A highlight of The Olive tree is the balcony experience. It is a lovely spot for morning coffee, evening drinks, and taking in the view over the green surroundings, the River Soar, and city lights in the distance. You may even spot boats passing along the river.

Entry and access
Self check-in via code and key safe, with private entrance access through the building.

Guests have exclusive use of the entire apartment, including the private balcony.

Fully equipped kitchen with full-size appliances and cooking essentials including oven, hob/stove, microwave, fridge/refrigerator, dishwasher, and cookware. You will also find helpful extras such as a coffee maker, kettle, toaster, dishes and silverware, and wine glasses, plus a dining space at the breakfast bar and a dining table.

Bedroom
King-size bed, wall-mounted TV, and direct balcony access. Room-darkening shades and extra pillows/blankets are provided for added comfort.

Bathroom
Modern bathroom with a bathtub and a separate shower. You will also find toiletries including shampoo, body soap, conditioner, and shower gel.

Balcony
Large private balcony with outdoor seating, outdoor furniture, and an outdoor dining area—ideal for relaxing with the river and skyline as your backdrop.

Laundry and comfort features
Washer and dryer, heating, hair dryer, iron, hangers, and cleaning products are included for an easy stay.

You are on Bath Lane by West Bridge and St Nicholas Circle, right on the edge of Leicester city centre in the Abbey ward. This puts you in a convenient spot for exploring on foot: many central sights, shops, and restaurants are walkable, and the riverside setting means you can start your day with a peaceful walk along the River Soar before diving into the city.

For shopping, head into town for Highcross and the surrounding streets. Leicester’s historic core is also close by, including Leicester Cathedral and the King Richard III Visitor Centre in the city centre.

On foot: many central sights, shops, and restaurants are walkable from near St Nicholas Circle and West Bridge.

Public transport: frequent buses from nearby stops around St Nicholas Circle/West Bridge for easy trips across the city.

Train: Leicester Railway Station is about 1.3 km away

Airport: East Midlands Airport is around 24.8 km away; direct bus options typically take around 50–60 minutes depending on service and traffic.

Driving: secure on-site parking is included (within the premises), which is especially useful for arriving by car or planning day trips.

Booking Policy
Full payment is due 30 days before arrival and will be automatically charged to the card on file.
If payment fails, it must be completed within 24 hours or the booking will be cancelled.
Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Guests are not required to pay a damage deposit in advance. However, we reserve the right to charge up to two hundred pounds per stay to the card on file in the event of any damage.
Upsells such as early check‑in, late check‑out, and add‑on packages are available to enhance your stay. Please note that all upsells are non‑refundable once booked.



Cancellation Policy
Full refund if cancelled 30 or more days before arrival.
Fifty percent refund if cancelled fourteen to thirty days before arrival.
No refund if cancelled within fourteen days of arrival.
