guests must leave the property in a clean condition and return furniture to original positions or additional fees apply.

>>Guests are liable for all costs from breaches or damages. Security staff may inspect the property if issues arise.
>>Unauthorised guests: Bond forfeited + immediate eviction.
>>Parties / functions / gatherings: loss of Bond plus an additional $3,000 fine + booking terminated with no refund.
>>Smoking: $1,000 “Smoke Damage” cleaning fee.
>>Security call-outs:
>>>>>>1st call-out: $250
>>>>>>2nd call-out: $500 + immediate eviction.
>>Neighbour complaints / police involvement: Bond forfeited + $3,000 fine.

There is a strict no pets on any beds and furniture policy at the property. Any damage or extra cleaning will apply further charges.
>>Pets (where allowed) require prior approval: $37 per pet, per night (max 2 pets).
>>No pets on furniture, no excessive barking/shedding
>> We need to know the breed, age and size of the pets, and the type of pet.
Pets must not cause danger, damage, nuisance, noise, health hazard or soil inside the house.
Pets cannot be left alone in the house.
You are responsible for any mess or damage your pet leaves behind or injury to another person.
If you arrive at the property with a pet without prior permission you will be asked to leave without any refund or reimbursement.
All dog waste must be cleaned up from the backyard before departure. Failure to do so will result in a $200 cleaning fee.

    The location was perfect (close to the city), and the view was great! The amenities at the complex were fantastic as well. The apartment itself was well provided for and having air conditioning and fans made our stay very comfortable. If there were any negatives, it would only be that when we arrived, the air conditioning wasn't put on and the temperature inside the apartment was around 30 degrees (a bit stifling)! However, once the air conditioner was running for an hour or so, it quickly cooled down. We also discovered that one of the garage remotes wasn't working (needed a new battery). One other suggestion that would help in future would be to provide paper towels near the barbeque so that it would be easier to clean it up after using it. All in all though, it was a wonderful place to stay and we thoroughly enjoyed our stay. We would definately return again!

    This property was exactly what we needed for our family stay for a 10 day sporting event with two teenagers and mum and dad! It was clean and spacious and while both kids had their own room, just be mindful one bedroom had no robe as such and was probably more akin to a study/media room on the plan. But it was fine. Beds were comfortable and most things were available. With teh exception of a couple more wine glasses and a little more cutlery, everything we needed was there. Property managers made our arrival easy, ensuring the air con was on and a bottle of wine welcomed us. The view from the apartment was excellent and there was plenty nearby. The carpark was great and well located to lifts and the building lifts were probably the most efficient we've experienced anywhere. While we had two key fobs for security/lift access, it would have been good to have an additional one or two to facilitate kids getting up to pool etc when we were out working or travelling with the other child. Washing machine was great. The only issue was the flick mixers in the showers and kitchen sink. Either they have not been installed correctly or have worn out and require adjustment....exceptionally hot water unless set right to the cold side. The Gym and BBQ areas were also great to have at hand. First world problem I know, but easy to fix. We would definitely be back here to stay, the whole building had a lovely feel about it and local resident were polite and welcoming.

    Checking in delayed due to incorrect codes, but communication rectified fairly quickly. Property was well equipped & clean. Sliding doors fully retracted & opened up the space to the balcony creating bright airy entertaining. Chair stuck in the corner with note saying it was broken not appropriate which resulted in limited comfortable seating. Overall good property.

    We notified the host immediately that there was no hot water pressure and we were unable to take hot showers. They requested a video which we sent. Building manager said they had seen this in other units and gave host the number of an experienced plumber to fix the issue. Host said the recommended plumber was too expensive and sent someone else. Their plumber said it was an issue with the building. So we still had no hot water for showers. Building said this was completely untrue and the problem was the inexperienced plumber. Host told me “no one else has complained” and refused to fix the issue. I spent hours going back and forth, threatening to dispute the charge, and so finally they sent their plumber back to replace the valve, which is what they should have done in the first place, which fixed the issue after 4 days of no hot water. I told them that they owed me compensation for the 4 days with no usable hot water, and they refused and said I was ungrateful because other hosts wouldn't have fixed it at all.

    My family and I had a wonderful stay, the place was beautiful, clean and cozy! It was conveniently located, close to cafes, supermarket and public transport. The hosts were easy and friendly to communicate with. Would stay again!

    Overall our stay was good. The condo had a great view of the city and was just as it’s pictured online. The unit was clean except for the bed coverings. They were very worn and stained. My biggest complaint would be the lack of communication before arriving. I sent 2 messages through VRBO and left a voicemail which all went unanswered. We received 2 emails before arriving. One was to sign the lease agreement and the other one said we may ask you some additional questions about your stay. I assumed if the additional information was needed it would have been requested. Only to find out the information was needed before sending us check in instructions. If the email had been worded clearly about needing the information I would have gladly provided it. In addition the check in instructions on where to find the keys weren’t clear either. Thankfully someone who lived at the building was able to show us. If the communication had been clear and concise I would have given a 5 star review.
