Located in the very center of the Latin Quarter, close to the famous Panthéon, charming Place de la Contrescarpe, Sorbonne University, Saint Germain and the gorgeous Luxembourg gardens, this apartment offers a unique opportunity:

• It is an exceptional deal: the apartment was designed with extra care to comfortably sleep up to 6 guests (2 queen beds and a comfortable sofa bed).

• The apt is located in a stone building constructed in the 1800s. It is on the 2ndfloor and offers a nice view above the square. The building was fully refurbished and redesigned by an architect in 2016. Two other similar apartments are available in the building in addition to the two extra ones of same area designed for 4 guests (including a sofa bed).

The owners have preserved the traditional French apartment style with the beautifully exposed wooden beams. The apartment is super functional. They have also preserved the elegant French terra cotta tiled floor with a variation of colour and thickness in certain parts of the apartment. This floor style dates back to around 150 years, if not more, and is of great historical significance.

The apt location is a perfect base to visit Paris: based in the heart of the old Paris, in the Latin Quarter, facing Notre Dame, it is a very lively area.

Walk to “Rue Mouffetard” & “place de la Contrescarpe” to have an outside dinner, stroll in the nearby and beautiful “Jardin du Luxembourg”, “Jardin des Plantes” or “Arenes de Lutece”, visit the trendy Ile Saint Louis, Notre-Dame Cathedral, the Cluny Museum of Medieval Arts, the Pantheon, the Sorbonne university, le “Paradis Latin” Cabaret and the Saint Germain area. They are all steps away.

Stroll along the banks of the Seine, enjoy a drink on one of the many barges or dance Tango in the “Tino Rossi” square in summer before going to the Marais where are the best clothes shops of Paris. All at walking distance.

It stands 10 minutes by subway to most interesting Paris locations AND is a very charming area to be appreciated after a whole day shopping and walking through museums. One finds plenty of restaurants, shops, cinemas and many nearby cultural sites to visit.

Right down the building are located many shops, restaurants, bakeries, delies and more. We advise to try “Les Pipos” restaurant, typical traditional French food.

More about the apartment…

On entering the apartment, one is greeted by a small corridor that serves the bathroom to the right, and leads to the living room area.

To take advantage of the light and volume, the architect has designed a great concept:

• During the day, opening the 2 sliding doors create a unique large living space with two windows above the square. The light coming from both windows make the whole area most welcoming and spacious

• During the night, guests can profit from 3 separate, private sleeping areas.
The Living room offers a large double glazed window that bathes it in natural light. It opens on the charming Place de L’Ecole Polytechnique which offers various terraces. No building blocks the view: it is open on the Rue de la Montagne Sainte Genevieve, and the famous and beautiful courtyard of the Ecole Polytechnique (host to many international conferences of researchers).

The living room offers a comfortable sofa bed and a center table, chair and lights. Wall is decorated with frames. The TV is fixed above the kitchen bar a convenient location to watch it from the sofa bed.

On the right of the sofa is located an open kitchen bar with stools. It is integrated into the living area and gives an impression of openness. The kitchen is fully equipped for preparing simple meals.

The bedroom with sliding doors offers a high quality queen size bed, a large closet and a large window on the square. Obviously complete privacy may be obtained by sliding the doors.

Through the kitchen, one can access the second bedroom. This bedroom also offers a very good quality queen size bed with closet, a mini office table and a window that overlooks the building courtyard. Once again it is furnished with quality equipment and decorated with frame.

The bathroom located at the entrance, is fully tiled and modernly decorated. It offers a large semi-enclosed shower, a vanity area and a toilette.

We are willing to share the fact that the building is an ancient building built in the 18th century. It is not possible to had an elevator. The stairs are narrow. Therefore, we believe the rental is better adapted to guests who used and fit to climb stairs. One will note that the high number of 5 stars review makes the apt a highly appreciated place.

For information : As a bonus, Phone calls to land lines in France, and to US, Canada and Australia are generally free. It is also true for more than 50 countries. Moreover, calls to cell phones to specific countries (often US & Canada) may also be free. Ask us for detail as it may vary with time and policies of operators. WIFI is free and available in the entire apartment.

We enjoyed our stay at this property. The location was perfect with a cafe/ bar just beneath it. There are plenty of restaurants & a small super market within a 2 minute walk. Notre Dame is within walking distance. The apartment itself was clean & had everything we needed for our party of four. The check-in process was easy with very detailed instructions. The shared laundry room was convenient so you can pack light. The host was very responsive with any questions we had.I would definitely recommend to others.

The access to get into the apartment and directions were very clear. What was not stated in the listing is the access of spiral staircase with narrow stairs to get to the apartment on the third floor. It was extremely difficult to manage getting suitcases up that spiral staircase. We could not open any windows at night when it was warm in the apartment due to cigarette smoke coming from the restaurants below. The sofa mattress was incredibly uncomfortable and not suitable for an adult. Thank goodness for you providing fans in the apartment as that was able to help cool us off. Every time we stepped out of the apartment the corridor smelled horrible due to the common trash location. This is definitely not suitable for aging adults due to the accessibility and management of a spiral staircase.

Thus apartment was just as it is shown on the listing. The location is superb, walking distance to so many iconic Paris locations. There are great restaurants, bars, pharmacies, food stores, butcher shops, cheese shops and fabulous bakeries just steps beyond the front door! It is equipped with all the basics you need to prepare light meals if you choose to do so. It is a walk up and the stairs get a little narrow in places, but overall it’s easy to access once you get your luggage up! I highly recommend it and will definitely rebook for our next Paris stay.

We really enjoyed our stay at Jean-Noel's apartment. It was very clean and suited our family of three perfectly. I highly recommend it. The restaurants/bars below the apartment are a little bit lively on the weekends at night, so if you're a light sleeper you may want to pack ear plugs.

Size: As can be expected in a major European city, the property was very small. I would not say that it is suitable for 6 people due to bath room size and the need for 2 to stay on the pull out couch with no private space or storage. Building Access: The instructions that are emailed are very detailed with photographs. However, arriving at night while the Terraces are in full swing is not recommended. We arrived late and it was already dark, that made our arrival stressful. Once in the door, you now have to get the key out of the mailbox and then get in through the gate. Next you have to manage your luggage up a very tight winding staircase with shallow steps. I do not recommend this for elderly people or people with mobility issues. Building Location: The location itself is fantastic. Not as busy as some other areas in Paris. Easy access to transportation. Great restaurants, fresh markets, patisseries, bulongeries & grocery stores. It is walking distance to Notre Dame, Eglise Saint-Ettienne, Pantheon & Luxembourg Gardens and more. However it is above 3 outdoor Terraces that are very loud until the wee hours of the morning. The apartment was hot, yet at night we could not have the windows open because of the noise and smoke coming up from the terraces below. If you go at a time that is not summer the terraces may not be an issue.Communication: Excellent! Overall I would recommend the flat, just be informed as to the challenges you may have with this property.

This was a lovely property albeit a little loud. The bars downstairs did not ever seem to close up. Other than that, the location was fantastic. It is very walkable and in close proximity to the metro and lots of restaurants. While most Vrbos provide what you need for your stay, this one specifically is offering a place to sleep. There was only enough toilet paper for the first night. While this was a surprise, there is a lovely market just a few meters away. Overall, a great trip!

We enjoyed our stay here. Like many others have said, there is a bar located right below and it can be noisy, but with the windows closed you can barely hear the people downstairs. Also like many others have said, the stairs to the unit are narrow and uneven - if you have lots of luggage, I could see it being difficult. We loved the location of the apartment - walking distance to so many things. Apartment was clean and well equipped. Great communication, any questions we had were answered right away. Laundry was a big plus!

My daughter and I stayed in this apartment for a long weekend in Paris and had a wonderful time. The location is fantastic—just a few minutes’ walk from Notre Dame—and the building sits above a couple of lively bars and restaurants, which added great weekend energy and made it easy to find a good drink or bite to eat.The apartment itself was clean, comfortable, and thoughtfully appointed. The building is older with classic circular stairs, which add charm but could be a bit tricky for those with mobility issues or oversized luggage. As with many Paris buildings, the walls are a bit thin, so it’s important to be mindful of neighbors—especially in the evenings—and we recommend removing high heels indoors to keep things quiet. We loved the location, the vibe, and the space. Highly recommend!

Wonderful place to stay in Paris. Quite large by Paris standards. Steps from multiple restaurants and bars. Excellent communication with property manager Jean-Paul. Situated above two restaurants but noise level never a problem with windows closed in May. Summer may be different as I don’t think unit has AC just a heater. Would recommend and stay again, perhaps not in summer time though.

Our family of 5 with kids ages 9, 12 and 15 really enjoyed staying in the Latin Quarter. The apartment is very convenient to the metro and walkable to the Pantheon, the Seine and Notre Dame. We even walked to the Marais for a longer stroll. The beds are decent and the water pressure in the shower is amazing. The water heater is small so showers must be very quick. The space is a bit crowded with the sofa bed open and no couch to sit on - it would be ideal for a family of four or two couples but we managed just fine. 6 adults would be too cramped I think. The cafes below are bustling at all hours - we loved this atmosphere and had no problem sleeping with the windows closed in April when it was cool and the fans were sufficient. I can see how the cafe noise (and cigarette smoke) might be an issue in the summer when the windows would likely need to be open to sleep. The laundry is a bit of a challenge as it’s not in the unit. One flight down, so not a big deal, but there are others using it so we had to wait and the dryer can take hours. Otherwise, the apartment was clean and bright , with huge lovely windows in the front rooms. There are cafes everywhere. This place gave us a more local experience, which is exactly what we wanted. The checkin process is a little involved with the key but once we figured it out it was fine. The stairs are extremely narrow for luggage and not suitable for anyone with mobility issues. Overall we would highly recommend.

Working with Jean Noel was so easy. His instructions to check in and out make staying here a breeze. The apartment was super clean and had everything we needed. Very comfortable beds too. The location is superbe. It is located on top of a grouping of brasseries that are filled with hard-working owners, who prepare delicious food, for its many clients. Yes, there was some noise, but nothing a little white noise wouldn’t quickly drown out. The neighborhood was very central to some of Paris’ best landmarks. Great walking location, with a metro close by. Felt very, very safe in this charming neighborhood. Great stay!

Our family enjoyed our week-long stay in March 2025. Check-in and check-out was straightforward, and the apartment was spacious. The building felt safe and secure. Beds were comfortable, although the pillows were too small. Kitchen stools and the living room couch showed signs of wear and tear, and should be replaced soon.

… or anyone who cares about quiet or has mobility concerns. 37 uneven stairs on poorly lit staircase. Great location if it weren’t above 4 gathering spots for locals and usually noisy until 2 AM or later. The shower is great and best feature but be careful of scalding water temp. Kitchen definitely not for fixing meals. Property manager responsive. This place could be ok for a short stay But definitely not the 2 weeks of my stay.

We had a lovely stay in Cozy 2 apartment. The location is excellent--nice neighborhood and easy walk to lots of attractions and the Metro. The apartment has a nice layout and good closet space for unpacking. The check-in instructions were very detailed and made for an easy arrival. There are plates and utensils, making breakfast and snacks easy to arrange. We had two concerns with the apartment. One is the noise that can be heard from the front bedroom. Please note the back bedroom (also a queen bed) is very quiet. The front bedroom, however, faces the street, and street noise can be heard. This was in February, even with the windows and shades/curtain fully closed. The noise was especially loud on Saturday night. If you are someone who will be out until 2 or 3 am, this will not be a problem. But if you would like to go to sleep before that, be advised you will hear noise. We also heard sounds (ex, garbage truck) in the early morning as well. If you are using the pull out bed, note that the living room where that is located also faces the street. The other issue was with a smell in the bathroom. The toilet had a smell, almost like it hadn't been cleaned in a while. When we arrived over a weekend, they weren't able to do anything until Monday. They offered to send over a service technician, but we asked to have cleaning/bowl smell inserts left instead. The management was responsive, and it wasn't too disruptive of a smell. Despite these issues, it was an enjoyable stay.

6 of us in total with a 13 year old, two 10 year olds and a under 1 year old, this space served us well! Great location among many restaurants and not far from train station. Given that it is situated right above lively bars with young adults, the noise and smoke was sometimes difficult with young ones. Overall, we were happy! Thank you!

The location is pretty good; metro/buses to major attractions are about 10 min walk away. As mentioned in the reviews, it's a tight climb up the stairs to the apartment, but nothing surprising in Paris. The laundry room (which I didn't see detailed in the check-in materials) is just down the stairs, has a full-size washer and dryer, and is spacious compared to what I'd expect in a European city. We could easily do our family's laundry; a great amenity! One big issue for us - there are 3 bar/restaurants on the ground floor. The building corridors smell like cigarette smoke. Additionally, as mentioned in reviews, the windows work well to block out noise when they're closed, but expect loud chatter and cigarette smoke until 2am if it's hot and they're open.

The apartment itself was good for our family. The stairs are incredibly tight and steep. They are very difficult to manage with luggage. The cafe downstairs is very loud at night until the wee hours of the morning and forces you to close the windows which resulted in the apartment being very hot. Two fans were provided, but a third was definitely needed.

Great location, easy to get to all modes of transportation (metro, bus, etc), and plenty of great cafes within walking distance. Apartment was as described. It was a hot week in Paris so the apartment was hot and loud all night since we couldn’t close the windows. But we knew this was a possibility from the description so we rolled with it. Overall a great place and would definitely stay here again.
